The important follow-up is to establish whether the selected property is remaining developer-linked stock or an owner resale, because the seller and handover package may differ.
Only eight homes
An eight-villa scheme feels materially different from a large estate. Shared facilities are limited and the lifestyle value is concentrated in each private home: pool, garden, parking and substantial indoor space. It is a better fit for buyers who want private residential space than for those looking for a resort-style amenity programme.

Current inventory is centred on four-bedroom villas with published indoor areas around 403.81–429.14 sqm. That is enough space for full-time family use, guests or a home office. The lowest public project-level sale anchor found on 25 August 2026 is THB 13.99M, while many live offers sit above that level. Availability, seller status and included specification still need a live check.
About the project
Baan Mae Bibury Phase 2 is a small completed pool-villa community in Nong Prue, East Pattaya. The practical story is straightforward: the main project databases converge on eight homes, Madcha Land Development Co., Ltd. as developer, and completion in May 2025. That puts it in a very different buying category from an off-plan villa launch. Buyers can inspect finished houses, compare actual condition and furniture, and see how the private pool, garden and parking work in real life. At the same time, a completed boutique project quickly becomes a mixed market: some advertised homes may still be developer-linked stock while others are owner resales. The seller, title position and included fit-out therefore matter as much as the project name. Phase 2 should also be kept separate from the earlier BaanMae Bibury development. The earlier project is indexed with three-bedroom Type A and Type B villas, while Phase 2 is currently dominated by four-bedroom homes and has its own 2025 completion record. The similar branding makes cross-listing errors easy, so prices and floor plans from the first scheme should not be carried into this dossier without a direct Phase 2 reference.
The houses are large by Pattaya villa standards. Current sale and rental listings show four bedrooms and roughly 403.81 to 429.14 square metres of indoor space, with bathroom counts varying from four to six. Some live listings also disclose plots in the low-to-high 500 square metre range. Private pools, garden areas, terraces and covered parking recur across the inventory. This is therefore closer to a full-time family house with substantial indoor and outdoor space than to a compact holiday villa. The data, however, is not perfectly standardized. A project-level sales sheet presents A5 and A2 layouts at about 403–404 square metres with five bathrooms, while marketplace listings include 429.14-square-metre homes and different bathroom counts. That may reflect alternative measurements, modified homes, or simply inconsistent listing templates. The safest way to compare two properties is to use the house plan, land title and measured building area for the specific lot rather than assuming every Phase 2 villa shares one published size. A lower price can be meaningful only after the buyer knows what physical area and fit-out it actually buys.

The eight-home scale is one of the project's clearest characteristics. It offers a more intimate residential environment than a large gated estate, but the trade-off is that buyers should not assume a long list of shared resort facilities. The consistently documented communal features are 24-hour security, CCTV and parking. Most of the lifestyle value sits inside each private property: the pool, garden, living areas and parking arrangement. That changes the ownership checklist. Pool systems, air-conditioning, garden care, furniture, appliances and any owner-installed upgrades become important operating items, especially on a resale home. Completion in 2025 is helpful because those details can be inspected rather than imagined from a brochure. It also means two homes in the same project can already differ in condition and specification. A sensible comparison should therefore look beyond headline asking price to the actual furniture package, maintenance history, pool equipment, external finishes and any post-completion modifications. For a buyer who wants a turnkey house, that due diligence can matter more than small differences between advertised floor areas.
The project sits inland in Nong Prue, around Thung Klom–Tan Man 18 Road in East Pattaya. This is not a beach-walkability address. It suits a car-based daily routine and buyers who prioritize house size, privacy and private outdoor space over being in the tourist core. The administrative location is Bang Lamung, Chon Buri, and marketplace profiles commonly use the Huai Yai side of East Pattaya as a nearby reference point. For permanent residents, the location can work well if schools, work and regular shopping are on the eastern side of the city, but the real test is the household's own route pattern. A family with school runs has a different definition of convenience from a buyer using the villa only on weekends. The project coordinates and full road address are therefore more useful than broad phrases such as 'quiet but close to the city.' Before purchase, it is worth driving the approach at normal commuting times and checking access to the specific plot after heavy rain. Distances in a surrounding-area module should be generated from the verified project point rather than manually estimated in the project copy.
As of 25 August 2026, Phase 2 no longer reads like a single developer price sheet. One current project-level sales page advertises a starting point of THB 13.99 million for a four-bedroom configuration, while other market pages show many visible homes from about THB 15.55 million upward. Those figures should not be averaged. They can represent different plots, furnishings, sellers, update dates and ownership situations. For the registry, THB 13.99 million is therefore treated only as the lowest public market anchor found on the verification date. It is not a promise that an available house can still be bought at that number. A live quote should confirm the exact lot, seller, furniture list, transfer structure and what is included in the asking price. On a completed project, a cheaper listing can also reflect a different fit-out or a seller's urgency rather than a different 'official' project price. Buyers should compare like with like: same ownership structure, similar land area, comparable internal specification and the same level of furnishing before drawing conclusions from the headline number.
For a non-Thai buyer, land law is the key boundary. Public project pages label the tenure as freehold, but that description should not be read as automatic personal freehold ownership of the underlying land by a foreign individual. Thai law generally restricts foreign land ownership, subject to narrow statutory exceptions. Some current resale advertising mentions a Thai-company ownership structure for particular villas. That is a fact about those advertisements, not a recommendation and not a substitute for legal due diligence. A foreign buyer needs to see the land title, current registered landowner, building documentation and the exact transfer structure for the selected house. Where a registered land lease and separate building rights are used, the lease term, renewal mechanics and building ownership need to exist in the legal documents rather than in sales copy. The publicly accessible Phase 2 materials reviewed for this dossier do not provide one definitive foreign-buyer structure that applies to every home. This should be resolved before a reservation or deposit, because the legal route can materially change both control of the asset and the documents required at transfer.
