ERA and Rumavi describe 77 residences, while another agency trail refers to 78. Floor counts range from seven on an older Lux Realty page, to nine levels on the existing NovAsia profile, and thirteen storeys on Rumavi. The difference may reflect how the podium, technical levels and hillside structure are counted, but no approved primary floor schedule was available publicly. For that reason, these conflicting numbers are treated as a due-diligence point rather than merged into a single figure.

The unit mix is better supported. IPS lists Type A one-bedroom residences at 51.87 or 55.20 sqm, Type B at 67 sqm, Type C at 70.40 sqm, and a Type E two-bedroom layout at 101.76 sqm. Newer market listings show additional or combined configurations, including larger two- and three-bedroom homes, while a full-floor penthouse is marketed at approximately 633 sqm. The full-floor penthouse has been advertised around $1.228 million under conditional terms, against a higher stated full price. None of these figures represents every unit in the development. They are listing-specific and may reflect limited payment conditions, furnishing or negotiated incentives. A useful comparison requires one dated availability sheet showing the same fields for every current residence.

The Pearl of Kep stands out because it combines an advanced physical structure, a low-density proposition, substantial communal areas and a distinctive natural setting. Those qualities do not reduce the need for documentation; they increase it. The buyer needs the legal seller, development and construction permits, evidence of land rights and intended strata title, contractual handover, finishing specification, management rules and a transparent operating budget. With those items in place, the project may be compelling for a lifestyle-led purchaser. Without them, architecture and coastal views cannot substitute for legal and technical certainty.

Prey Thum is best suited to people deliberately choosing calm and greenery over dense urban convenience. The photographs show the building surrounded by forested hills and low-rise development, with the coastline visible through the valley. That is a meaningful lifestyle advantage, but it does not mean every residence receives the same panorama. View quality depends on orientation, elevation, position in the floor plate and future changes around the site. The practical check is to request current photographs from the balcony of the exact unit and compare them with the corresponding floor plan.

An investment case should be modelled conservatively. Kep is a small, tourism-influenced market with limited transaction transparency and relatively few directly comparable resales. Promotional claims about capital growth or high yields are therefore not treated as evidence. A realistic model should include furnishing and completion costs, service charges, management commission, seasonal vacancy, maintenance and the time required to exit.
