Returns and cash flow in Bali
Return has an awkward habit: the shorter it is written, the more assumptions are usually hidden inside it. At the start, it is more useful to map the sequence of cash, records and conditions from which any percentage could actually arise.
What belongs in a model before drawing a return conclusion?
Start with the goal and time horizon: use the home, receive operating cash, sell later or combine several scenarios. Then separate initial cash from recurring inflows and costs, and recurring cash from an exit price. When those three buckets are mixed, an attractive percentage explains nothing.
The short answer
A working model does not try to guess the market. It shows which inputs are facts, which are assumptions and how the result changes when an assumption fails. For an asset in Bali, the right structure, permitted use case, payment sequence and costs can alter the meaning of a number more than the quoted percentage itself.
Three cash buckets
The first bucket is entry: price, payments before handover, documented completion costs and everything needed to make the asset fit the chosen use. The second is the holding period: receipts, commissions, servicing, repairs, utilities, taxes and vacancy where applicable. The third is exit: timing, sale or transfer costs, residual obligations and a price that should not be treated as known in advance. Do not move cash between buckets to make a number look better.

- Established
- Indonesia has frameworks for land rights, apartment units and registration, and for regional tax and retribution revenue.
- Not established
- Income, applicable rate, amount of costs, legal structure, permitted use, liquidity or outcome for a particular asset.
1. Start with the goal, not the formula
Time horizon, personal use and willingness to hold the asset through a weaker scenario all change the model. Write down what success means to you: predictable monthly cash, use of the home, capital preservation or a planned exit. One property may not meet all of those goals at once; that is a normal reason not to force a conclusion.
2. Mark where every line comes from
Every line needs a label: agreement, invoice, statement, operator, your own assumption or still unknown. Do not place a confirmed sum and a marketing forecast in one column. Keep a separate list of what must arrive before signing: the full payment schedule, contract appendices, management terms, cost list and the date on which every calculation is current.
3. Test the weaker scenario first
You do not need to draw a catastrophe to see fragility. Ask instead what happens to cash if receipts are lower, costs higher, handover delayed or an exit cannot happen quickly. If the model works only when every optimistic assumption holds, it is not evidence of return; it is a description of hope.
4. Right, use and cash are three separate checks
Indonesia has frameworks for land rights, apartment units and registration, as well as for regional tax and retribution revenue. A general framework, however, does not confirm your asset’s structure, an applicable rate, the payment recipient or a permitted use case. Those questions are checked against the specific offer records and, where needed, with an independent qualified professional.

Decision steps
- Step 1
Write down the goal, horizon, personal use and the condition under which you would exit.
- Step 2
Separate entry cash, operating cash and exit into three independent parts.
- Step 3
Mark each line as confirmed, assumed or unknown.
- Step 4
Check what remains with lower receipts, higher costs and delay.
- Step 5
Request records for open lines before calculating a final return.
