The real competitor set is much smaller than Bangkok's listing count

PropertyHub showed 95 sale records for IDEO Mobi Sukhumvit Eastpoint in the 24–25 September 2026 snapshot. A seller should not read that as 95 separate condos competing with one unit. The page contains repeated combinations of floor, size and price, while project promotions and substantially different unit types sit in the same feed.

For a completed one-bedroom of roughly 35–40 sq m, the useful comparison set becomes much smaller. The first layer is similar resale stock inside IDEO Mobi Sukhumvit Eastpoint. The second is Ananda's still-active offer for the completed project. Only then does it make sense to add a few ready condos nearby that can serve the same BTS-based routine at a comparable price and size.

Search visibility alone does not make two homes interchangeable. A studio, a much larger one-bedroom, a unit unavailable under the buyer's ownership scenario, or a project that cannot be occupied yet may appear beside the subject condo without being a realistic substitute.

This cleaner competitor set is useful for positioning an asking price. It still cannot reveal how quickly the condo will sell, because a one-date view of active advertisements is not a record of completed transactions.

Start with the building: the units a buyer can switch to directly

A one-bedroom label is too broad to define direct competition inside the same tower. Someone shopping for about 36 sq m can switch quite easily between similar 35–40 sq m layouts, while a 25 sq m unit or a 44 sq m unit may solve a different space and budget problem despite carrying the same bedroom count.

Current IDEO Mobi Sukhumvit Eastpoint advertisements included a 36 sq m unit on the 8th floor at THB 3.95 million and a 36.6 sq m unit on the 29th floor at THB 4.39 million. A 35 sq m, 19th-floor offer at THB 4.89 million also appeared more than once. That spread is useful evidence of how differently sellers are positioning similar floor areas, but none of those asking prices is evidence of a completed sale.

Floor level, fit-out and condition can change the choice even when the floor plan is close. A furnished condo with appliances competes differently from an empty or tired unit because the buyer faces a different immediate outlay. Transfer-fee support or other documented commercial terms can also make two identical headline prices economically different.

Ownership eligibility can narrow the set again for an overseas buyer. A unit that is not legally available under the buyer's intended ownership route is not a full substitute for one that is. A portal tag should be treated as an advertisement field, not as documentary proof of quota status for a transaction.

Seller type is the final distinction worth keeping visible. Owner resale, agency stock and a completed unit offered by the developer may share a search page, yet the package and room for negotiation can be quite different. The strongest same-building comparisons therefore start with the physical condo and then account for the terms attached to it.

When the developer is still selling completed units in the same project

A resale seller at IDEO Mobi Sukhumvit Eastpoint is still competing with the project's own completed offering. Ananda continues to advertise the development as ready to move in, with prices from THB 3.69 million and a package including furniture and three electrical appliances. A project-style PropertyHub advertisement was visible at the same starting price during the snapshot.

That offer deserves its own line in the buyer's comparison. A resale around THB 3.9–4.0 million can look close on price, yet the package may differ in furnishings, condition and transfer-related costs. The headline figure alone does not capture those commercial differences.

Agency posts can also echo a single developer promotion. Wording such as a project deal does not prove that the developer itself posted the specific advertisement, so the source and terms should remain distinct. If no verified monetary value is given for furniture, appliances or fee support, those benefits should not be converted into an invented net price.

The broader market provides context for why this matters. Colliers' Q1 2026 Bangkok condominium report described developers using incentives and promotional schemes while preserving headline selling prices. That observation explains the competitive mechanism; it does not make every promotion equivalent or establish the terms of any individual unit.

One condo can appear as several competing listings

The clearest IDEO Mobi Sukhumvit Eastpoint example is a Building B unit on the 19th floor: 35 sq m at THB 4.89 million. PropertyHub carries at least two separate pages with the same seller, matching unit details and the same CNOP35710 reference. A buyer is looking at one physical alternative even though the portal has more than one record for it.

Cross-portal repetition is harder to prove. DDproperty and FazWaz both carry 35.41 sq m offers at THB 5.0 million. That exact size-and-price match is strong enough to avoid counting them automatically as two independent condos, but it is not sufficient on its own to declare them identical. Floor, photos, layout and seller details are the next evidence needed, so an unresolved pair belongs in a possible-duplicate cluster.

The reverse problem also occurs: one condo can be marketed by several agents at different prices. It remains one physical competitor, while the price discrepancy is still relevant because the buyer genuinely sees more than one asking level for the same home.

Matching area and price alone should not collapse two listings either. Large condominium projects can contain many units of the same plan on different floors. Strong duplicates can be grouped, uncertain ones can remain flagged, and ordinary lookalikes should stay separate until there is better evidence.

That is why the 95 records on the project page cannot be converted into a claim that 95 distinct condos are for sale. The useful result for a seller is a short list of genuine substitutes, not the largest number displayed by a portal.

Comparable-unit filter before you compare

  • The condo is available for occupancy now.
  • Ownership or quota status is considered when stated and relevant.
  • The offer is actually active on the comparison date.
  • The location supports a comparable daily transport pattern.

Why listing counts cannot tell you how long a condo will take to sell

An active advertisement answers one narrow question: the offer is visible to buyers now. A portal refresh date shows activity on that platform; it does not tell us when the condo first entered the market. If the same physical unit is tracked over time, the first recorded sighting is a separate date and still should not be presented as the official start of marketing.

A disappeared advertisement is even more ambiguous. The unit may have sold, been withdrawn, expired, moved to another agent, or been reposted under a new record. Without transaction evidence, none of those explanations can be selected as fact.

A confirmed transfer is a different type of evidence. Reliable registered transaction data for the specific building can be shown separately when available, but it should not be blended with live asking advertisements.

The current snapshot can therefore describe today's competitive set, not days on market. Estimating selling time would require a time series that follows the same physical condos or verified transactions with dates; a cross-sectional portal page cannot supply that.

A portal total becomes useful only after repeated advertisements and non-comparable unit types are stripped out. A seller needs to see the handful of homes a buyer could realistically switch to in the same search session. If the developer still has completed stock, that offer deserves its own line because furniture, appliances and transfer-related support can change the appeal of the headline price. Matching agent posts should be treated as one physical condo while any difference in advertised price is preserved. Once the set is clean, a genuine advantage is easier to see in the floor, view, condition, furnishings, buyer eligibility or final commercial terms. None of those advantages can produce a credible selling-time estimate without observations over time or confirmed transactions.
