Sansiri and Nomura unveil The Monument Sathon in Bangkok
Nomura Real Estate is taking a 45% interest in the development, with Sansiri holding 55%. The plan calls for 29 storeys and 185 residences, ranging from one-bedroom homes starting at 39 sq m to two penthouses of 240 and 303 sq m. Nomura's August announcement said sales were expected to start in September 2026; Sansiri's current project page lists an entry price of THB 9.9 million.
A relatively small luxury launch in an established CBD
The Monument Sathon is on Sathon Soi 10, around 80 metres from BTS Saint Louis according to Sansiri. The developers are presenting it as a high-end residential scheme with a limited number of homes for a tower of this scale, conventional parking rather than mechanical parking systems, and dedicated facilities for residents with pets.
For buyers, those specifications matter more than the branding language. The THB 9.9 million figure is a starting price, not a representative price for every residence. The actual comparison depends on the unit size, floor, layout and the terms attached to the specific home being considered.
A useful supply signal, not a return forecast
The launch shows two large developers committing new premium stock to an established Bangkok business district. Promotional material around the launch put the project value at about THB 4.5 billion, while Nomura described the deal as its first strategic joint venture with Sansiri.
Neither point demonstrates future capital growth, liquidity or rental performance. An investor can use The Monument Sathon as a fresh benchmark for prime Bangkok supply, then compare its price per square metre, payment schedule and unit specifications with completed Sathon buildings. For an owner-occupier, the short walk to the BTS and the relatively low residence count may matter, but they still need to be weighed against the actual purchase price and contract terms.
