Koh Samui had 2,422 homes for sale across 113 projects in Q1 2026
Villas dominate value while condos dominate unit count
Colliers counted 65 holiday-villa projects with 749 units worth more than THB29.85 billion. Villas therefore represented more than half of the island's total residential project value even though they were not the largest segment by number of units. The condo market comprised nine projects with 1,214 units and a combined value of about THB6.03 billion. Colliers put typical condo pricing at roughly THB60,000–80,000 per square metre, with some premium projects above THB200,000 per square metre. Another 39 housing-estate projects accounted for 459 units worth more than THB17.32 billion.

Foreign buyers are estimated to account for 85–90% of demand
Colliers estimated that overseas buyers generated 85–90% of residential demand on Koh Samui, with European buyers representing more than half. The reported motivations ranged from long-term residence and retirement to rental investment and holding property as a long-term asset.
That percentage is an estimate of demand, not an official measure of foreign legal ownership. It also does not show how many transactions were registered or the prices at which individual deals actually closed.
The Q1 snapshot is useful for scale, not for promised returns
For buyers, the data is most useful as a picture of how much stock is competing for attention and how that supply is divided between villas, condos and housing estates. It also shows why Samui should not be taken as one uniform market: the product mix and pricing can differ sharply by segment.
The THB53.2 billion headline does not establish liquidity, achievable resale prices or net rental returns. A specific purchase still needs project-level comparisons, ownership terms, costs and competing stock in the same location.
