Why this project is worth a look
Low-density scale
Fifty-one homes across a site described at about 28 rai gives PATTA Riverine a relatively small resident base. That can mean less internal traffic and a more private feel than a mass-market estate, but it also makes estate management more consequential: security, landscaping and clubhouse costs are shared by fewer owners. The maintenance budget and community rules deserve the same attention as the house itself.
Real layout choice
The step from Vale to Sirine is substantial, not a superficial bedroom upgrade. Buyers can move from a 285 sqm single-storey home to 360 sqm or 470 sqm two-storey family houses, then to a 787 sqm flagship with staff accommodation and four-car parking. That range makes it possible to choose around household operations rather than simply buying the largest floor plan the budget allows.
East Pattaya logic
The Mabprachan–Pong setting works best for buyers who deliberately want low-rise East Pattaya, access to schools and golf, and road connectivity. It is not a substitute for beachfront or central-city walkability. For a car-based household the trade can be attractive; for a buyer who wants to live on foot, the same location will feel inconvenient regardless of the size of the house.
Amenities with purpose
A 20-metre pool, children's water area, gym, sauna, ice bath, basketball space, running loops and landscaped common areas give residents reasons to use the estate beyond driving through its gate. That is particularly relevant in a detached-house community, where shared amenities can reduce the need to build every leisure function into the private plot. Delivery and operating details should still be checked while construction is ongoing.
Visible price ladder
Public listings expose several points on the price ladder rather than only a vague 'price on request' entry. The range starts around THB 13.13 million and extends above THB 30 million for Sirine. The conflicting Lucent prices and pool wording are useful warnings, however: the meaningful number is the all-in price for a named plot and specification, not the cheapest headline attached to a house type.
About the project
PATTA Riverine is a 51-home gated development in the Mabprachan–Pong side of East Pattaya. Its proposition is straightforward: detached houses on their own plots, several parking spaces and far more internal room than a typical city apartment. Public material identifies four house designs — Vale, Mirage, Lucent and Sirine — spanning roughly 285 to 787 sqm of usable area and three to five bedrooms. The estate is described as occupying about 28 rai, which keeps the number of homes relatively low for the overall site. That matters because the value case here is not a skyline view or a short walk to the beach. Buyers are paying for private space, a quieter residential setting and the ability to run family life from a house rather than a tower.
The four designs are meaningfully different rather than cosmetic upgrades of one floor plan. Vale is the compact end of the range: a single-storey, three-bedroom house with 285 sqm of usable area and a brochure minimum land size of 456 sqm. Mirage moves to two floors, four bedrooms and five bathrooms, with two living rooms, storage and three parking spaces within 360 sqm. Lucent grows to 470 sqm and adds a maid's room, while Sirine is a much larger proposition at 787 sqm with five bedrooms, seven bathrooms, a multipurpose room, two maid's rooms and four parking spaces. A household choosing between them should therefore look beyond the bedroom count and ask how many cars, work-from-home rooms, guests, live-in staff and separate living zones it genuinely needs.

Mabprachan is part of the decision, not a background detail. The project sits on the eastern side of Pattaya around Soi Mapprachan 1, with road connections towards Highway 36 and the wider Chon Buri–Pattaya network. This side of the city is known for low-rise housing, international schools and golf rather than beachfront walkability. For a family that wants a quieter base and already expects to drive, that can be a positive trade. For someone who wants to step outside and walk to cafés, the beach or a dense entertainment district, it is the wrong product. PATTA Riverine should be judged as a car-oriented residential address with access to Pattaya, not as an urban Pattaya location.
The shared amenities are more substantial than a token clubhouse. Across the project material and independent profiles, the recurring list includes a clubhouse, fitness room, children's areas, a half basketball court, landscaped linear park and running loops of about 600 metres and 1 kilometre. Water and recovery facilities are also described: a roughly 20-metre communal pool, a covered children's pool, a shallow lounge section, sauna and ice bath. In an estate of detached houses, those facilities are useful because they provide somewhere to exercise and socialise without consuming more private plot area. The caveat is timing: this is still a new development, so buyers should compare the promised amenity schedule with the final contract specification and the actual construction programme.
As of August 2026, the sensible way to treat PATTA Riverine is as a new-build purchase with delivery risk, not completed stock. PATTA promoted the project through preview events in 2026. Several property sources give Q4 2027 as the expected completion period, while FazWaz describes construction as under way. At the same time, one project page labels the development completed and some agent material points to 2028. Those contradictions are too large to gloss over. Q4 2027 is the strongest repeated current date, but a buyer should rely on the completion clause for the chosen plot, including any permitted delay and remedies, rather than a portal badge or launch presentation.
Current public asking prices place the entry point at about THB 13.13 million for Vale. Mirage appears around THB 13.7 million and Sirine around THB 30.42 million. Lucent is a good example of why listing prices need context: live sources show roughly THB 18.17 million and THB 18.70 million for the same named house type. The difference may reflect plot size, package, update timing or simply unsynchronised broker data; there is no defensible reason to average it. The useful comparison is the developer's current availability sheet for specific plot numbers, together with land size, included pool specification, finishes and payment terms. That is where the real cost of one house becomes comparable with another.
Foreign ownership needs more care here than it would in a condominium. Thai law generally prevents a foreign individual from registering land directly in their own name. Listings for PATTA Riverine frequently show Thai ownership, while FazWaz labels the project as long-term leasehold. We did not find a public project document that clearly sets out the foreign-buyer structure, the land lease term, registration mechanics, building ownership or the land title for each plot. That means neither outright foreign land ownership nor a universal lease formula should be assumed. A foreign buyer should review the actual reservation and sale/lease documents before paying a meaningful deposit and establish exactly which rights are registered, for how long and against which plot.
There is also an unresolved specification issue around private pools. Some project profiles describe all 51 homes as pool villas, and the marketing plans visually show pools. A current Vale listing, however, says a private pool can be added subject to developer conditions, while the brochure notes that Vale's stated 285 sqm usable area excludes the pool. These statements can coexist only if packages differ, but the public material does not make that distinction clear enough. The safest way to buy is to work from the specification of the exact house: plot number, land area, pool, landscaping, appliances, furniture, mechanical systems and any upgrades. That turns the headline starting price into a real, contractable purchase rather than a marketing baseline.

Ownership format
Public listings present the houses under Thai land ownership. A foreign buyer generally cannot register the land in their own name; any specific to the project long lease of the land and/or separate ownership of the building must be confirmed in the contract before reservation.
Home types & sizes
The only single-storey design in the range and the clearest entry point into the project. The brochure gives 285 sqm of usable area, a minimum 456 sqm plot, living room, kitchen, dining area, pantry, laundry and two parking spaces. It suits a household that values one-level living more than extra formal rooms. Private-pool inclusion is not described consistently across current sources, so it needs plot-specific confirmation.
A two-storey four-bedroom house with two living rooms, kitchen, dining area, storage, laundry and three parking spaces. The brochure minimum plot is 360.4 sqm, close to the stated 360 sqm usable house area, so the site plan and actual outdoor space matter more than the headline land figure alone. Mirage is a full family layout without the staff and multipurpose space of the larger designs.
Lucent keeps four bedrooms but adds operational space: two living rooms, a foyer, kitchen and dining zones, storage, a maid's room and three parking spaces. The brochure minimum plot is 475.2 sqm. It is the more useful step-up for a family that needs service and common areas rather than an extra bedroom. Current public asking prices for Lucent conflict, so no single type price is treated as definitive here.
The flagship two-storey house: five bedrooms, seven bathrooms, two living rooms, a multipurpose room, kitchen, dining, storage, two maid's rooms and four parking spaces. The brochure minimum land size is 840 sqm. Sirine makes the most sense for a large household, frequent guests or live-in staff; otherwise a substantial amount of the 787 sqm may become expensive space to maintain rather than space that changes daily life.
The 285, 360, 470 and 787 sqm figures are published usable-house areas from the project brochure and live listings, not stated net internal areas. The land figures are minimum plot sizes for each design; an available plot may be larger. For Vale, the brochure explicitly says the pool is excluded from the 285 sqm usable-area figure, while public sources disagree on whether a private pool itself is included in the base house package.
