Oakwood Sanur reaches topping-out stage ahead of planned 2028 handover
In brief: Oakwood Sanur, a hotel and residence development in Bali's Sanur Special Economic Zone, marked the completion of its main building structure on 6 October 2026. Its representative set December 2027 as the construction target and March 2028 for handing over apartments; neither date is a confirmed delivery milestone yet.
For prospective residents and leasehold buyers, the announcement provides a visible sign of construction progress. It also brings a less obvious issue into focus: how much of a proposed lease term will remain once a finished unit can actually be occupied.
The project has been under construction since its April 2026 groundbreaking, which was publicised by contractor PT Nindya Karya. Indonesia's public broadcaster RRI reported from the topping-out event in Sanur on 6 October, while Bisnis.com separately carried the project representative's updated timetable.
December 2027 is the building target, not the handover date
Agung Dirojo, the Oakwood Sanur project contact and a senior manager at Ray White Kuta, said construction was scheduled to finish in December 2027. Keys are intended to be handed to customers three months later, in March 2028.
Topping out marks a structural stage. It does not establish that apartment interiors, building systems, final approvals or the paperwork needed for handover are complete. The public reports do not include an independent technical acceptance certificate, and the stated schedule remains the project's own forecast. Oakwood's operator, The Ascott Limited, lists a 2028 opening year on its booking website, but that listing does not independently confirm the promised apartment handover month.
Buyers are being offered a lease with 28 years remaining at delivery
According to the October presentation, the residential offering comprises 75 furnished apartments marketed under a 30-year *hak sewa*, or lease-right, arrangement. Dirojo said purchasers would have approximately 28 years of the term left when units are handed over in 2028.
That two-year difference deserves attention before anyone commits funds. The exact lease commencement date and the treatment of any delay need to be established from the documents governing the individual unit. The same applies to renewals, assignment of rights and the point at which service or management charges become payable. A leasehold interest should not be confused with outright ownership of the land or apartment.
Oakwood is part of The Ascott Limited's hospitality portfolio, and the development is being presented with professional management services. A branded operator, however, is not evidence of a particular net rental return. Owners' access, operating costs and revenue-sharing arrangements would depend on contracts that were not supplied in the news reports.
Published room counts do not yet tell one consistent story
There is also a difference in the figures being circulated. RRI reported a proposed 144 hotel rooms alongside the 75 apartments, citing the project representative. Ascott's own Oakwood Sanur Bali listing currently describes a property with 180 rooms. The available material does not explain whether those numbers cover different parts of the scheme or reflect a design revision.
Anyone comparing units should therefore ask for the current approved plans and a precise description of the space being offered. The October milestone is meaningful evidence of progress on site, but it cannot resolve the final inventory, lease documentation or the conditions under which a particular apartment will be delivered.
