Tourism and property demand
Visitor numbers can be important context for an island. But there are too many steps between arriving at an airport and demand for one asset to call one proof of the other.
What do tourist arrivals measure?
BPS publishes foreign visitors by month and entry gate. Its 2026 table shows 502,205 in January, 697,809 in July and 685,994 in August. It is a transparent Bali-level arrivals series. It contains no address, property format, booking, rate, length of stay, costs or asset net result.
The short answer
Tourism flow is a question about broad context and seasonality, not a ready model of housing demand. To discuss an asset, you need different evidence: accommodation type, exact address, operating model, legality and operating terms, real bookings or comparable results, costs and period.
Evidence scope
- Checked on
- 2026-10-15
- Established
- BPS publishes monthly Bali arrivals by entry gate.
- Not established
- Demand, bookings, occupancy, rent or return for a particular property.
A series does not tell an asset's story
A monthly rise or fall in arrivals can be a reason to refresh questions about seasonality. It does not select an area, state future occupancy or promise return. That requires transparent observations and costs for the same format and address. If they are absent, the honest answer is ‘not established’.

The demand chain is longer than one metric
A visitor may stay in any accommodation type, come for a short period, choose another territory or not belong to your segment at all. Between arrivals and an asset result sit access, competition, quality, management terms, permitted use, price, reviews, fees and costs. The list is not for fear; it prevents unknowns from being skipped.
How to update the question
BPS updates the arrivals series. When a new month appears, update the date and series, not the conclusion about a particular asset. Its data is updated separately: address, offers, actual bookings, costs, terms and records. Do not mix a provincial observation with a private case.

Decision steps
- Step 1
Label it as arrivals, not bookings.
- Step 2
Record month, entry gate and series geography.
- Step 3
Name the accommodation format and customer for the selected asset.
- Step 4
Request address-level evidence of actual operation and costs, if available.
- Step 5
Do not conclude on return without a comparable model.
