Thailand BOI tracks THB535.8bn in realised investment in the first half of 2026
The BOI has started putting more emphasis on capital that has actually been deployed after projects receive investment promotion. Its monitoring includes spending on construction, machinery and other investment items. Realised investment reached about THB255 billion in the second quarter, 31% higher than a year earlier, bringing the first-half total to THB535.8 billion.
Why realised investment is different from an application headline
An application for BOI promotion records a company's plan to invest. It does not mean the entire project value has already been spent: permits, site preparation, equipment procurement and construction can take place later. The realised-investment measure is designed to capture spending that has moved into implementation.
That makes the THB535.8 billion figure useful for founders and companies assessing Thailand as an operating or production base. It shows that a substantial amount of promoted investment is progressing beyond the announcement stage. It is not directly comparable with the much larger value of investment applications, because the two figures measure different stages of the pipeline.
High-tech spending is substantial, while the jobs number needs context
BOI's second-quarter update put realised investment in AI-related activities at more than THB127 billion, roughly half of the quarter's total. The group included optical data-transmission equipment, printed circuit boards, data-storage hardware, smart electronics and digital infrastructure. The agency also reported realised spending in energy and utilities, food processing, materials, automotive production and parts.
The employment figure is less straightforward. BOI's 14 August release says the projects **will employ** more than 630,000 Thai workers, with over 60% of those jobs in high-tech sectors such as electronics, automotive, digital, automation and robotics. A Thai government release on 29 August uses stronger wording, saying promoted investment had already generated more than 630,000 positions. Because the official wording is not identical, the number should not be presented as 630,000 jobs newly created during the first half of 2026.
What this tells a founder or professional considering Thailand
For a business, the data points to active capital deployment in sectors that also need engineers, technical staff, suppliers, logistics and business services. That can help narrow where to investigate supply-chain opportunities or employment demand, but the national total does not identify which city or district will benefit most.
Project-level location, launch schedules and actual hiring are still needed before drawing conclusions about local office demand, housing demand or rents. On 11 September, the BOI board kept the same implementation focus by adding 17 projects worth more than THB120 billion to the Thailand FastPass mechanism. That later step extends the policy of accelerating projects; it does not revise the THB535.8 billion first-half figure.
