The Privacy S101 is a completed low-rise Pruksa condominium in the residential stretch of Sukhumvit 101, Bang Chak. The development consists of two eight-storey residential buildings on roughly three rai of land, with 383 units used as the primary registry figure. It is not a station-top development, but it is still positioned within practical reach of the Sukhumvit Line, with about 450 metres stated to Punnawithi BTS. That gives the project a different feel from the high-rise towers immediately on Sukhumvit Road. Buyers can inspect the actual grounds, pool, circulation, noise levels, management and the exact unit before committing rather than buying against a construction promise.

The scheme is built around two buildings and a connected set of shared spaces. It includes the main pool, an additional water zone, workout areas, common lounges, co-creative space, vertical greenery, a rooftop garden and a sky jogging track. The point is not simply that the amenity list is long. It explains how the development was designed: residents are given several places to work, exercise or spend time outside their apartment while the buildings themselves stay at eight storeys. This is still not a boutique project in the strict sense; 383 apartments create a meaningful resident population, so lift traffic, parking pressure and the way common areas are managed matter in day-to-day use.

The residential product falls into three useful bands: one-bedroom units at roughly 26.00–30.83 sqm, larger one-bedroom-plus layouts at about 35.29–36.60 sqm, and two-bedroom homes at about 45.19–57.40 sqm. That range covers a solo resident, a couple, and buyers who need a second room for a child, guests or home working. Secondary-market ads sometimes use different labels for similar layouts, and online databases do not always reproduce the same ranges. A buyer should therefore compare the actual registered floor plan, unit number and title documents rather than relying on the label attached to an online listing.

Parking deserves a practical check. The project publishes a ratio of about 43% and two passenger lifts per building. For a household that intends to keep one or two cars, the relevant question is not only the percentage but how spaces are allocated, whether double parking is used, how guest vehicles are handled and what the evening occupancy feels like. For car-light households, the transport proposition is stronger: Punnawithi BTS is stated at about 450 metres and the project also has a shuttle. Different maps and portals publish slightly different walking distances, so the sensible test is to walk the real route at the times you expect to commute.

The location works because it combines the Sukhumvit Line with a substantial employment and service cluster in eastern Bangkok. True Digital Park is roughly 670 metres away, Anglo Singapore International School about 550 metres, Convent of the Holy Infant Jesus School around 400 metres, BITEC about 2.3 km and the Chalerm Mahanakorn Expressway around 2.5 km. From Punnawithi, the BTS gives a direct ride towards On Nut, Phra Khanong, Ekkamai, Thong Lo and central Bangkok. At street level, however, Sukhumvit 101 is a long residential soi, so the daily experience depends on traffic, heat, the exact walking route and whether the household mixes rail travel with driving.

In 2026 there are effectively two markets inside the same project. One is residual developer inventory, including a final oversized two-bedroom unit of 54.46 sqm marketed at a special THB 4.99M closeout price. The other is the established resale market with units offered by multiple owners. The bottom of the resale asking range is much lower than the final large two-bedroom, but those numbers are not like-for-like. Size, floor, view, furniture, condition, quota status and seller motivation all change the price. The useful approach is to pick the unit type first and compare competing listings within that same bracket.

For a foreign buyer, the legal structure is much clearer than it would be for a landed house or villa: this is a registered condominium. Thai law allows foreigners to hold condominium units as freehold owners within the statutory foreign quota, capped at 49% of the aggregate unit area in the building. The project itself is a freehold condominium, but that does not make every individual resale unit automatically transferable to a foreign buyer. Units on the secondary market can carry different quota status. Before paying a deposit, the buyer should obtain confirmation of foreign-quota availability from the condominium juristic person and verify the seller's title for that exact unit.

The main factual limitation is that major databases do not agree on two historical details. Primary project material uses 383 units, while some large databases show 394. Some sources date completion to January 2021 and others to 2022. The building is clearly complete and operating, but the year conflict cannot be resolved confidently enough to turn either date into a definitive registry fact. The record therefore keeps only the completed status. For a buyer today, the current condition, management and documents matter more than the one-year discrepancy, but the conflict should remain visible.

Ownership format

The condominium is offered on a freehold basis. A foreign buyer can register a unit in their own name within the statutory foreign-ownership quota of up to 49% of the aggregate unit area; the quota status of the selected unit must be verified before purchase.
