Why this project is worth a look
Walkable central address
The Urban sits inside Pattaya's established central street network, with shopping, dining and entertainment within easy walking reach. That is a practical advantage for an owner who wants day-to-day life to work without planning every trip around a car or a long ride across Sukhumvit Road.
Inspect before buying
Because the project is long completed, the buyer can judge the actual apartment, common areas, lifts, pool and parking rather than relying on launch materials. The condition of the resale can be priced into the decision, which is a different and often more transparent process than assessing an unfinished development.
More than small units
The resale market includes one-, two- and three-bedroom apartments across a useful spread of sizes. That gives The Urban relevance not only to a single occupant or short-stay owner, but also to couples and buyers who want a proper second bedroom, home office or more generous living area while staying in central Pattaya.
Ownership can be screened
Current listings openly distinguish foreign-name, Thai-name and company-held apartments. That lets an overseas buyer filter legal structure early rather than treating every cheap unit as equivalent. A foreign-quota unit still requires confirmation from the condominium juristic person, but the resale market provides enough information to start the screening process sensibly.
About the project
The Urban Condominium is a completed city-centre condominium on Soi 15 off Pattaya Sai Song Road. The same development is widely referred to as The Urban Pattaya, and both names lead back to The Urban Property Co., Ltd. This is not an off-plan launch or a resort compound on the edge of town. Buyers are dealing with an established resale building where the apartments, common areas and surrounding streets can all be inspected before a decision is made. That changes the nature of due diligence: the question is less about what a developer promises to deliver and more about the actual condition, title and economics of the particular resale unit being considered.
The strongest supported project configuration is eight floors, two buildings and 158 units. The Thai version of the developer's project page gives the two-building and 158-unit layout, while several independent property databases support the 158-unit total and eight-storey height. Open sources are not perfectly consistent, however. Other pages show 168 or even 310 units, and some aggregators describe three buildings. Those conflicts are retained as data limits rather than blended into a made-up average. For a buyer, the practical implication is simple: project-level summaries are useful for orientation, but the condominium title, registered area and juristic-person records for the chosen apartment matter more than an old portal description.

The development was completed in 2009, with several databases specifying June 2009. Its age should be treated as a due-diligence issue rather than automatically as a negative. A completed building lets you see how the lobby, lifts, pool, corridors, parking and landscaping have actually aged, and it removes construction-completion risk. At the same time, a 2009 resale requires more attention to maintenance history, renovation quality and the condition of equipment inside each unit. Two apartments with the same bedroom count can therefore be very different purchases once refurbishment, furniture, air-conditioning, plumbing and view are taken into account.
Location is the clearest reason to shortlist The Urban. It sits between Central and South Pattaya inside the established urban grid, with The Avenue Pattaya and Royal Garden Plaza within walking distance and a dense mix of restaurants, shops and everyday services around the site. Pattaya Beach and the Walking Street area are accessible without a cross-city commute, while Pattaya Sai Song Road provides straightforward access to the main central transport routes. This is a city-living proposition first: useful for owners who want to walk out of the building and immediately be in central Pattaya rather than rely on a car for every errand.
The apartment mix is broader than a single compact-unit format. Project profiles describe studios around 35 sqm, one-bedroom units of 51–63 sqm, two-bedroom units of 77–118 sqm and three-bedroom units of 105–114 sqm. Current resale stock demonstrates why those historical ranges should not be treated as a strict catalogue: 2026 listings include one-bedroom units at 46 and 52 sqm, two-bedroom units at 70, 75, 77, 82 and 117.5 sqm, and a three-bedroom at 109 sqm. Resale buyers should therefore work from the title deed and actual floor plan of the chosen apartment, not assume that every unit fits the old project-type summary.
The consistently supported common facilities are a communal swimming pool, fitness space, lifts, parking, key-card access, CCTV, security and landscaped common areas. Older project descriptions also mention amenities such as a sauna, restaurant, coffee shop, library or additional leisure areas, but these are not reproduced consistently across current sources. For a mature condominium, the useful question is not whether an amenity appeared in a launch-era description; it is whether that facility still exists, is operational and is maintained to a standard the buyer is comfortable paying for through common fees.
The 2026 resale market is active enough to show meaningful variation in title status as well as price. Listings identify foreign-name, Thai-name and company-held units. That distinction matters because a foreign buyer cannot assume that the lowest advertised apartment can be transferred directly into foreign freehold. A current foreign-name one-bedroom listing at THB 3.6 million provides a more relevant entry-level anchor for an overseas buyer than simply taking the cheapest number found anywhere online. Even then, the condominium juristic person should confirm the foreign quota before transfer, and the title and seller's authority still need to be checked.
The Urban is therefore best understood as a specific kind of Pattaya purchase: a completed low-rise central condominium with a range of apartment sizes and an established resale and rental market. Its advantage is visibility—you can inspect the actual asset, the building and the neighbourhood before committing. Its trade-off is variability. Interior condition, renovation quality, ownership status, floor, view and asking price differ significantly between resales. Buyers who prioritise central Pattaya, ready occupancy and the ability to compare real units may find it highly relevant. Buyers who want a new-build warranty, uniform finishes, a developer payment plan or a quieter suburban setting are looking for a different product.

Ownership format
The project is registered as a condominium and major property platforms list the tenure as freehold. A foreign buyer can register freehold ownership only within the statutory foreign quota of 49% of the total condominium unit area; the selected resale must therefore be checked for both title status and quota availability. If foreign quota is unavailable, a leasehold structure may be considered rather than assuming that a Thai- or company-held unit can automatically be transferred into foreign freehold.
Unit types & sizes
The smallest format in the historical project profile. Studios appear less frequently in current resale stock, so availability and registered area should be checked against the specific listing and title.
The historical project profile gives 51–63 sqm, while 2026 resale stock also includes 46 sqm and 52 sqm examples. Condition, floor, view and ownership status matter as much as the nominal size when comparing units.
A relatively generous city-centre format. Current listings also show examples around 70–75 sqm, so the old project range should not be treated as a hard boundary; the selected unit's registered area should be verified from its documents.
A less common, more family-oriented format. A 109 sqm three-bedroom resale was on the market in 2026, fitting the historical range and confirming that larger layouts exist in the development.
