When Does a Yearly Bali Villa Rental Actually Save Money?

Published · Updated

What exactly do two quotes for one villa include?

One Canggu villa is advertised at IDR 50 million per month or IDR 550 million per year. The property is Wonderful Bali Villas’ three-bedroom Infinity Pool & Rice Field Views villa, on the Dalung side of Canggu rather than at the beach. Its listing, reviewed on 19 October 2026, says it is available now and sets a one-month minimum stay. Dividing the annual quote by twelve produces about IDR 45.83 million per month. That is useful for comparing a full year's rent, but it is not an offer to occupy the villa for a single month at that price.

A full year of monthly payments at the unchanged advertised rate would cost IDR 600 million, leaving an IDR 50 million rent-only difference against the annual quote. Neither figure establishes what a particular tenant will pay for a particular move-in date. A public asking price is not a signed lease; an “available now” label does not reserve the house, and a one-month minimum says nothing about the owner's willingness to renew eleven times at the same rate. Even a villa with two prices on one listing needs a date-specific quotation for each term.

The choice is better made with two calculations running side by side. The first is the money you will not get back after living in the house for your expected period: rent, services, any one-off charges, and the outcome if you leave early. The second is the cash you need before move-in, including a potentially refundable security deposit. The yearly option may be cheaper over twelve months yet impossible to fund comfortably at the start. Conversely, a tenant prepared to stay for a year may be paying a significant premium for monthly flexibility that they will never use.

One villa, two rental quotes

Both quotes belong to the same three-bedroom Infinity Pool villa in Canggu. These are the agency’s public asking rates checked on 19 October 2026, not contractual promises of availability, repeat monthly pricing, payment dates, security deposit or an early-exit refund.

Which bills and services change with the rental term?

The Infinity Pool listing is unusually clear about a useful starting point: its monthly and yearly packages show the same main inclusions. Housekeeping comes three times a week, pool maintenance is included, and Wi-Fi is provided under both terms. Electricity is excluded from both. Tenants also pay separately for linen and towel laundry, drinking water, cooking gas, toiletries, tissues and other personal consumables. Matching service lists make the IDR 50 million full-year rent difference easier to interpret. They do not prove that the final bill will be precisely IDR 50 million lower: amounts for the excluded items, possible fees and contractual deductions still have to be established.

A second Wonderful Bali Villas property shows why that comparison cannot be carried over to another address. The three-bedroom Boho Pool villa in Batu Bolong carries published prices of IDR 45 million monthly and IDR 400 million yearly. Monthly tenants are offered electricity, Wi-Fi, rubbish collection and the banjar charge, three weekly housekeeping visits, twice-weekly pool and garden care, and weekly linen laundry. On the yearly package, only rubbish and banjar remain on the included list. Electricity, connectivity, cleaning, pool and garden services, and laundry move onto the tenant's separate bill. The property is advertised as available from 5 March 2027, so it should not be presented as a ready-to-move-in alternative in October 2026.

At first sight, twelve monthly payments for the Boho villa would total IDR 540 million, against IDR 400 million for the year. The IDR 140 million spread is a margin available to absorb extra services, not an independently verified saving. Occupy for nine months instead and monthly rent totals IDR 405 million while the yearly obligation remains IDR 400 million if the whole contract price is due. The apparent IDR 5 million advantage disappears if the yearly package's extra recurring charges exceed the monthly package's extra charges by more than roughly IDR 556,000 per occupied month. That threshold is arithmetic, not a quote for power, pool chemicals or cleaning at this villa.

A service description can conceal several different costs. “Pool care included” may cover staff visits without clarifying chemicals, filters or equipment repairs. “Electricity included” may still have a consumption cap in the final agreement. Housekeeping frequency does not tell you whether linen is washed, whether cleaning materials are supplied, or how a deep clean after move-out is charged. The same applies to internet speed, drinking water, garden work, waste disposal and the party responsible for minor maintenance. When a listing is silent, treat the item as unknown rather than included free of charge or definitely excluded.

The workable comparison is the cost of maintaining roughly the same living arrangement under both contracts. Start with the two quoted rents for the same villa and dates, then add only documented charges for the services that differ. If a yearly tenant must buy cleaning and pool care separately, their real quoted prices belong on that side of the calculation. Borrowing a utility estimate from a villa in another neighbourhood does not solve the missing information; it simply creates a more precise-looking guess.

How much cash do you need before move-in?

An annual lease price describes an overall commitment; it does not, by itself, say what must be transferred before moving in. That distinction matters when one advertised option costs IDR 50 million a month and the other IDR 550 million a year. For the monthly plan: move-in cash = rent instalments due by handover under the monthly terms + its refundable deposit + non-refundable entry charges. For the yearly plan: move-in cash = rent instalments due by handover under the annual schedule + its refundable deposit + non-refundable entry charges. You cannot assume either that twelve months of rent must be paid on day one or that the first monthly payment is the only amount due at the door.

Suppose a signed yearly agreement required the entire IDR 550 million before the keys were handed over. In that specific arrangement, at least IDR 550 million of rent would be needed immediately, on top of any agreed deposit and fees. If the owner instead permitted instalments, only instalments due by the handover date belong in the move-in cash figure. Future instalments still count as liabilities under the agreement, even if the money has not left your account. A smaller first transfer is not the same as a cheaper rental contract.

A security deposit belongs in the liquidity calculation because that cash is tied up until the release process finishes. It does not belong in the permanent cost calculation merely because the landlord is holding it. The economic loss, if any, is the part legitimately retained against an agreed reason such as damage or an unpaid charge, subject to the actual terms and outcome. An inventory record at handover, dated photos of existing defects, opening meter readings and a clear inspection and repayment timetable make that distinction practical. The word “refundable” is not a guarantee that there will be no dispute or deduction.

Neither of the two referenced Wonderful Bali Villas pages provides a verified security-deposit figure or a binding timetable for rent instalments and refund of a booking payment. Each unknown remains an open line in the tenant's budget; filling it with zero would falsely lower the cash requirement. The contract should also identify the landlord or authorised manager, the payee, payment currency and dates, what a reservation fee is credited against, and how utilities are settled on departure. This is particularly consequential when the initial transfer would consume money earmarked for everyday living or a later relocation.

Use the calculator for a defined number of months and additional costs you can substantiate. Its starting zeros for deposits, extras and refunds mean no supported amount has been entered, not that those items are free or forfeit. Until the actual payment schedule and unknown amounts are confirmed, the only defensible numerical comparison is the base-rent scenario. A complete move-in cash total cannot be inferred from the eight input fields alone.

This uses two advertised rates for the same Infinity Pool villa as of 19 October 2026 and an illustrative nine-month stay; a repeat monthly rate is not guaranteed. Default zeros for extra bills, deposits and annual-rent refunds mean unknown, not confirmed zero. Without user-confirmed values, the result is a rent-only comparison, not a validated all-in cost. Move-in cash cannot be calculated without the signed payment schedule. A refundable deposit is tied-up cash, not a final expense unless an amount is actually retained.

What happens to the saving if you leave early?

A yearly lease can look attractive on a twelve-month spreadsheet and become costly the moment your departure date changes. Return to the Infinity Pool villa's IDR 50 million monthly and IDR 550 million yearly asking rates. For a deliberately narrow illustration, assume that consecutive months really can be booked at IDR 50 million each, the service package stays the same, there are no additional one-off charges, and no refund of annual rent has been established. At six months the rent-only totals are IDR 300 million on the monthly route and IDR 550 million on the yearly route. At nine months the figures are IDR 450 million and IDR 550 million respectively.

Eleven months is the precise rent-only crossover in that illustration: 11 × IDR 50 million equals the IDR 550 million annual quote. It is not a point at which a saving suddenly appears; the two base-rent figures are equal. At twelve months the monthly route reaches IDR 600 million, making the annual option IDR 50 million lower before adjustments. An extra cleaning fee, a different monthly rate during part of the year or a charge tied to termination can move the crossover. So can the absence of a monthly renewal option on the dates you need.

The other possible outcome is an annual agreement with an express early-departure refund. A tenant leaving after nine months in the Infinity Pool scenario would need at least IDR 100 million back from the annual rent to bring its IDR 550 million starting obligation down to the IDR 450 million monthly comparison, before any differences in services or fees. Leaving after six months would require at least IDR 250 million back for rent-only parity. These are the refunds needed to reach a mathematical break-even, not amounts an owner has offered or must legally pay. A calculation assuming no confirmed refund is a prudent downside case; it is not proof that the actual contract bans refunds.

An alternative ten-month agreement, a negotiated early-termination charge, or an approved replacement tenant could also change the economics. The value depends on the exact wording: notice period, the date the villa must be vacated, whether a replacement must be accepted, what rent is credited if the home is re-let, and whether service obligations continue after departure. If rent is paid in instalments, leaving early does not necessarily cancel the instalments still due. What you have transferred so far and what you remain liable to pay are different questions.

The Boho property provides a sharper warning. Nine months at its IDR 45 million monthly asking rate would be IDR 405 million in rent; the yearly quote is IDR 400 million. A five-million-rupiah difference is a narrow margin when the annual package omits electricity, Wi-Fi, cleaning and pool care supplied under the monthly arrangement. Unless the missing service costs and departure terms are documented, declaring a winner would imply knowledge the listing does not provide. Its advertised availability starts on 5 March 2027, which adds a separate date constraint to any real decision.

Indonesian law provides a framework for rental agreements, but it does not turn a tenant's move-out date into an automatic pro-rated refund. The Indonesian Supreme Court's explanation of Civil Code Article 1548 describes a lease as use of a property over an agreed period in exchange for rent; that general proposition does not specify the deposit, cancellation policy or amount repayable for either named villa. The governing contract and the circumstances of a dispute matter. For a significant prepayment, the language covering access to the property, repairs, termination and return of money deserves scrutiny before funds are released, not after an unexpected change of plans.

Which term suits your actual Bali stay?

Start with how confidently you can commit to the address. Someone trying Bali for one to three months has little use for the apparent monthly equivalent of a twelve-month obligation. A short arrangement buys the option to change plans, provided the owner is actually offering that term for those dates. A household with a firm year-long commitment may reasonably prioritise the annual quote, especially if the service lists match. Yet it still needs the full cost and payment timetable: being certain about the length of the stay does not make a large upfront transfer affordable.

The eight-to-eleven-month range calls for a real quotation rather than a rule of thumb. The Infinity Pool illustration reaches base-rent parity only in month eleven when no refund is established. The Boho listing can lose its modest nine-month rent advantage once services are priced. An additional calendar problem is that advertised monthly rates are not always uniform through the year. For a different three-bedroom villa in Umalas, Wonderful Bali Villas states IDR 45 million a month for most of the year and IDR 53 million in July, August and December. Those figures do not belong in the Infinity Pool calculation, but they show why a single monthly asking rent cannot safely be multiplied across an arbitrary future stay.

How much cash you can commit before move-in is the second axis of the decision. A lower total rent is less useful if the initial payment puts the rest of your stay at financial risk or leaves no room for an unplanned move. Frequent travel does not normally pause rent on a villa you continue to hold under contract; flexibility matters when you can actually surrender the property or change the agreement, not merely when you are away. Likewise, an attractive annual quote is little protection against a disputed security deposit unless the return process is written down.

A useful written request to the landlord or agency can be short and specific: “For these move-in and move-out dates, are both terms available at these prices, and what is included under each? Exactly which payments and deposit are due before handover? If I leave after month six, nine or ten, what amounts are refundable and which future instalments remain due?” With those answers, the cheaper route is no longer inferred from a marketing label. It follows from the actual calendar, service package, cash demand and agreed exit.

Which option fits your situation

Suggested next stepMonthly term if available

A monthly term preserves options only if the dates are actually open and the minimum stay permits it; a subsequent month needs its own rate confirmation.

Suggested next stepYearly quote after full-cost comparison

The yearly quote works only when extra bills and fees leave a real saving; upfront funds and a clearly defined exit still matter.

Suggested next stepRun both cost and exit scenarios

At Infinity Pool, rent-only parity is month 11 without a refund, but the service package can change the answer elsewhere; request an actual quote for your chosen term.

Suggested next stepMonthly term or negotiated exit/payment terms

Travel does not pause rent. A staged payment plan, approved assignment or explicit early-exit refund can change the choice if agreed in writing.

Questions to settle before paying

Can the annual villa rent be paid in instalments?

Only if the owner agrees to a schedule and puts it in writing. The quoted annual price and the rent due before handover are separate numbers. If payment is split, the agreement should specify amounts, due dates, and what happens when an instalment is late. Neither villa listing establishes whether the annual rate requires one transfer or permits several.

Can I take a yearly quote for a ten-month stay?

A yearly asking rate prices the annual offer; it is not automatically reduced to ten-twelfths because you depart earlier. A ten-month contract, negotiated fee or early-exit refund must be expressly agreed with the other party. Otherwise the remaining annual obligation may still exist. Request an actual ten-month quote and compare it with monthly rates covering those precise dates.

Will the monthly rate stay the same during high season?

A rate shown for one month is not a promise of identical pricing at every later renewal. One separate Umalas listing even publishes different monthly asking rates for July, August and December. For your selected villa, the relevant evidence is a written quote covering your intended months and the terms for extensions. If rates change by month, the budget should use each contracted amount instead of twelve copies of today’s price.

Bali expert view

Andrey Balinsky

The yearly rate becomes an actual advantage only when it survives comparison over the same property, dates and service standard. At Infinity Pool the published inclusions broadly match, making the rent-only arithmetic unusually straightforward. That still leaves the move-in payment schedule and the exit clause unanswered. At Boho, a much cheaper annual headline comes with a far leaner service package. A tenant considering nine months has so little base-rent headroom there that ordinary extra bills may change the answer, although their amounts have not been established. Neither public listing supplies a verified deposit or an enforceable promise to return unused annual rent. Separating money permanently spent from cash temporarily committed is therefore as important as comparing the advertised effective monthly rates.
