Why this project is worth a look
Large floor areas
The core one-bedroom format is around 65 sqm, substantially larger than many newer compact Pattaya condos. That extra space is useful for full-time living, but it can also mean a higher absolute refurbishment and common-cost burden when charges are area-based.
Existing, inspectable asset
The buildings are long completed, so a buyer can inspect the actual apartment, pool, gym, corridors, parking and surrounding streets before committing. Construction-delay risk is no longer the issue; building age and current maintenance quality are.
Low-rise scale
Three eight-storey blocks and 192 apartments create a very different physical scale from Pattaya’s larger high-rise compounds. That does not guarantee quiet or better management, but it is an objective project characteristic buyers can assess on site.
Active resale market
The project has live sale and rental inventory in 2026, with some historic transaction data also visible. That gives buyers real comparables, but it also means there is no single project price: each apartment is its own negotiation.
Quota before price
For a foreign buyer, two similar apartments can be legally different if one is in the Foreign Quota and the other remains Thai Quota. Ownership status should be verified before paying a deposit, not treated as an administrative detail after the price is agreed.

The project is consistently described as three low-rise buildings of eight floors with 192 apartments. The unit sizes are also notably generous by current Pattaya standards: the core one-bedroom format starts around 65 sqm, while larger two-bedroom layouts move well above 100 sqm.
Pattaya City Resort is physically located at 41/48 Moo 10, South Pattaya Road, in Nong Prue, Bang Lamung, Chon Buri. It is often marketed under a broad Central Pattaya label, but the map places it on the city’s southern urban corridor, with road access toward Pattaya Sai 3, the central area and the Sukhumvit corridor. It is not a beachfront condominium. That is useful for buyers who want an established city address with services and everyday infrastructure around them, but it should not be confused with a resort building directly on the sand. Thai project material names the developer as Pattaya City 2005 Co., Ltd., while some English-language databases insert the word Resort; the exact legal English spelling should therefore be matched to the contract entity.

The project’s age has one unresolved discrepancy. Completion in 2010, including a March 2010 date, is the more consistently supported version, while a group of Thai catalogue pages shows 2016. Either way, this is an established building rather than a recent handover. For a resale buyer, the exact date matters because age affects what should be inspected: lifts, waterproofing, façades, common-area systems and the history of major repairs. The apartment interior can be renovated relatively easily; deferred maintenance in the shared structure is a different issue. A proper viewing should therefore include the corridors, pool area, parking and the general condition of the relevant block, not just the unit being sold.
The best-supported unit mix is unusual for buyers accustomed to newer compact Pattaya stock. Project profiles repeatedly show a 65 sqm one-bedroom with one bathroom, two-bedroom units of roughly 116–122 sqm with two bathrooms, and a larger two-bedroom layout around 138 sqm with three bathrooms. Live resale stock adds some variations: one-bedroom apartments appear around 66–67 sqm, and a current large two-bedroom listing is shown at 133.65 sqm. PropertyHub also classifies some stock as three-bedroom and lists certain two-bedroom units up to 166 sqm. That is a reason to treat the published unit mix as a project guide, then verify the registered area and plan for the exact title being purchased.
The shared areas are built around a straightforward set of residential amenities: a large communal pool, gym, landscaped grounds, parking, 24-hour security and CCTV. A clubhouse, indoor children’s area and barbecue zone are also repeatedly associated with the project. Sauna, steam facilities and some secondary services are not described consistently enough to rely on without an on-site check. In an established resale development, the practical issue is not how many amenity icons appear in an advert but whether the pool, gym, lifts, corridors and parking are in acceptable condition on the viewing date. For rental buyers, those common areas also shape tenant perception and the unit’s ability to compete with nearby stock.
The resale market shows a wide spread in asking prices because the apartments are large and differ materially in condition and ownership status. In late August 2026, the lowest active listing we found was a 66.6 sqm one-bedroom at THB 3.98M. Two-bedroom apartments of 116 sqm and 138 sqm were marketed at about THB 7.6M and THB 8.9M respectively. These figures are not a developer price schedule. A lower-priced apartment may need refurbishment or sit in the Thai quota, while a more expensive one may have a stronger fit-out, better outlook or Foreign Quota status. The useful comparison is therefore the complete unit package: purchase price, legal ownership, condition, immediate repair budget and whether the apartment is genuinely ready to occupy or rent.
For an overseas buyer, the decisive legal point is the foreign quota attached to the specific apartment. Thai condominium law allows foreign freehold ownership only within the statutory foreign ownership cap, which is 49% of the aggregate unit area in the registered condominium. Listings at Pattaya City Resort demonstrate why the distinction is practical rather than theoretical: some units are advertised as Foreign Quota, while others are marked Thai Quota. A buyer should therefore confirm quota availability, the seller’s title, any outstanding common-area liabilities and the condominium juristic person’s certificate before committing to transfer.
Taken as a whole, Pattaya City Resort is better understood as an established urban resale option with unusually large floor areas than as a new investment launch. The advantage of that maturity is visibility: the buyer can inspect the actual apartment, common areas and building environment before signing. The trade-off is that due diligence shifts from construction promises to the existing asset itself — its condition, maintenance record, common fees, title, quota and seller documentation. The project-level facts are reasonably well documented; the final purchase decision still has to be made at unit level.
