After the initial 30%, the remaining purchase price is linked to construction stages and handover. That is easier to monitor than a heavily front-loaded payment, but the protection is only as good as the contract language around milestone certification, delay, defects and completion documents.

Legal clarity matters

The developer price list openly labels the current stock as leasehold, while third-party sources add building ownership language and report a Chanote title. Those are useful clues, not substitutes for documents. The selected villa should be legally checked before a reservation becomes a large financial commitment.

About the project

Vana Anda Cherngtalay is an under-construction private pool-villa community in the Pasak part of Choeng Thale, Thalang. The useful way to read the project is not through the developer's luxury language but through its physical product: two-storey houses, private land plots, long private pools and large four-bedroom layouts. The developer currently describes a 32-villa community on roughly 16 rai and 2 ngan of land. That makes it relatively low-density compared with many newer estates around Cherng Talay, while still giving buyers an organised residential environment with estate services and security rather than a stand-alone house on an isolated plot.

This is not a beachfront development. Its location proposition is daily access to the Cherng Talay lifestyle corridor: Laguna Phuket, Boat Avenue, Porto de Phuket, west-coast beaches and international schools are all in the same broader area. The official address is on Pasak–Kok Tanod Road, while several independent property sources place the project around Soi Pasak 1. For full-time residents, that can be more practical than a remote view villa because groceries, dining, school routes and everyday services stay relatively close. The trade-off is that Cherng Talay is developing quickly, and driving times can expand materially when seasonal traffic builds up.

The project is sold in three villa types. Type C is the smallest published format, with four bedrooms, four bathrooms, 487 sqm and plots of roughly 526–550 sqm; it also sets the lowest developer price shown in the April 2026 price list at THB 37.8M. Type B is a four-bedroom-plus-one layout with five bathrooms and 540 sqm, with listed plots around 536–587 sqm. Type A has four bedrooms, five bathrooms and 543 sqm, with plot sizes varying more widely between individual units. The practical point is that the letter alone does not determine value: land size and the specific villa number matter materially within the same layout family.

Area terminology needs care. On the developer's dedicated Type A and Type B pages, 543 sqm and 540 sqm are labelled as usable area, while smaller figures are separately shown as built-up area. In the developer price list, however, the same 543 sqm and 540 sqm figures appear in the built-up-area column. These numbers are still useful for understanding the overall scale of the homes, but they should not be treated as an agreed legal definition of saleable or enclosed area. Before signing, a buyer should obtain the schedule for the selected villa and confirm what is included: enclosed rooms, covered terraces, carport, outdoor structures and technical spaces.

The layouts are clearly intended for family-scale occupation rather than compact holiday use. Across the developer material and independent project profiles, the recurring plan includes open living and dining space, kitchen and service areas, a private pool, terrace, garden and two-car parking. Third-party listings also describe storage, laundry and staff accommodation in several layouts. In a house approaching 500 sqm or more, those secondary rooms matter because they determine whether the property works smoothly in everyday life. Buyers should still treat furniture lists, appliance packages and built-in specifications as unit-specific contract items rather than assuming that every photographed or staged element is included.

The pools are unusually well specified. Type C is shown with a pool of about 3.9 by 13 metres, Type B about 3.9 by 13.7 metres and Type A about 4 by 13.4 metres. These are long pools that can function as real swimming space rather than a small decorative plunge pool. Combined with plots starting at roughly 526 sqm, the outdoor area is a meaningful part of the product. That also has an ownership consequence: a large private pool, garden and external finishes create a different maintenance profile from a condominium, so buyers should evaluate the recurring service package and future repair obligations as part of the purchase, not after it.

The developer price list states a mandatory maintenance fee of THB 17,500 per month, paid one year in advance. It says the fee covers common-area charges, pool maintenance, gardening, 24-hour security, CCTV, garbage collection and common electricity. A one-time THB 150,000 sinking-fund contribution is also listed. These are useful published numbers because they expose part of the real carrying cost before a buyer enters the project. What still needs clarification is the operational boundary: exactly which private-pool and garden tasks are included, how often they are performed, what consumables are charged separately, and how the fee can change after handover.

The payment structure is milestone based. The developer lists 2% on reservation and another 28% when the sale and purchase agreement is signed within 30 days. Three subsequent 20% instalments follow construction stages: foundation, concrete structure and roof, then walls, windows, door frames and tiling. The final 10% is due on completion and handover. This keeps a large portion of the price tied to physical progress rather than collecting most of the money immediately. The key contract issue is how each milestone is certified, what evidence the buyer receives, and what remedies apply if construction or documentary handover falls behind the agreed timetable.

There is no single defensible calendar completion year for every villa in the estate. The developer states that construction of an individual villa is to be completed within 18 months after its sale and purchase agreement is signed. Separately, the official construction-progress page shows site updates through July and June 2026, with earlier updates going back into 2025. The accurate status is therefore under construction, with timing tied to the individual unit rather than one universal project handover date. A buyer should ask for the current stage and contractual delivery date of the exact villa number being considered, rather than relying on general estate photographs.

Ownership deserves the same attention as construction. The developer's April price list labels the available units as leasehold. That fits the normal constraint that a foreign individual does not simply acquire Thai land directly in their own name, but the word leasehold by itself does not explain the entire legal package. Several independent listings describe the project as leasehold land with separately owned building rights, and one brokerage profile reports a Chanote land title. Those points need documentary verification. Before reservation, the buyer should review the title, landowner, registered lease term, renewal wording, succession and resale provisions, and the documents that establish ownership of the house itself.

One Pasak Co., Ltd. is the named developer. On its own corporate page, the team links its background to earlier construction and residential projects in Rayong and says the wider group has completed more than 800 residential units, with One Pasak established in 2023 for its Phuket expansion. That history is worth knowing, but it should not be used as a substitute for project-level due diligence. The relevant questions are specific to Vana Anda: which entity owns the land, which entity signs the sale and lease documents, what permits are in place, how buyer payments are protected, and what documents will be delivered when the villa is completed.

Taken as a whole, Vana Anda is a fairly legible proposition: a large private house close to the established Cherng Talay amenity base, but not on the beach; substantial outdoor space and a long pool, but with real ongoing upkeep; staged payments and visible construction activity, but no single estate-wide completion year; a published entry point of THB 37.8M, but stock that changes by villa number. It suits buyers who are choosing a Phuket living pattern rather than simply chasing a headline price per square metre, and who are prepared to complete legal, title and construction checks before committing a large portion of the purchase price.

Ownership format

The developer price list marks the available villas as leasehold. A foreign buyer generally cannot hold Thai land directly in their own name; independent project listings describe the structure here as leasehold land with separate freehold ownership of the building. Before reserving, the buyer should review the land lease, building ownership documents, lease term and renewal wording, and the underlying land title.
