This is no longer an early concept launch. The developer reported 62% site completion on 1 July 2026 and provides progress reports and live cameras, giving buyers something tangible to monitor even though the handover date still depends on execution.
Built for daily Phuket life
Choeng Thale puts international schools, Laguna, Boat Avenue, Porto de Phuket and the west-coast beaches within the same practical orbit. That is particularly useful for families and owners who expect to live on the island for months rather than treat the villa as a short holiday base.

Redwood Luxury is the customer-facing development brand, while SLK Development Co., Ltd. is named as the project owner in the environmental approval record and as the land-allocation developer in Thailand’s Land Department database. That distinction matters in a real transaction: the marketing brand may be the name a buyer knows, but the reservation, sale documents, land title and any lease should identify the legal Thai entities actually holding and transferring the relevant rights. The current project site presents Redwood Lakeside as a single 30-villa community with no later phases planned. It also reports the site at 62% completion as of 1 July 2026 and gives Q1 2027 as the present target for project completion.
The lake is not just a visual theme in the renders. The current masterplan is built around it: every villa is marketed with a lake-facing outlook, internal roads are intended for residents rather than through traffic, and the shared landscape includes pedestrian and cycling routes. That gives Redwood Lakeside a different proposition from a stand-alone pool villa on a small side road. The buyer is paying not only for a private house and plot, but also for the quality and upkeep of a controlled residential environment. The community centre is planned to include a gym, co-working space and residents’ lounge, while the individual villas each have a private pool. For an owner who expects to spend long stretches in Phuket, that combination is more relevant than a long list of resort-style amenities that may rarely be used.

The current public villa range is also simpler than the project’s earlier brochure. The live site now shows three main options. Villa A is a three-bedroom home with a plot of about 380 sqm and a stated built area of about 265 sqm, currently shown at THB 32.9M. Villa B adds an office to three bedrooms, with roughly 440 sqm of land and 310 sqm built, shown at THB 37.4M. Villa C has four bedrooms, a plot of about 520 sqm and around 355 sqm built, shown at THB 44.5M. Those figures are useful for setting a budget, but the letter alone is not enough to identify a product. Earlier official material used A, B and C for materially different and larger layouts. A buyer should therefore work from the current plot number, floor plan, specification and price sheet attached to the reservation rather than assuming an older brochure still describes the same configuration.
Redwood Lakeside is inland rather than beachfront. Its location works best for a buyer who values the Choeng Thale daily-life network: schools, Laguna, supermarkets, restaurants and services, with the west-coast beaches still close by. The current project page quotes about five minutes to Laguna Phuket, seven minutes to Bang Tao Beach, eight minutes to Boat Avenue and Porto de Phuket, roughly ten minutes to UWC Thailand and HeadStart, and around twenty-five minutes to Phuket International Airport. Those are seller-provided travel-time estimates, so traffic can change them significantly. The more durable point is the geography itself. This part of Phuket can support year-round family life without forcing every school run, grocery trip or dinner plan through the tourist core of Patong or Phuket Town.
Ownership needs more care than the lifestyle story. Foreign nationals are generally restricted from owning land in Thailand directly, apart from narrow statutory exceptions that come with separate investment and approval conditions. Listings for Redwood Lakeside refer to Thai freehold and leasehold structures. For a typical non-Thai individual, the practical route is a registered long-term lease of the land, while the house itself may be capable of separate ownership if the legal documents are structured and registered correctly. A nominee company should not be treated as a shortcut around the land rules. Before signing, the buyer should see the Chanote or other applicable land-title evidence for the selected plot, identify the lessor, verify the registered lease term and renewal language, check succession provisions, and understand exactly how ownership of the completed villa will be evidenced.
The payment plan is relatively easy to follow because the larger instalments are linked to construction milestones. The current site shows 2% at reservation, 28% on contract signing within thirty days, 30% when the structure is complete, 30% when finishing is complete and the final 10% at handover. It also says the reservation is refundable for fourteen days, a point that should be confirmed in the reservation form rather than assumed from the website. This structure limits the amount paid at the first step, but it does not remove delivery risk. Redwood Lakeside has already carried different public completion targets over time. For that reason, the sale agreement’s completion date, extension rights, notice procedure and remedies for delay matter more than a marketing statement that construction is on schedule.
The developer also markets managed rentals and projected returns. Those claims are not a substitute for an investment model. A buyer planning to rent should ask for the actual management agreement, fee schedule, owner-use restrictions, rental licensing approach, operating costs and comparable achieved rents. Without that package, the safer way to view Redwood Lakeside is first as a substantial residential villa in an established expatriate and family zone, with rental potential as a secondary use case. The strongest fit is an owner who values private space, a lake setting and access to Bang Tao infrastructure and is comfortable with the legal and operational complexity of owning a villa rather than a condominium unit.
A second practical issue is the delivery specification. The current project site shows several furniture and interior packages, which means the same architectural type may not arrive with the same move-in-ready contents at every quoted price. On a villa at this budget level, built-in joinery, loose furniture, appliances, decorative lighting, soft furnishings and outdoor equipment can materially change the amount still required after the base purchase price. Comparing Redwood Lakeside with another project only by the headline villa price can therefore be misleading. The buyer needs a room-by-room specification identifying what is included in the sale price, what belongs to an optional package and who carries the product and installation warranties. The same applies to recurring community costs. The lake, landscaping, internal roads, security and community centre all require ongoing management. Public sources currently show inconsistent maintenance-fee figures, so none should be treated as definitive without a fresh written schedule from the project or management entity.
