Why this project is worth a look
Six home formats
The same community contains link houses, shophouses and four levels of detached villa. A buyer can compare not only bedroom count but also use, plot size, storeys, parking and privacy. The range stretches from a relatively compact family house to an official flagship design of more than 600 sqm.
Home plus business
Tiara Shophouse and, on a smaller scale, Tiara Link support a layout where the ground floor can serve as a shop, office or client-facing area while upper levels remain residential. This can suit an owner-operator, but permitted use, signage, parking and operating hours must be checked for the particular property.
An existing community
Completed homes are already marketed for rent and resale. Buyers can inspect the real street, construction quality, surrounding houses, common areas and noise rather than judging the project only from renderings. Completion does not mean uniform condition, however; every individual home still needs its own technical and legal review.
Large family layouts
Even the official Tiara Link design provides four bedrooms, while the larger villas provide six or seven. Multiple floors, numerous bathrooms, terraces and parking can support extended households, multigenerational living and home offices. The trade-off is a larger budget for furnishing, cooling, repairs and ongoing maintenance.
Southern positioning
Kampong Samnanh sits in Takhmao on the southern side of the metropolitan area. The location may be practical for households whose work, relatives or business are already oriented toward this corridor. It should be tested against real daily routes rather than promotional drive times to the airport or a shopping centre.
About the project
The ML Tiara is a low-rise development in Kampong Samnanh, Takhmao City, Kandal Province. It brings detached villas, more compact family houses, link houses and four-storey shophouses into one planned community. The project therefore works better as a choice between several property formats than as a single standard housing product. Official material identifies six series: Tiara Queen, Tiara Prince A, Tiara Prince B, Tiara Single, Tiara Shophouse and Tiara Link. The developer describes a site of more than 15 hectares. Completed houses are already offered for sale and rent, while two property platforms report January 2022 as the project completion date. Buyers can consequently assess an existing home, its street, neighbours and physical condition rather than relying only on an off-plan promise.
ML Mongkul Realty Co., Ltd. developed the project. The relationship is supported beyond the company’s own website: Realestate.com.kh names ML Mongkul Realty as the developer, and CAM Realty describes ML Tiara as a community developed by the same company. In a 2023 corporate article, ML Mongkul Realty states that the private limited company was registered in 2018 and lists The ML Tiara among its operating projects. This evidence separates the development from similarly branded schemes such as The ML Villa, The ML Park and ML Greenland. It does not remove the need for transaction-level due diligence. A buyer still needs to verify the seller’s authority, land and building rights, encumbrances, permitted use and the document set for the specific resale property.

The stated address is Street 115, Kampong Samnanh Village, Sangkat Kampong Samnanh, Takhmao City, Kandal Province. This places the development in the southern metropolitan area but administratively outside Phnom Penh. Official descriptions connect it with the zone near Samdech Techo Hun Sen Boulevard; AEON Mall Mean Chey and Techo International Airport are useful regional reference points for the wider southern corridor. They are not on-site amenities, and travel times are not fixed: the relevant route depends on the gate, traffic and final destination. The setting can suit households whose routines already involve Takhmao or southern Phnom Penh and who are comfortable travelling by car. Anyone relying on the walkability of BKK1, Daun Penh or central Phnom Penh should test the commute at the hours that matter.
The breadth of the housing range is the project’s defining feature. The official Tiara Link specification describes a three-storey, 161 sqm home with four bedrooms and five bathrooms. Tiara Shophouse provides 240 sqm over four levels and is intended to combine residential accommodation with visible commercial frontage. The detached range then steps up from the two-storey, 256 sqm Tiara Single to the three-storey Tiara Prince B at 295 sqm, Tiara Prince A at 522 sqm and Tiara Queen at 622 sqm. Larger models include substantial plots, several parking spaces, terraces and multiple verandas. These are original model specifications. A finished resale house may have a different measured area, altered internal layout, furnishings or condition, so its documents and inspection take priority over the general catalogue.
The shared concept is that of a gated low-rise community. An official project article lists internal roads, drainage, electricity, landscaping, large gardens, a swimming pool, clubhouse and children’s playground. FazWaz also records a communal gym, CCTV and parking. These items describe the intended and marketed amenity set, but a buyer should confirm which facilities are operating, who manages them, whether a regular service charge applies, what it covers and whether the selected property has full access. It is equally important to separate common facilities from private show-home features. Furniture, landscaped gardens, appliances, a private pool or decorative finishes visible in a particular villa photograph should not be assumed to form part of every sale.
Because the community is completed, the risk analysis shifts from construction delivery to the quality of the individual asset. A practical inspection should cover the façade, roof, drainage, utility connections, moisture, the road immediately outside the plot and neighbouring construction. Shophouse and Tiara Link buyers should confirm that the planned business use is allowed, that customer access works and that parking is realistic. For the larger villas, plot boundaries, documented area, maintenance of external space and recurring running costs are central. The market cannot be reduced to one project-wide price because the six series, fit-out levels and ownership situations differ. The starting figure is useful for initial screening; final comparisons should be made only between genuinely comparable homes. The inventory included in a sale also needs a written schedule: fitted kitchen, air-conditioning, lighting, curtains, furniture, pumps and garden equipment may be included, excluded or owned by a tenant. For an occupied home, review the lease, deposit, payment history and handover terms; for a vacant one, test systems that may have been idle. This prevents a fully dressed show-style house from being compared with a basic property only by bedroom count and stated area.

The lower level can support family living, a home office or a small client-facing space, subject to confirmation of permitted use and the actual layout of the selected home.
A four-storey shophouse with five bedrooms, designed around visible frontage and an active ground level. Official dimensions are a 6.2 × 22.8 m plot, a 4.5 × 16 m building footprint, one parking space and two verandas. It can combine business and residential use, but customer access, parking, signage and community rules need review before purchase.
A two-storey detached villa with four bedrooms. The stated specification includes an 11.5 × 21.8 m plot, an 8 × 12 m building footprint, parking for two cars, a 27.2 sqm terrace and one veranda. It is the lowest-rise detached design in the official range and may suit a family that does not want daily life spread over three levels.

A resale buyer should reconcile the model name with the documented area because current listings sometimes use different measurements.

The scale supports a large household and several private zones, but cooling, furnishing and plot maintenance costs need their own budget.

Its extensive internal and external areas make plot boundaries, roof condition, drainage and the exact included fit-out particularly important during inspection.
