About the project

The Park City Poipet is a completed low-rise community in Poipet rather than a single apartment building. Its original product range combines detached villas, semi-detached homes, narrow-fronted link houses and street-facing shophouses. The developer’s website still presents the scheme as a distinct project and lists five core formats: Queen Villa, Twin Villa, Link House A, Link House B and Shop House. That variety matters because buyers are not choosing between cosmetic floor-plan options. They are comparing materially different plots, bedroom counts and use cases, from a large family compound to a property whose lower floor may support a shop, office or service business.

The published address is Village 4, Sangkat Phsar Kandal, Krong Poipet, Banteay Meanchey Province. The original brochure ties the development to National Road 5, while OpenStreetMap identifies a separate residential area at 13.64951, 102.57805. This is a stronger identity test than a broad reference to Poipet or the former Ou Chrov administrative area. It also helps separate the completed community from newer developments using the Park City name. A buyer should still obtain the exact internal street and house number before visiting, because resale advertisements usually stop at the project name and the Phsar Kandal locality.

FazWaz records completion in January 2023. The practical implication is that due diligence can focus on an existing asset rather than a promised future delivery. A viewing can reveal the real access road, drainage, neighbouring construction, façade condition, parking and the actual state of any shared amenities. Completion does not make the stock uniform. Individual owners may have altered layouts, fitted out business space, added furniture or leased the property. The original brochure is therefore a baseline, not a substitute for inspecting the selected home and checking that its current configuration matches the documents offered by the seller.

Queen Villa is the largest original residential format. The current official product page gives a 12.1 by 13.5 metre house on a 20 by 23 metre plot, with a 5+1 bedroom arrangement and eight bathrooms. The 2019 brochure publishes separate floor figures of 200, 195 and 167 square metres for the first, second and third levels. These figures are kept separate rather than being added into an unsourced total. The format is aimed at households that need multiple private rooms, generous parking and enough separation between reception areas, bedrooms and service spaces to accommodate an extended family or staff.

Twin Villa uses a narrower 6 by 12 metre building footprint on an 8 by 23 metre plot. Official sources consistently describe four bedrooms and five bathrooms, and the brochure shows 94, 99 and 93 square metres across its three floors. It sits between a detached villa and a conventional row house: the plot retains some lateral breathing room and front parking, while the building and grounds are more manageable than Queen Villa. Buyers should establish the legal plot boundary, understand any shared structural elements and confirm the rules governing façade changes, extensions and the dividing wall with the adjoining half.

Link House A prioritises room count within a compact frontage. The published specification is four bedrooms and five bathrooms, with a 5.3 by 12 metre house on a 5.3 by 21 metre plot. The original brochure assigns 79.5 square metres to the first floor and 78 square metres to each of the next two levels. This format suits a household that values a finished address and four bedrooms more than a wide garden. During inspection, attention should go to daylight in the centre of the plan, kitchen ventilation, the usable depth of the parking area and whether the specific row has open views or faces another close block.

Link House B shares the stated 5.3 by 12 metre house dimension but reduces the programme to two bedrooms and three bathrooms. The brochure and a current international listing show a 5.3 by 20 metre plot. The developer’s present product page displays 5.3 by 21 metres and mistakenly refers to Link House A in its description, so the plot depth cannot be assumed from the generic page. A smaller household may prefer this arrangement, but the transaction should be based on the cadastral document and an on-site measurement rather than on the name ‘Type B’ alone.

Shop House is the mixed residential-commercial option. The current official page states a 4.2 by 16 metre building on a 4.2 by 23 metre plot, with five bedrooms and six bathrooms. The 2019 brochure distinguishes Shop House A, B and C. Type A is shown with a 4.2 by 25 metre plot, while B and C use a 4.2 by 23 metre building on a 4.2 by 32 metre plot. It also lists 74 square metres on the ground floor, a 31 square metre mezzanine and 65 square metres on each upper level. The exact letter, block and legal dimensions therefore need confirmation for every resale unit.

The official 2019 master plan illustrates a main entrance, clubhouse and garden, community mall, commercial zone and event hall. FazWaz separately lists a communal gym and car parking. These references describe the planned and marketed community structure; they do not prove that every element is currently operating, accessible to all owners or covered by the same service arrangement. A viewing should establish which facilities are open, who maintains them, whether access is controlled, what recurring fees apply and whether commercial activity in a shophouse is restricted by community or municipal rules.

Pricing is less transparent than in a large condominium with standardised inventory. The indexed Realestate.com.kh profile shows sales from $170,000, while individual homes are often advertised as price on application or negotiable. A Khmer24 resale advertisement dated May 23, 2026 asks $190,000 for a 4.2 by 16 metre shophouse on a 4.2 by 23 metre plot and states that some furniture and equipment are included. Neither figure is a project-wide tariff. Meaningful comparison requires the same house type, plot depth, internal road position, condition, furnishing, tenancy status and title package.

Ownership documentation is a separate workstream. One recent private advertisement claims a hard title, but the public project material does not provide a sample title, registered plot map, transfer procedure or confirmation that every house follows the same structure. Foreign buyers should not treat a landed home like a strata condominium. Before paying a reservation or deposit, the buyer needs to identify the registered owner, verify the seller’s authority, check mortgages and disputes, confirm outstanding community charges and obtain legal advice on the permitted acquisition structure.

The Park City Botanic is not an alternative name for this completed project. The developer gives Botanic its own project page, a different product mix — King Villa, Queen Villa, Prince Villa, Twin Villa and Link House — and newer promotional imagery. The original The Park City Poipet has Link House A, Link House B and Shop House in its navigation and a separate 2019 brochure. Shared branding is not evidence that dimensions, prices or photographs can be transferred between them. This dossier uses only material attributable to the earlier The Park City Poipet community.

A disciplined purchase process begins with named units, not with a generic project enquiry. The buyer should request the internal address, fresh exterior and interior photographs, land document, current layout, inventory of included items, service-fee statement and any lease history. Two homes of the same type should then be compared side by side. This reveals the real premium for a corner position, main-boulevard frontage, renovation or an existing tenant and prevents a broad product label from masking important differences in plot and condition.

For owner-occupiers, the scheme offers multi-bedroom homes, doorstep parking and a completed Poipet setting. For an operator, the shophouse format may provide visible commercial frontage, but its value depends on actual footfall, permitted use, loading and parking, and the ability to lease the space lawfully. For an investor, the relevant evidence is the signed rent, vacancy record, maintenance cost and resale depth of the chosen house type, not a general return promise. The Park City Poipet supports several strategies, yet each one depends on property-level inspection and document verification.

Landed property — what this means for a foreign buyer

This is landed housing, not a unit in a co-owned building. Cambodian law does not allow a foreign individual to hold land. Foreign ownership works for an apartment above the ground floor inside a co-owned building, within the foreign quota — that is a different product from this one.

That does not automatically mean the project is closed to you: structures exist, and each carries its own legal and tax trade-offs. Which one applies — if any — is a question for a qualified Cambodian lawyer on your specific deal, not something we settle on a web page.
