Public material uses several spellings—Eco Poli 2, Eco Poly 2 and Eco Poli II—but they refer to the same phase positioned between Grand Star Platinum and Grand Star Platinum Eco Collection. This is not a condominium tower or a resort residence. It is a landed housing neighborhood designed around private plots and multi-level family homes.
The published scale is substantial even when the figures are treated conservatively. The launch coverage describes nearly 40 hectares and approximately 500 homes. Ten new house models were introduced, although a complete official schedule showing every model and specification is not publicly available. Realestate.com.kh presents a broad project range of four to six bedrooms and 355–515 sqm. Those numbers establish the general product class, but they are not a substitute for the plan of a selected house. Jasmina Modern listings describe a three-level home with four bedrooms and five bathrooms; cited plots include 12 × 27 m and 13.2 × 25.5 m, while the house measures about 7.5 × 16–16.2 m. These differences do not automatically indicate bad data. The same model can sit on a standard, corner or extended parcel. The land plan and boundaries of the chosen property therefore matter as much as the model name.
Eco Poli 2 is already a mixed primary and secondary market. In 2026, listings include completed houses, partially completed homes and properties still moving through construction or contractual transfer. The lowest structured asking-price anchor in the verified set is $399,000 for a Twin B. Jasmina Modern offers appeared around $518,000–$580,000 depending on the plot, condition and seller. A completed home deserves a formal snagging inspection. A home still in progress needs a documented completion scope, target dates and a process for correcting defects.
