A 2015 completion date gives a buyer something an off-plan project cannot: the actual house can be inspected. Pool equipment, roof and drainage, electrical systems, plumbing, air-conditioning, moisture, garden condition and previous alterations are all visible or testable before a decision is made. FazWaz places Mabprachan Lake about 1.5 km from the project, while Hipflat gives the address as Pornprapanimit Road, Pong, Bang Lamung, Chon Buri 20150. This is an inland residential setting rather than a walk-to-the-beach proposition. The relevant location test is therefore practical: how the specific house works for school runs, work, shopping and regular trips toward central Pattaya or the coast. A route check at the times the buyer will actually travel is more useful than a generic statement that the area is 'convenient'.

The main unresolved project-level point is the developer identity. FazWaz and KaiBaanThai both show the developer as unavailable, and broader searches did not produce a reliable primary source naming the original project company. For a completed resale house, that gap does not prevent due diligence, but it changes what matters. The buyer should focus on the current owner, land title, registered encumbrances, building ownership evidence, any estate-management obligations and the real recurring costs. Listing U1171838 states a Chanote title and Thai land ownership for that particular villa; another villa in the same six-home estate still needs its own title and ownership file checked.

The THB 18.5M and THB 19.5M homes should not be ranked by a simple price-per-square-metre comparison. FazWaz separates 300 sqm of indoor area from a 572 sqm plot for U1171838, while the Dot Property advert presents a single 510 sqm figure for the four-bedroom house without the same breakdown. Plot size, renovation age, pool condition, furniture, equipment and building systems can also differ. A sensible comparison starts by putting both homes on the same factual basis: house and land plans, an inventory of what stays with the sale, records of major repairs, and a current inspection. Only then does the headline asking price become meaningfully comparable.

Public sources do not provide a reliable project-level operating budget. FazWaz leaves the common-area fee blank for U1171838, and no verified estate fee schedule was found elsewhere. A private pool, garden and large detached house still carry recurring maintenance costs, but those costs belong to the individual property and its service arrangements. The advertised THB 135,000 monthly rent for the three-bedroom villa is evidence of a long-term rental asking price, not evidence of achieved occupancy or net yield.
