Bangkok New-Build vs Resale Condo Prices

First scenario
Developer stock can suit a buyer who values a newer building, direct purchase terms and, where available, staged payments or a ready-to-move unit. The comparison does not show a consistent direction for pricing: new-build asking prices were higher in one matched segment and lower in the others.
Second scenario
Resale can offer immediate visibility on the apartment, building condition and furnishings, and in some locations it stretches the same budget further. That advantage can disappear once foreign freehold availability, floor, view, renovation condition and the seller's pricing are aligned.
Main difference
On September 27, 2026, the observed median asking-price gap across four matched segments ranged from about +22.9% for developer stock in On Nut to about -16.8% in a small Bang Chak-Punnawithi segment. These are segment-level asking-price differences, not a causal price of newness and not a Bangkok-wide average.

What Counts as a Fair Comparison

Two condos with similar sticker prices can be very different purchases. A unit a few minutes from a rail station is not equivalent to one a kilometre away; foreign-quota freehold is not interchangeable with Thai-quota-only stock; and a fully furnished resale should not be treated as identical to a unit delivered with built-ins only. A citywide average would blur those differences before the comparison even begins.

Developer stock is classified here by the seller, not simply by the age of the building. A completed unit still counts as primary stock when it is being sold by the developer; a completed unit offered by its current owner is resale. Contract assignments in unfinished projects are kept out of the main groups. Every row in the four matched segments uses units shown as available for foreign-quota freehold, so Thai-quota-only listings do not enter the same median.

Prices were checked on September 27, 2026. Each segment holds the bedroom count and size range close, then looks at the same micro-market and practical differences such as station distance, floor, view, project age, project class and furnishing. An older listing only remains in the figures when the live page still shows the unit and the same asking price on the check date. The same apartment appearing on several portals counts once.

The groups are deliberately small. None reaches the preferred 8-10 unique listings on both sides: the largest resale side has eight units, while the developer sides contain two to four. That makes the figures descriptive evidence for Bang Chak-Punnawithi, On Nut and Sukhumvit 23, not an estimate for all of Bangkok. They are asking prices, not registered transaction prices.

How New-Build Asking Prices Compare with Matched Resales

The four segments do not produce a single new-build markup. On Nut shows the clearest positive gap for developer stock, while the other three segments place the developer median below resale on a per-square-metre basis. That change of sign is more useful than a Bangkok-wide headline number because it shows how quickly the answer moves with the micro-market.

In On Nut, four completed developer units at Aspire Onnut Station, sized 27.09-30.37 sqm, have a median asking price of about THB 4.42 million and THB 150,900 per sqm. Seven foreign-quota resale units in a roughly 25-31 sqm band come to THB 3.50 million and THB 122,700 per sqm. The observed gap is about +26.3% in total price and +22.9% per sqm. Aspire is around 0.3 km from BTS On Nut, while several resale buildings in the comparison sit farther out, so station proximity is part of the price difference.

The smaller Bang Chak-Punnawithi segment points the other way. Two developer units of about 26.7 sqm at Good Day Sukhumvit 93 have a median of THB 2.051 million and THB 76,900 per sqm. Three foreign-quota resales between 28 and 32 sqm have a median of THB 2.70 million and THB 92,500 per sqm. That puts the developer side about 16.8% lower per sqm and 24.0% lower in total asking price. Good Day is roughly 1.2 km from BTS Bang Chak, so the result should not be read as proof that a newer building is inherently cheaper.

Sukhumvit 23 gives two more checks within the same central corridor. For 29-35 sqm one-bedroom units, two current developer prices at Cloud Residences produce a median near THB 5.64 million and THB 191,400 per sqm, while eight foreign-quota resales at Edge Sukhumvit 23 come to roughly THB 7.02 million and THB 217,800 per sqm. The developer median is about 12.1% lower per sqm. In the 41-44 sqm band, three Cloud units sit at THB 8.53 million and THB 208,000 per sqm versus THB 9.00 million and THB 216,200 per sqm for three Edge resales, narrowing the observed difference to about -3.8% per sqm.

The Sukhumvit 23 ranges overlap, and the developer sides are too small for a broad market claim. The useful conclusion is narrower: on the check date, newer stock was not consistently the higher-priced category even within one central micro-market. Floor, view, exact BTS/MRT access, project positioning and fit-out can move an individual comparison more than the age label alone.

When the Headline Price Is Not the Real Premium

A campaign headline and the price of a specific unit are not interchangeable. AP's current Good Day Sukhumvit 93 page advertises fully furnished ready units from THB 1.89 million and a move-in/investment package with a stated value of THB 200,000. That THB 200,000 should not be deducted as cash from every unit because it is a promotional package subject to campaign terms, not an unconditional rebate attached to a specific apartment.

Cloud Residences provides a cleaner example of a unit-level markdown. The current inventory shows a 29.40 sqm unit at THB 5,628,182 against a previous THB 5,808,093 and a 29.50 sqm unit at THB 5,646,929 against THB 5,827,467. Both changes are about 3.1%. Those current prices are what enter the compact Sukhumvit 23 developer median, so the documented markdown is already reflected instead of being subtracted a second time.

On Nut illustrates the opposite problem: there is no defensible cash adjustment for fit-out. The selected Aspire developer units are shown with built-ins, while many comparable resales are fully furnished. Assigning an invented furniture cost would make the adjusted gap look more precise while making it less reliable, so the published comparison leaves that difference qualitative.

This distinction also fits the broader market evidence. Colliers reported in Q1 2026 that Bangkok developers were often preserving headline prices through incentives and promotions instead of outright reductions. A unit-specific cash markdown can change the comparable purchase price; a furniture package, fee support or payment schedule belongs in a separate line unless its monetary effect is unconditional and documented.

What the Same Budget Buys in New-Build and Resale

Next step Resale often opens a wider range of floor areas, especially once the newest buildings and closest station positions are excluded.

Renovation condition, furnishings and building-level capital work can absorb part of the apparent saving.

Where the Price Gap Cannot Be Attributed to Newness

On Nut is the clearest confounding case. Aspire Onnut Station is about 0.3 km from BTS, while the resale buildings used here sit roughly 0.7-1.3 km away. With a +22.9% per-sqm developer gap, there is no clean way to separate building age from the shorter station walk, high-rise positioning, floor and view mix.

Sukhumvit 23 creates the opposite test. Cloud Residences was completed in 2025 and sits farther from MRT Sukhumvit than Edge Sukhumvit 23, yet its median per-sqm asking price is lower in both size bands on the check date. Even after holding foreign-quota availability constant, the newer label does not explain the price by itself; exact location, floor, outlook, furnishing, layout scarcity and each seller's pricing still matter.

The boundary of the evidence is therefore clear. These figures show what comparable units were asking on September 27, 2026 and how the observed gap changes after controlling several obvious differences. They do not isolate a causal price of newness, and they do not tell us the final negotiated transaction price.

A price gap becomes useful only after the homes are made genuinely comparable. In Bangkok, station distance, floor, view and foreign freehold availability can move an asking price as much as the building's age. Developer incentives may reduce the payable amount, but a promotion package is not the same thing as cash. A furnished resale can also remove costs that are invisible in the headline comparison. I would first put both units on the same basis: ownership, size, readiness and documented payment terms. Only then does the difference in asking price become meaningful.
