Living in Ubud: What to Know Before Moving
Living in Ubud: Who It Suits—and Who It Does Not
A home can be labelled “Ubud” and still be a poor base for an ordinary working week. The attractive part may be easy to photograph: trees, a garden, perhaps a café nearby. The awkward part only becomes apparent when a taxi stops well short of the door or the route out of the lane feels uncomfortable after dark.
For someone whose work and interests are largely local, Ubud offers a different rhythm from Bali’s beach districts. Some addresses put food shops, places to meet friends and everyday errands within walking reach. Others offer space and greenery at the cost of a ride whenever you need something. Neither arrangement is automatically better; the property’s entrance and the journeys you make most often determine whether it works.
Regular trips to the southern coast, frequent specialist care or a school run with little room for delays deserve a realistic trial before a long lease. Living without a scooter is possible in selected locations, although easy vehicle access becomes much more valuable. A long stay also requires the appropriate Indonesian immigration status, assessed separately from any housing contract.
Central Ubud, Penestanan, Sayan, Peliatan or Mas?
Start with central Ubud if walking to everyday services is high on your list. The area around Jalan Raya Ubud and Jalan Monkey Forest has shops, restaurants and a lively public realm, but visitor traffic can change the feel of a street from morning to evening. A listing described as “central” might still have poor pedestrian access to the places you actually use. A road crossing, a stretch without a comfortable pavement or a driveway shared with other properties may matter more than its map pin.
Penestanan has an entirely different appeal, especially where smaller paths lead between homes and rice fields. Those same paths can be its practical limitation. Some properties sit beyond the point where a car can stop; others have straightforward access from a proper road. Think beyond your arrival with a suitcase. A family may need to move shopping, a buggy or bulky deliveries along that route several times a week, including when the ground is wet.
To the west, Sayan offers pockets of greener, less closely spaced housing. Indonesia’s tourism register places Sayan within the Ubud area of Gianyar, but the village name cannot tell you how remote an individual entrance feels. A scenic house may be an easy drive from services or may involve a longer approach and regular car journeys. Slopes, lighting and nearby building activity also make a difference to whether the setting feels pleasant after the novelty wears off.
Peliatan can be worth looking at when your routine takes you east or south of the central streets. The actual junctions and nearby businesses matter: two properties with a Peliatan address may experience quite different traffic or evening noise. It is worth tracing your commuting and grocery routes before deciding which part of the area to inspect.
Mas becomes particularly relevant when school or healthcare trips lead to Jalan Raya Mas. Pelangi School and two registered hospitals provide useful reference points, though Mas covers more than the short stretches surrounding them. A house in the village is not necessarily convenient for any of those facilities. Mark the gate of the property, not merely the neighbourhood name, then follow the journeys your household would make on a typical weekday.
Renting in Ubud: Access, Damp and the Lease
A rice-field villa can look perfect on a rental site while failing a surprisingly ordinary test: can a car reach the entrance? In some lanes the closest pickup is around a bend or beyond a footpath. That might feel charming on arrival, then become a nuisance when someone is ill, rain is heavy or a delivery driver will not carry groceries to the house. Make the last stretch part of the viewing, ideally with the sort of luggage or bags you would normally carry.
Inside, look beyond freshly opened windows and tidy surfaces. Mould can be concealed behind a wardrobe, staining can appear near the ceiling, and a mattress may smell damp even in an otherwise attractive room. Water pooling by external walls or a persistently musty smell deserves an explanation. WHO guidance identifies dampness and mould as indoor-environment concerns; the sight of a mark is not a medical diagnosis, but cosmetic cleaning does not resolve an ongoing leak.
A working home also needs working utilities. Run the hot water and shower, see whether pressure changes when more than one tap is in use, and listen to the pump. Air-conditioners should be tested for operation and signs of neglected maintenance. Ask who arranges repairs, how problems are reported and which utility bills fall to the tenant. These details can change the real cost and convenience of a home without appearing in its headline rent.
Noise is another feature that photographs erase. A garden wall might border a busy access road, a neighbouring business or a building site. The space may sound peaceful at midday and quite different when people return home, music starts or work crews arrive in the morning. Open-sided living rooms are attractive in a tropical setting, yet they offer less separation from outside activity. A second visit at another time is often more informative than another hour spent looking at the décor.
The payment stage brings a separate set of questions. Establish who is authorised to lease the property and who will sign the agreement. Maintenance, deposits, utilities, early departure, the condition inventory and the timetable for returning any security money belong in writing. Photographs taken at handover can help settle disagreements about pre-existing damage. Where the lease or the lessor’s authority is unclear, independent local legal advice is more useful than relying on assurances exchanged verbally.
What to Check in an Ubud Home Before a Deposit
Ubud Weather, Humidity and Rainy-Season Housing
Two rentals on the same lane can feel completely different indoors. Roof design, shade, ventilation and the level of the floor affect the way heat and moisture build up. A wall facing a poorly drained garden may stay damp even if a nearby room feels comfortable. Green surroundings are pleasant, but they cannot certify that the structure stays dry.
Rainfall forecasts need similar care. BMKG has published its national outlook for the 2026–27 rainy season, and Bali has its own local climate bulletins. Neither a national month-by-month summary nor a familiar holiday-season rule establishes the start of heavy rain at a particular address in Ubud. The local forecast is worth consulting, but it cannot substitute for inspecting a building’s drainage and ventilation.
A viewing after rainfall may reveal water sitting around the threshold, wet patches beneath windows or runoff directed towards the house. There is also the less visible issue of rooms that smell stale after being closed for a day. Air-conditioning may reduce discomfort while running, yet it cannot repair a leaking roof or a drainage problem outside. A sunny-day viewing leaves those questions partly unanswered.
Repeated dampness calls for a plausible repair plan from the owner, ideally documented before signing. Repainting, fragrance and a quick wipe-down are not substitutes for fixing water ingress or improving ventilation. If the weather stays dry throughout your trial, record the uncertainty in the rental discussion rather than treating an untested feature as a pass.
Ubud Traffic and Getting Around Without a Scooter
The phrase “walkable Ubud” needs a street address attached to it. A short distance on a map can involve steep steps, narrow paths, awkward crossings or poor lighting. After rain, a route that seemed pleasant in sandals may be difficult with groceries, a buggy or limited mobility. The practical question is whether you can make the same journey comfortably every ordinary day.
Four destinations provide a useful starting point: groceries, your workplace or coworking space, school if relevant, and healthcare. Repeating those trips at the hours you would actually need them reveals more than calculating a radius around the house. A quiet late-morning drive tells you very little about school drop-off. An easy afternoon walk may be less appealing after dark, particularly where a path has no safe separation from vehicles.
Central Ubud has streets where busy visitor movement meets everyday local traffic, including approaches to Jalan Raya Ubud and Jalan Monkey Forest. Delays can vary sharply around junctions and local events. A host’s estimate of a quick journey may be perfectly sincere yet unsuitable for your schedule. Test the same route more than once before treating it as a dependable commute.
Ride-hailing is useful, but a booking on an app does not guarantee collection outside your gate. Grab’s Bali guidance describes changes in waiting time and pickup access caused by rain, traffic, ceremonies and the location itself. It does not establish a blanket ban across Ubud. Some properties simply require passengers to reach a recognisable road or meeting point before a driver can collect them. The difference is considerable when travelling with a child or luggage.
People who prefer not to ride a scooter may do very well in a home with a safe walking route and reliable vehicle access. Someone who needs a car at the door should be more selective, even if that means losing a pretty view. If the first part of nearly every journey involves an uncomfortable walk before transport can begin, a different address will probably serve you better.
Internet, Mobile Backup and Power for Working from Home
“Fast Wi-Fi” is a claim about a listing, not an assurance that a workday will run smoothly. A connection can load websites quickly while struggling with uploads, latency or a video meeting that includes screen sharing. Those failures become expensive in lost time when calls involve colleagues in another time zone.
The useful test takes place where you intend to work, with a real call during your normal meeting hours. Find out who provides the connection and what service the household actually pays for. Neither fibre nor a particular mobile generation should be assumed to reach every villa. Thick walls, the position of the router and the mobile signal inside the room can all affect the result. A screenshot of a speed test taken somewhere else on the property is not enough.
Power arrangements matter too. When electricity fails, the router may stop even if the network itself is functioning. A tested mobile hotspot or a nearby space where calls can genuinely be taken gives you another option. That alternative should be usable when needed, including the journey to it, not merely listed as a coworking space on a map.
It is worth clarifying who deals with outages and who pays for router or cable repairs. An occasional slow evening may be manageable for someone who works mostly offline. For a person with fixed daily meetings, committing to an untested home connection means accepting a work risk that no view or quiet garden can offset.
Schools and Healthcare: The Route Matters More Than the Pin
Choosing a family home before confirming the school often reverses the order that makes life easier. Pelangi School is a concrete starting point in Mas: Indonesia’s education register lists SD Cahaya Pelangi Bali at Br. Kumbuh, Mas, Ubud. The school’s own admissions information covers class ages, learning arrangements and entry requirements. None of that tells you whether there is a suitable place for a particular child. Admissions, fees and the right age group need a direct answer from the school.
Then comes the journey. School runs happen at fixed times, often twice a day, so a road that feels manageable during an afternoon viewing may create pressure every morning. The route from the property’s real vehicle entrance matters as much as the drive itself. Parents without a scooter or car should also examine the pickup point and whether the walk there remains reasonable with younger children.
Healthcare deserves a similarly precise approach. The Indonesian Ministry of Health registers RS Umum Ari Canti and RS Kenak Medika along Jalan Raya Mas. These are genuine nearby reference points, but a hospital address does not establish availability of a particular clinician, the right paediatric service, an appointment slot or acceptance of an insurer’s policy. Emergency arrangements and the route to the appropriate facility need confirmation with the provider.
For a household with ongoing specialist needs, proximity to a general hospital may still leave important journeys elsewhere on the island. It makes sense to consider the school run, a suitable medical provider and the everyday shopping trip as one routine before selecting a lease. Medical treatment choices belong with qualified clinicians; service availability and coverage should be confirmed at the time they are needed.
Moving to Ubud Long Term? Run a Seven-Day Reality Check
A week's ordinary living can tell you more about an address than a sequence of villa viewings. Rent nearby for a short period and keep a normal schedule, including work and errands. Seven days are a practical screening exercise, not a promise that you have seen every weather condition, traffic disruption or problem a house might develop.
Use the first two days to experience your most time-sensitive morning and evening trips. The middle of the week is useful for a grocery run, a second attempt at getting a car to the gate, and two real video meetings from the intended workspace. Families should repeat the school journey at drop-off and collection hours, not rely on a single quiet drive.
Later in the week, listen to the neighbourhood at different times and revisit the property after rain if the weather allows. Look for water around the entrance and check whether rooms develop a damp smell when closed. If no rain arrives, make that an unanswered question. Keep photos, journey notes and any proposed repairs together so the discussion with the owner is specific.
On the final day, the decision can be surprisingly clear. A beautiful home may still be wrong for the school timetable, vehicle access, specialist appointments or frequent trips to the coast. Another part of Bali may suit the routine better. Discovering that before a substantial non-refundable payment is a successful outcome of the trial, not a failed move.
Where to Start Based on Your Daily Needs
Try the centre fringe and Peliatan, then test properties
Start with the school run; compare Mas, Peliatan and actual addresses
Prioritise a car-accessible street over an isolated footpath
Trial quieter side streets in Sayan and Penestanan
Do not default to Ubud; compare Sanur and southern areas
Frequently Asked Questions About Living in Ubud
Can you live in Ubud without a scooter?
It can work well if the home has a genuinely useful walking route or an accessible car pickup point. Being close to central Ubud on a map is only part of the answer; safe crossings and the final lane matter too. Some Penestanan properties require a walk before a driver can reach you. Try the journey after dark and in wet conditions before agreeing to a long rental.
Is central Ubud or Penestanan better for a long-term rental?
Think first about what you do on an ordinary weekday. Central Ubud may put shops and social plans within walking distance, though visitor traffic and noise can be hard to escape. Penestanan offers tucked-away homes, with the possible cost of having to carry bags along a pedestrian lane. Compare the access to two actual properties instead of treating either neighbourhood as uniformly convenient.
How do you check an Ubud rental for damp?
An inspection soon after rain gives you the best chance of seeing drainage problems and water entering the building. Open wardrobes, inspect walls behind furniture and look near the ceiling and air-conditioning units. A musty room deserves an explanation even when the surfaces have been freshly cleaned. If conditions are dry at the viewing, agree on how that remaining uncertainty will be handled before paying.
Can you reliably work remotely from Ubud?
Many residents do work from home, but a specific connection must support your own schedule. A live video meeting from the intended room is more revealing than a download-speed screenshot. Test uploads, latency and the indoor mobile signal during normal working hours. Where calls cannot be interrupted, arrange a backup you have actually used.
Are there schools and hospitals near Ubud for families?
Pelangi School is a useful reference point in Mas, with its primary-school address confirmed by Indonesia’s education register. Health ministry records also place Ari Canti and Kenak Medika hospitals on Jalan Raya Mas. Admissions, age suitability, clinical services and insurance arrangements must all be checked with the individual provider. The school run and the journey to appropriate medical care may matter more than how close these places appear on a map.
Which parts of Ubud are quieter for day-to-day life?
Certain lanes in Sayan and Penestanan may feel calmer than the central visitor routes. That impression can change with neighbouring construction, a business opening in the evening or community ceremonies. A property set back from the road may also have a less convenient approach. Visit the same entrance at more than one time of day before deciding it offers the quiet you want.
What should you do before paying for a long-term Ubud rental?
Verify who has authority to sign the lease and receive the deposit. Record the property’s condition, including existing damage, then document how bills, maintenance, early termination and the security deposit will be handled. Clear return conditions matter just as much as the initial amount paid. If the written terms do not match what was promised, resolve the difference before transferring money and seek independent local advice where needed.
