Amenities at scale

The gym, sauna, steam room, jacuzzi, children’s areas and gardens can add real daily value if they are well maintained. Because the project has been operating for years, current condition matters more than brochure promises. Inspect before buying

A completed resale project lets you assess the asset rather than a rendering. You can hear the corridor noise, test the lift wait, see the actual outlook, inspect the pool-facing units and understand how much renovation a specific apartment needs. That reduces construction uncertainty but increases unit-level due diligence. Two apartments with the same bedroom count can be very different purchases once title, floor, fit-out, view and building position are considered.

The documented one- and two-bedroom size bands create a meaningful choice between compact central living and more generous apartments suitable for longer stays. One-bedroom units are shown from roughly 36 sqm into the mid-50s, while two-bedroom layouts extend into the high-80s. That extra space can matter for storage, working from home or living as a couple. On resale, though, the registered area and real layout should always be checked against the listing description.

Title comes first

Grand Avenue Residence is a freehold condominium, but that does not make every resale apartment automatically available for direct foreign freehold. Live listings include both foreign-quota and company-held stock. For an overseas buyer, the ownership route affects documentation, transfer mechanics and future resale. Establish the exact title position first, then compare price; otherwise a seemingly cheap unit may not be comparable with a foreign-quota apartment at all.

For a buyer, that changes the nature of the decision. This is not an off-plan purchase where the main questions are construction risk and whether the developer will deliver what was promised. You can inspect the actual common areas, lift lobbies, corridors, pool deck, access control and the condition of the building before committing. The location is equally concrete: the site sits inside Pattaya’s dense central grid between the Soi Buakhao corridor and Pattaya Sai 2. That is useful if you want restaurants, shopping, local transport and nightlife close to home, but it is a different lifestyle from a quiet beachfront or suburban residence.

The communal area is the project’s most distinctive physical feature. Across the better project profiles, the recurring facilities include a large pool environment, jacuzzi, gym, yoga area, sauna, steam room, gardens, children’s space, games room, library, parking, reception and 24-hour security with CCTV and key-card access. This is more infrastructure than a typical compact city condominium can support, and it gives the project a resort-like feel even though the address is urban. The trade-off is scale. With hundreds of apartments sharing those facilities, the useful question is not simply whether a pool or gym exists, but how it feels and operates when the building is busy. A viewing should include the common areas at the time of day you are likely to use them, along with a check of opening hours, maintenance quality and any restrictions set by the condominium juristic person.

Grand Avenue Residence is now fundamentally a resale market. As of 7 September 2026, major listing portals show the lower edge of active asking prices at roughly THB 3.25M to THB 3.5M, while the overall range stretches much higher. That spread should not be read as random. In a completed complex of this size, asking prices can move materially with floor, outlook, renovation quality, furniture, position within a block, pool access, ownership structure and the seller’s circumstances. The cheapest listing is therefore a market anchor, not a project price. A better comparison is to line up several apartments with similar usable area and condition, then identify what actually drives the gap. Ownership route belongs in that comparison: a foreign-quota apartment and a company-held unit are not equivalent purchases for an overseas buyer, even when their size and asking price look similar.

The project offers a practical range of apartment sizes. One-bedroom layouts are documented at roughly 36.10–54.90 sqm, while two-bedroom units are shown at about 64.85–88.14 sqm. Some sources also expose studio stock and a studio floor plan, which is why studios are retained in the unit mix even though not every project directory classifies them the same way. The important point is that the development is not limited to a single micro-unit format. A buyer can choose between compact central-Pattaya living and larger apartments that are more credible for longer stays. Resale stock, however, is not uniform. Bathrooms, internal layouts, furniture packages and renovations vary from unit to unit, so the project-level size bands should never substitute for checking the registered area and the actual configuration of the apartment being sold.

Ownership needs to be checked at unit level, not inferred from the word freehold on a project page. Thai condominium law allows foreigners to own condominium units freehold only within the statutory foreign quota, which is capped at 49% of the total unit area of the condominium. Current Grand Avenue Residence resale listings illustrate why this matters: some units are explicitly marketed as foreign-quota stock, while others are held through a Thai company. Those are not interchangeable ownership positions. A foreign buyer should establish the title route before paying a reservation deposit, obtain confirmation of the available foreign quota for the selected unit and make sure the transfer structure matches the buyer’s intended ownership. The building can be a freehold condominium while a particular apartment is still unsuitable for direct foreign freehold at that moment.

Ongoing costs deserve the same attention as the headline price because this is a facility-heavy completed project. The main project profiles currently cite common-area management fees of around THB 50 per sqm per month and an original sinking-fund contribution of around THB 500 per sqm. On a resale purchase, the practical issue is what has already been paid for the specific unit, whether any common-fee balance is outstanding and whether the juristic person has changed the rates since the original project data was published. Current project records also flag a no-pets rule, which is useful as a warning rather than a final rule; house regulations can be updated and should be confirmed from the latest juristic-person documentation. Grand Avenue Residence therefore makes the most sense when evaluated as a real operating condominium: inspect the apartment, inspect the shared infrastructure, verify the ownership route and understand the current building rules before treating the asking price as attractive.

Ownership format

The project is marketed as a freehold condominium. A foreign buyer can own a unit freehold only within the statutory 49% foreign quota measured against the total unit area of the condominium. Current resale stock includes both foreign-quota units and company-held units, so the title and ownership route must be checked for the specific apartment before any deposit is paid.
