Borey Peng Huoth lists Eco Melody separately from Eco Delta, Eco Romance, Eco Sunrise and the other nearby phases. That distinction matters in practice. Street layout, original specifications, photographs and available houses should be tied to Eco Melody rather than borrowed from the wider Boeung Snor estate. The project is a low-rise gated villa neighbourhood built for long-term household use. Its core products are three-storey detached and semi-detached homes, so the proposition is fundamentally different from a central condominium or a small investment apartment.
Knight Frank Cambodia records Eco Melody among the landed housing projects completed in the second quarter of 2023 and gives the phase a total of 289 units. This turns the buying decision into something tangible. Buyers can inspect streets, completed façades, landscaping and the exact house rather than relying on a launch brochure. Completion also means that most opportunities are now resale properties, and those homes are no longer uniform. Condition, furniture, extensions, plot orientation and maintenance history can vary widely even within the same original type. The developer's specifications remain useful for identifying the base model, but they are not a substitute for measuring and inspecting the actual property. The phase is located along National Road 1 in Khan Chbar Ampov. Borey Peng Huoth describes it as approximately 2.5 kilometres from Preah Monivong Bridge. The Koh Norea Bridge provides another connection toward central districts, although real travel time depends on the gate used, traffic and time of day. Eco Melody is likely to work best for households already oriented toward Chbar Ampov, Koh Norea, the south-eastern side of Phnom Penh or the schools and services at Boeung Snor. Anyone commuting across the city should drive the route during their own peak period before judging convenience. Sources differ at sangkat level: Realestate.com.kh and FazWaz place the project in Veal Sbov, while one current agency listing says Nirouth. The main record follows Veal Sbov, consistent with the higher-priority project profiles and the owner's brief, while the map point is tied to the OpenStreetMap locality named Eco Melody.
Eco Melody now has the characteristics of an established resale market. Realestate.com.kh maintains a dedicated project profile with active, rented and sold listings, while FazWaz marks the development Ready To Move-In and shows both sale and rental inventory. On August 4, 2026, the lowest active Realestate.com.kh result visible on the project page was $327,000 for a Twin Villa; FazWaz displayed a general starting figure of $318,000. These numbers should not be blended into an artificial average. They show how quickly listing feeds move and how price depends on model, plot, direction, fit-out, seller urgency and whether an advertisement is still live. A useful comparison requires several current homes of the same original type, confirmation that each listing remains available, and a full acquisition budget that includes repairs, furnishing, fees and any work needed to regularise later alterations.
Due diligence should focus on the chosen property rather than broad claims about the development. Resale advertisements sometimes show more bedrooms and bathrooms than the developer's original model sheet. This is landed housing, not a unit in a co-owned building. Cambodian law does not allow a foreign individual to hold land. Foreign ownership works for an apartment above the ground floor inside a co-owned building, within the foreign quota — that is a different product from this one.
