Why this project is worth a look
Only eight homes
The development is small enough that the decision is primarily about a specific house and plot rather than a position in a large estate. That can suit buyers who prefer a quieter, more private setting. It also means the project should not be valued as if it came with the scale of shared amenities found in a much larger gated community.
Large private programme
Current units reach roughly 492 sqm with four bedrooms, and a meaningful share of the space is devoted to private leisure: pool, entertainment areas and rooftop use. That makes the format relevant to both extended-family stays and group rentals. Type A and Type B are not identical, so the exact floor plan matters more than the headline bedroom count.
Rental use is visible
Individual villas are already being offered on hospitality platforms and in the long-term rental market. That gives a buyer something tangible to audit: operating condition, guest configuration, management execution and actual records. Asking rents and advertised return programmes are still not the same as net owner income.
Contract before yield
Public sources disagree on the return percentage, programme length, buy-back language and payment milestones. An investment buyer therefore needs to focus on the obligor, the payout formula, management costs, termination rights and resale treatment before treating any advertised percentage as part of the asset’s economics.
About the project
The Pool Space Villa is a boutique development of eight detached private-pool villas in Huai Yai, on the inland side of Pattaya. It is not built like a large master-planned estate where the clubhouse and shared amenities carry much of the value. Here, the product is concentrated inside each house: four bedrooms, a large living area, a private pool, entertainment space and a rooftop zone. The project’s own marketing also positions the villas for group stays and rental use. That distinction matters for a buyer. The house itself can be assessed on tangible fundamentals — the plot, built-up area, layout, fit-out, access and condition — while any rental-management or return programme should be treated as a separate contract. The physical product is relatively easy to verify; the financial promises are where the public material becomes inconsistent.
Scale is one of the defining features. Multiple current project profiles converge on eight villas and describe three-storey detached homes in two configurations, Type A and Type B. Published built-up areas for current stock run from 465.79 to 492.11 square metres. That is a substantial amount of house for a four-bedroom programme, partly because the design allocates space to leisure rather than only conventional bedrooms and living rooms. The rooftop is intended to function as another usable zone, and the pool sits directly off the main living area. For an owner who prefers a small development, the limited number of neighbours can be attractive. The trade-off is equally clear: this is not a community where a major clubhouse, extensive sports facilities or a large landscaped common area should be the core buying argument. The villas are consistently described as four-bedroom homes, but the detailed plan data needs to be read with care. The project website presents four bedrooms and five bathrooms as its standard configuration. Current listings show Type A units at 465.79–466.79 sqm and a Type B unit at 492.11 sqm. One major portal labels Type B as four bedrooms and four bathrooms, while other material shows five bathrooms. Rather than forcing those records into one number, the dossier leaves the Type B bathroom count open. For a property designed around family groups and holiday guests, the exact bathroom arrangement is commercially relevant: circulation, privacy, the relationship between bedrooms and entertainment areas, and how guests reach the pool and rooftop can materially change both owner use and rental practicality.
Fit-out is a major part of the proposition. The official website says the villas are sold fully furnished and shows an open-plan living room opening towards the private pool, a fitted kitchen, a mineral-water pool system, rooftop space and a garage. Independent project pages add a jacuzzi, pool table, karaoke and security features. More importantly, hospitality listings now show individual houses within The Pool Space operating as short-stay villas, with house numbers in the 26/369–26/370 range. That does not prove a particular investment return, but it does show that the rental-use concept is not purely theoretical. A buyer can inspect an operating product and ask for real management records rather than relying only on a brochure. The included furniture and equipment should still be checked villa by villa, especially where a house has already been in guest use.
There is still active sale inventory in 2026. The project website continues to advertise a starting price of THB 18.9 million, while current market pages around early September 2026 show individual villas at roughly THB 18.9–19.0 million at the lower end and up to about THB 21.8 million for other configurations. In an eight-home project, a headline starting price can quickly become less meaningful than the exact plot and house available. Rental listings are also live: long-term asking rents around THB 140,000–150,000 per month appeared during 2026, alongside short-stay operation on hospitality platforms. Those numbers should be read only as evidence of current asking supply. They are not achieved rent, net owner income or occupancy data, and this dossier does not convert them into a yield without actual operating statements and expense records.
The legal counterparty deserves closer scrutiny than the branding alone suggests. Project-linked material and a current brokerage profile attribute the development to Arktech Property, and a Thai company database records ARKTECH PROPERTY CO., LTD. as an active company incorporated in 2023. The main The Pool Space website, however, does not name the legal seller or developer entity in its public copy. Nor did the public material reviewed for this dossier provide the land title or a complete foreign-buyer ownership package. A project page states that freehold is proposed for Thai nationals or a Thai company and that foreign buyers can use leasehold. For a foreign purchaser, that makes the land documentation central to the transaction: the title, landowner, registered lease term, renewal wording, succession provisions and the document establishing ownership of the building all need to be checked rather than inferred from a portal label saying “freehold.”
The return programme is the least reliable part of the public information set. The official site advertises 7% per year for 5–10 years, while other project pages describe different percentages, contract periods, profit-sharing structures and a possible buy-back mechanism. Payment schedules are also inconsistent. FazWaz shows a THB 200,000 reservation deposit, THB 300,000 on contract, a 20% down payment and 80% at handover; Keller Henson shows THB 200,000 booking with a 35/65 structure, while narrative text on the same page mentions a 30% deposit and progress instalments. Those contradictions are too material to smooth over. No guaranteed return, buy-back promise or payment schedule is treated here as a verified project term. The sensible way to assess The Pool Space is to begin with the villa you can physically inspect and the legal rights you can document, then decide whether the current management contract adds value once its obligor, calculation method, costs and exit terms are clear.

Ownership format
Project material describes leasehold land tenure for foreign buyers. Direct personal ownership of the land is not the standard foreign-buyer route in Thailand; the lease term, renewals, building ownership and land title must be checked in the transaction documents.
