What Does a Bali KPR Cost Once the Introductory Rate Ends?

Published · Updated

Which Bali home and borrower are in scope for this KPR model?

This model concerns a specific resale property, not a generic “Bali mortgage”. On 19 October 2026, Pinhome displayed a ready-to-occupy house advertised as “Dijual Rumah Siap Huni di Buduk Dalung Mengwi Badung Bali”, in Mengwi, Badung. The asking price was IDR 1,300,000,000, for 120 sq m of land and a 90 sq m building with two bedrooms. Its seller describes the tenure as Sertifikat Hak Milik (SHM). None of those listing details amounts to a land-registry search, an agreed sale price, a building-permit review or a confirmation that the property remains on the market.

Eligibility comes before the payment calculation. BCA describes its KPR Pembelian product as a home-purchase loan covering both new and second-hand houses, and specifies Warga Negara Indonesia (WNI), Indonesian citizenship, in its published applicant requirements. Income and employment evidence, age at loan maturity and other underwriting checks also matter. Passing a nationality screen does not mean the applicant has passed a credit assessment; the bank must still decide whether to lend and on what terms.

The security has its own documentation threshold. BCA asks for property certificates in the HM, HGB or HMSRS categories, IMB or Persetujuan Bangunan Gedung (PBG) building documentation, the latest PBB property-tax record and, for a non-developer purchase, an AJB sale-and-purchase deed. SHM in a listing is a claim about a certificate, not verification of its authenticity, the registered owner, mortgages or other encumbrances. Nor does the quoted floor area establish that the building matches its permits.

A financing button on the portal is especially easy to misread. Pinhome displays an indicative KPR instalment starting at approximately IDR 8.9 million and a separate estimated down payment starting at IDR 65 million, using assumptions that are not the ones in this article. These marketplace numbers are not BCA approval or evidence of an acceptable collateral valuation. The loan examined here is also not a lending route for foreign applicants simply because they have a KITAS residence permit, a spouse in Indonesia or an interest in a Bali house: BCA publishes WNI as a requirement for this particular product.

Landholding rights and mortgage eligibility are distinct legal and banking questions. Readers evaluating leasehold interests or a purchase by a foreign national will need a different legal and financing analysis. For the worked example to become a real KPR transaction, both the borrower and the collateral must clear BCA’s checks, followed by the relevant property and transfer documentation.

Who it suits — and who it does not

This fits you if
  • You are an Indonesian citizen (WNI) who can submit to BCA’s individual underwriting.
  • You are buying a completed home with verifiable HM/HGB/HMSRS title and the required IMB/PBG documentation.
  • You want to test repayments after the introductory fixed period, not only the initial instalment.
Probably not if
  • You are a foreign national (WNA) assuming this published BCA product is open to you.
  • Your interest is leasehold only, with no eligible registered collateral established.
  • The certificate, building permission or existing charges against the property remain unresolved.
  • Your transaction is an off-plan developer instalment plan, not a completed-home purchase KPR.

How much of the house price must be paid upfront?

Begin with the seller’s IDR 1.3 billion asking price. Assuming the buyer contributes 20%, the initial equity contribution is IDR 260 million and the modeled bank principal is IDR 1.04 billion. This 20% is a deliberate scenario input, not BCA’s advertised minimum deposit or confirmation that the house qualifies for an 80% loan-to-price ratio. A price in a listing, a negotiated sale price and a lender’s collateral valuation can all be different numbers.

The term chosen here is 20 years, or 240 monthly instalments. For the first 36 payments, the model uses BCA’s published regular three-year fixed purchase rate of 8% effective per annum, from the publicly indexed schedule marked valid through 31 October 2026. The adjacent 9% regular three-year refinancing column covers a different loan purpose. Using that figure for a new purchase would alter the comparison before the buyer even reaches the floating-rate period.

BCA ultimately determines the approved credit limit, not the property portal or this model. A borrower might meet the bank’s income criteria but receive less than IDR 1.04 billion, or the bank might find documentation issues with the proposed security. In either case more of the transaction price may have to be funded directly, or the acquisition may not proceed under this loan product at all.

Treat the equity contribution, borrowing and fees as separate cash flows. The down payment is the part of the price not covered by the loan; the principal is money to be repaid over time with interest; appraisal, loan arrangement, insurance and transfer charges are further costs. The headline monthly instalment is useful for one stage of that schedule. It does not measure the whole amount of cash required to buy and hold the property under a twenty-year loan.

What happens to repayments after the three-year fixed rate?

The fixed rate expires after payment 36 in this example. BCA’s regular purchase schedule gives a three-year 8% fixed option, followed by a floating rate subject to review every six months. The date at which the promotional or regular fixed period ends is therefore a budget event: the amount due in month 37 cannot safely be inferred from the first monthly instalment. A fixed-rate quotation protects the specified introductory period, not the remainder of a 20-year loan.

At an initial loan balance of IDR 1.04 billion, 8% annual interest and 240 monthly payments, an ordinary monthly annuity gives approximately IDR 8,698,977 for months 1–36. During those three years the borrower pays about IDR 313.16 million in total, yet the principal drops by only IDR 71.57 million. The outstanding balance at the end of month 36 is approximately IDR 968,428,661. Early payments on a long amortising loan contain a substantial interest component because so much principal remains outstanding.

The post-fixed calculation begins with that outstanding IDR 968.43 million and spreads it over the remaining 204 months. Holding a hypothetical rate of 9% over that balance produces a monthly payment around IDR 9,285,332. At 11%, the payment becomes IDR 10,511,137; at 13%, it is IDR 11,801,411. These alternatives show how the same house, deposit and original term can yield very different household obligations without changing the initial purchase price.

The 11% figure needs a clear date label. It is the floating rate BCA was publicly displaying on 19 October 2026, not a rate promised for the beginning of this hypothetical borrower’s fourth year. Nine and thirteen percent are sensitivity tests only. All three long-run figures assume the selected reset rate then stays unchanged for 204 months, even though BCA’s stated floating-rate policy allows a reassessment every six months. Future market conditions and the eventual agreement may lead to further increases or decreases.

Against the 8% introductory payment, an 11% reset would add approximately IDR 1.81 million each month, a rise of about 20.8%. That is an additional IDR 21.75 million over twelve months if the hypothetical payment stayed at that level. The model uses the annual percentage divided by twelve and standard monthly amortisation, with no intermediate rounding. BCA’s contractual schedule may use payment dates or calculation conventions that make the actual billed amount different; any binding budget must come from the bank’s own loan documents.

Illustrative calculation checked 19 Oct 2026: monthly amortisation at annual rate / 12 and a reset on the remaining balance. BCA’s published regular purchase rate is 8% fixed for three years (indexed schedule valid until 31 Oct 2026); 11% is the floating rate displayed at the check date, not a year-four forecast. Floating rates are reviewed every six months. Excludes insurance, notary, tax and transfer charges; this is neither a bank quotation nor an approval.

What costs sit on top of the down payment?

There are three BCA charges for which a public figure can be calculated without inventing a notary or insurance invoice. The provision fee is 1% of the approved loan principal, which would be IDR 10.4 million on an IDR 1.04 billion loan. The applicable administration bracket, above IDR 500 million and up to IDR 3 billion, is 0.10% of principal: IDR 1.04 million in this case. BCA publishes an appraisal range of IDR 1.1–1.5 million. Together those specific items add up to IDR 12.54–12.94 million on the assumptions used here.

Add the illustrative IDR 260 million down payment and the partly known initial cash requirement becomes IDR 272.54–272.94 million. It would be misleading to call this a closing-cost quote. Life and fire or property-damage insurance are part of BCA’s published loan requirements, but neither premium can be established from the advert or the standard rate table. A quotation may depend on the insured borrower, loan amount, building assessment and insurer terms.

Collateral creation and the property transfer involve a different set of payments. BCA prices security-binding costs according to the notary’s invoice; the APHT mortgage deed, notarial services and relevant recording work need an itemised bill to avoid overlap. BPHTB, a tax arising from the transfer of property rights, and other sale-registration expenses also sit outside the interest rate and the three quantified BCA fees. Their amount and responsibility must follow the actual sale structure and applicable local rules; no universal Bali closing percentage is assumed here.

Even charges arising from the bank process do not necessarily fall due on the same day. An appraisal payment may be requested during the application phase at certain branches, while insurance and notarial figures are usually established later in the process. Any early-repayment charge depends on the eventual agreement and the borrower’s later action. A mortgage discharge or roya administration charge belongs to an eventual release of security, not automatically to the initial purchase; location-specific conditions need to be checked.

Pinhome’s separate indicative “biaya akad” amount does not identify the same fee base or confirm BCA’s price for this resale property. Adding it to every individually listed bank fee could count costs twice. For budgeting purposes, the useful distinction is between money already expressed in the chosen scenario, charges published by the lender and expenses that remain unpriced until there is a credit decision and transaction paperwork.

Why could the bank approval change the entire model?

A lender makes two decisions that the real-estate listing cannot make for it. First comes the borrower: BCA reviews citizenship, age and employment or professional history, documented income, banking records and repayment obligations. Its application requirements include KTP identification, NPWP tax documentation and financial evidence; joint-income arrangements may require a spouse’s documents. The loan amount and term are subject to that assessment. A calculator cannot determine the bank’s underwriting outcome.

The property goes through an independent check. SHM, even when correctly stated by a seller, has to be matched to the land registration, the seller’s identity and any existing rights or charges. BCA identifies HM/HGB/HMSRS certificates, IMB or PBG building documents, PBB and the relevant AJB paperwork among its requirements. A property with an attractive asking price may still fail the lender’s collateral or legal review. Approval of the person does not override a defect in the security.

Consider an alternative decision in which BCA is prepared to lend IDR 900 million instead of the modeled IDR 1.04 billion. This is merely a sensitivity example, not a prediction or claim about BCA’s maximum LTV. At an unchanged agreed sale price of IDR 1.3 billion, the buyer’s own contribution to the price increases from IDR 260 million to IDR 400 million. That is an extra IDR 140 million of equity required before appraisal, insurance, notarial work or transfer costs are resolved. Although the smaller loan reduces the eventual instalment and percentage-based bank charges, it may make the purchase less accessible at signing.

The precise rate product can change the outcome just as much. BCA’s Bali Expo announcement dated 14 September 2026 promoted a one-year 1.23% rate and a 0.81% provision fee, specifically for new homes from participating developer partners. Those terms have not been established for the Mengwi resale listing. Nor should a fix-and-cap structure be silently substituted for the regular three-year fixed purchase tariff: their rate paths and contract conditions are different.

The written bank response has to settle the approved principal, term, selected interest structure, treatment of subsequent floating reviews, acceptable collateral, insurance and itemised costs. The publicly indexed regular rate schedule carried a 31 October 2026 validity date when checked on 19 October; older accessible BCA page snapshots still showed expired dates. A fresh written quotation takes precedence over a cached page. Until those facts are established, an unconditional or non-refundable deposit to the seller creates a potentially expensive mismatch between the planned purchase and the loan that can actually be obtained.

When does this KPR stop fitting the buyer’s budget?

A household that can afford IDR 8.70 million a month may have a very different answer at IDR 10.51 million. The hypothetical move from 8% to 11% adds approximately IDR 1.81 million to each monthly payment, or about IDR 21.75 million across twelve months if that payment level persists. A 13% reset implies roughly IDR 11.80 million a month. These figures are not future rate predictions. They establish the size of the exposure that an affordability decision based solely on the introductory payment would miss.

A full-term illustration puts that exposure in perspective. Assume 36 monthly payments at 8% followed by 204 monthly payments at an unchanged 11%. The modeled total paid to the bank is approximately IDR 2.457 billion, including the original IDR 1.04 billion principal and about IDR 1.417 billion of interest. Add the IDR 260 million down payment and the three published bank charges calculated for the example, and the identifiable nominal cash outflow is approximately IDR 2.730 billion over twenty years. It is still incomplete: life and property insurance, notarial and APHT expenses, BPHTB, transfer registration and any event-driven charges remain outside the figure. The IDR 1.3 billion house price must not be added again because the repaid principal already represents the financed portion of that price.

The point of the calculation is to identify a personal limit before the buyer becomes financially committed. Can the household absorb the higher reset instalment alongside its other obligations? Would a smaller sanctioned loan force an unacceptable amount of savings into the down payment? Are there enough funds left for unquoted closing charges and emergencies? The answers require the buyer’s finances and a specific BCA offer; a generic debt-to-income threshold or an assumption of falling rates would add false certainty. A purchase only becomes financially assessable when the post-fixed exposure, the confirmed initial cash requirement and the property documentation are considered together.

An SHM-labelled house with a KPR button can still be a poor match for the lender’s collateral decision. If the approved advance is lower than expected, the buyer has to bridge the difference in cash before the first mortgage instalment, long before the floating-rate risk materialises. The financial question therefore starts with the gap between the asking price and an actual lending decision, then extends to the payment after the fixed period. Both figures need to be understood before the purchase is treated as affordable.
