Thailand extends temporary mortgage LTV relaxation through June 2027
The measure had been due to expire on 30 June 2026, but the Bank of Thailand extended it for another year. The current notification covers loan agreements made from 1 July 2026 through 30 June 2027. In the central bank's official regulatory system, Notification No. 30/2569 remains listed as active.
Which housing loans can use the 100% ceiling
The relaxation covers two categories. For collateral valued below THB 10 million, the LTV ceiling can reach 100% from the second housing-loan contract onward. For collateral valued at THB 10 million or more, the 100% ceiling can apply from the first contract.
This is a regulatory ceiling, not an entitlement to borrow the full value of a property. The measure temporarily removes lower LTV caps for the covered cases; it does not compel a lender to approve a particular amount.
The notification applies to institutions covered by the Bank of Thailand framework, including locally registered commercial banks and specialised financial institutions. A borrower's actual options still depend on whether a lender offers a suitable housing-loan product and approves the application.

Why a 100% ceiling does not remove financing risk
Lenders still assess repayment capacity and borrower quality. In the Bank of Thailand's explanation of the temporary relaxation, the central bank made clear that a higher regulatory ceiling may not result in a loan being approved at the full 100% of collateral value.
For foreign buyers, the point is even more basic: the LTV relaxation does not create mortgage eligibility or override a bank's borrower requirements. A buyer should first establish whether a suitable loan is available for their status and income, then work out how much of the purchase can realistically be financed.
