Rail access without the main road

Saint Louis BTS is stated at roughly 80 metres, while the residence itself sits inside Sathon Soi 10 rather than opening directly onto the main traffic corridor. That is a practical distinction for daily life: the train is walkable, but the arrival sequence is still on a smaller lane. The route should be walked before buying, because pavement, crossings and the actual station entrance matter more than a straight-line distance on a brochure.

A smaller residence count

There are 185 homes in a 29-storey tower. That does not guarantee silence or perfect management, but it is a different density from Bangkok projects built around hundreds of near-identical small units. Conventional parking at roughly 102% of the residence count reinforces the same point: substantial floor area is being committed to how the building functions after sale, not only to sellable apartments.

Room for family living

The mix moves quickly beyond compact one-bedrooms into two-bedroom homes of roughly 80–109 sqm and three-bedroom homes of roughly 131–202 sqm. That makes the project relevant to households looking for a primary residence, not only a central-city investment unit. The larger formats also magnify the real ownership budget: fit-out, common fees, sinking fund and the capital tied up until handover all rise with area.

Amenities with clear users

The shared spaces are organised around specific use cases rather than one generic clubhouse: a dedicated pet level, a high-floor wellness cluster, children's facilities, pools, reading space, private dining and a rooftop garden. The right question is not how many facilities appear in the brochure but which ones the household will actually use. A buyer without pets or interest in resident amenities may be paying for features that add less personal value.

A long wait for possession

The working handover target is Q1 2030. That changes the comparison completely. A buyer gets access to a new building and early plan selection, but cannot live in the property or earn rent from it for several years. For some households the meaningful alternative is therefore not another off-plan launch but a completed Sathon building where the exact unit, view, management and running costs can be inspected now.

About the project

The Monument Sathon is a new residential tower at the entrance to Sathon Soi 10, a short walk from Saint Louis BTS. The headline sounds familiar for central Bangkok, but the product is more specific than a generic luxury launch: one 29-storey tower, 185 residences and 31 plan types ranging from 39 to 303 square metres. The mix is not dominated by tiny studios repeated floor after floor. One-bedroom homes start compact, then the range expands into large two- and three-bedroom apartments and only two penthouses. That matters because buyers are not choosing only between higher and lower floors; they are choosing between distinctly different living formats, from a city base for one person to a long-term family home with genuinely larger rooms.

Sansiri is developing the project with Nomura Real Estate (Thailand), their first joint venture. Nomura's published material describes a 55% Sansiri and 45% Nomura participation and a project value of THB 4.5 billion. A corporate partnership is not a substitute for contract review, but the specification gives a clearer sense of what the developers are spending money on. Conventional parking is stated at roughly 102% of the residence count rather than relying on mechanical stackers. Shared spaces are split into distinct layers: an arrival hall and garden at ground level, a dedicated pet floor, a wellness cluster high in the tower and a private dining and garden level near the top. Those choices do not guarantee resale performance; they do show that the building is designed around owner use rather than only around an investment brochure.

The location is unusually easy to understand without a long list of landmarks. Sansiri states roughly 80 metres to Saint Louis BTS, about 600 metres to Chong Nonsi and 850 metres to Surasak. Saint Louis Hospital is listed at about 400 metres and Bangkok Christian College at about 650 metres. Sathon Soi 10 is a relatively short lane off the main business corridor, so the building can sit close to offices and rail without putting its front door directly on a major traffic artery. The trade-off is that this remains central Bangkok: weekday traffic, neighbouring development and the exact outlook from each stack will matter. A city view on a high floor and a lower-floor orientation toward a future site are not the same purchase even when the floor plan is identical.

The plan mix is one of the more useful parts of the project data. Standard one-bedrooms run from 39 to 69.25 sqm, followed by a 74.5 sqm one-bedroom-plus. Two-bedroom residences range from 80.25 to 108.75 sqm, while three-bedroom homes run from 130.75 to 201.75 sqm. The two penthouses are 240 and 303 sqm. This creates real steps between household sizes instead of forcing a buyer to jump from a compact apartment straight to a trophy unit. Availability is the moving part. Sales have been released by floor rather than as one permanent inventory list, so a plan shown in the brochure may not be available when a buyer asks. The relevant document at reservation is the live unit schedule for the actual released floors.

Pricing needs the same separation between headline, live stock and contract. Sansiri launched the project from THB 9.9 million in August 2026, with the published range extending to around THB 150 million. On 24 September 2026, an active DDproperty listing showed a 40 sqm one-bedroom at THB 8.9 million. We use that only as a lower market anchor, not as the project's official price. Agent incentives, limited units or launch campaigns can produce a number that is real for one residence and irrelevant to the next. The useful comparison is therefore unit by unit: area, floor, aspect, foreign quota status, payment milestones, recurring charges and what is actually included in the sale contract.

The payment schedule circulating in August 2026 is straightforward on paper: a booking amount that rises with unit size, 30% under the contract within 15 days of booking and 70% at handover. That structure leaves most of the purchase price until the end, but it still puts a meaningful deposit at risk during a multi-year construction period. The same sales material states a common fee of THB 95 per sqm per month for the first two years, rising to THB 110 thereafter, plus a one-time sinking fund contribution of THB 800 per sqm. On a large three-bedroom or penthouse these are not token amounts. They belong in the ownership budget alongside furnishing, taxes, insurance and the cost of holding a property that will not be usable before handover.

The biggest open questions are document questions rather than identity questions. Fresh market sources do not agree on completion, with some portals still showing 2028 or 2029 while the latest sales material cited by specialist sources states Q1 2030. This dossier uses Q1 2030 as the working handover target, but the date that matters is the one written into the reservation and sale-and-purchase documents. There is also a notable primary-source discrepancy over the site area: Sansiri's public project page says approximately one rai, while Nomura's official release states 2,834 sqm. We do not average those figures or choose the one that reads better, and we leave land area out of the core project record until the discrepancy is resolved from project documents.

Ownership format

The project is marketed as freehold condominium ownership. A foreign buyer can register a unit in freehold only within Thailand's foreign ownership quota, which is capped in aggregate at 49% of the total unit area of the registered condominium. The remaining quota for the selected residence must be confirmed at the time of purchase.

This is where the project begins to read as family housing rather than a compact city product. There is almost 30 sqm between the smallest and largest two-bedroom plans, enough to change circulation, storage and whether the home can comfortably absorb dining and work space.

130.75–201.75 sqm

Large residences aimed at full-time living. At this size, service circulation, entrance sequence, kitchen layout, bathroom count and bedroom orientation become more important than the headline area. The entry price also makes a poor stack choice expensive, so the plan and outlook should be checked before reservation.

Penthouse
240 and 303 sqm

Only two penthouses are published for the project. They are a distinct product by scale and price rather than simply the largest version of a standard plan. Parking rights, outdoor areas, finish specification and inclusions should be checked specifically for the penthouse rather than inferred from the typical floors.
