InterContinental Phuket Residences earns Fitwel 2-Star Design Certification
What the certification actually covers
This is a Fitwel Design Certification for a project that is still under construction. Fitwel has separately confirmed the 2-Star rating under its Multifamily Residential v3.0 scorecard and described the development as Phuket's first Fitwel-certified branded residence.
The PROUD development in Kamala contains 111 residences. Its project materials continue to present it as a development in progress, with completion targeted for 2027. That distinction matters: the certification relates to health-supporting strategies incorporated into the design rather than a completed building with a long operating record.
For a buyer, that makes the wellness claim more testable than a general marketing description. There is a named external standard, a defined scorecard and a specific level of certification that can be checked independently.
What Fitwel does not tell a buyer
A design-stage health certification is not a technical inspection of completed construction. It does not replace due diligence on the sale agreement, permits, unit specifications, construction progress or the eventual handover condition.
It also does not establish investment performance. A 2-Star Fitwel rating does not prove that a unit will command a higher resale price, achieve stronger occupancy or produce a particular rental yield. Health-oriented design may matter to future residents, but its effect on demand and pricing has to be tested against the actual Phuket market and the competing stock available at the time.
The same boundary applies to the delivery date. Fitwel certification does not mean the project has been completed, and it does not guarantee the developer's construction timetable. An off-plan buyer still needs to understand contractual milestones, payment timing and the provisions that apply if delivery moves.
How to use the certificate in an off-plan decision
The useful role of Fitwel is as one verifiable layer in a wider review. A buyer who values wellness features can ask for the exact certification category and scorecard, then identify which health-focused strategies translate into features and operating policies that will exist after handover.
Those points should then be matched against the contract and project specification. The development advertises facilities such as a 25-metre pool with hydrotherapy, a fitness centre, yoga areas and a wellness and meditation zone. Buyers should still confirm what will be delivered, what services carry additional charges and which elements are contractual rather than promotional.
For an off-plan branded residence, Fitwel can strengthen the evidence behind one part of the proposition. It does not remove the need to assess ownership terms, the developer, construction progress, recurring costs and the economics of the individual residence.
