Can a Bali Villa Supply Its AC Units, Pumps and Kitchen at Once?

Published · Updated

Which villa appliances overlap at peak times?

A villa can look generously supplied in an advert and still have an awkward evening load profile. Power Property Bali markets a two-bedroom Kerobokan scheme with 5,500 VA of PLN electricity, two GREE air conditioners, two 30-litre Ariston water heaters, an Emaux pool pump, a Shimizu water pump and a Rinnai gas hob. The page covers a 26-unit development with different layouts, so it is a published equipment specification, not a survey of an individual completed unit. In Balangan, the Rumah123 advert for the three-bedroom Villa Nuance claims 7,700 VA and describes air conditioning and a water heater in every bedroom, a swimming pool, an electric stove, an oven, a dishwasher and laundry equipment. A comparison based on bedroom count alone misses the effect of that second kitchen.

Think in minutes, not monthly bills. An inverter AC might increase input while cooling a hot room and reduce it later. A storage heater switches its element on when water needs reheating. Pool filtration follows a timer; a separate water-supply pump may start when somebody showers or fills a tank. Cooking can coincide with all three. Adding every appliance printed in the listing as though it draws its full rating all day is misleading, but assuming that none of the difficult loads overlap is just as unhelpful. The relevant question is which inputs share the same interval.

Manufacturer specifications provide a reproducible example without pretending to identify the installed hardware. Daikin's FTKQ25UVM4 lists 920 W nominal electrical input and 1,100 W maximum input; its cooling output is a different measurement. Emaux lists 0.55 kW electrical input for an SS050 pool pump, Ariston lists 350 W for the Slim2 RS 30-litre storage heater, and MODENA specifies a 200–2,000 W operating range for the PI 1311 RGBK single-zone induction cooker. The worked scenarios use 1,100 W per AC and 2,000 W for an active electric cooking zone. Those are deliberately selected comparison values. The Kerobokan advert identifies GREE, not Daikin, and names Emaux without specifying SS050; the Balangan advert identifies no cooker model.

The gaps are particularly important on a villa with a pool. The Kerobokan Shimizu pump could add to the circulation pump, and its starting characteristics are undisclosed. The Balangan listing shows a pool but does not give a pump model or a verified electrical input; it also leaves the oven, dishwasher, washer, dryer, kettle, microwave and water-heating technology unspecified. An entry of zero in the calculator should mean an appliance is off during the scenario, never that its rating is unknown. Use the actual electrical input from each installed nameplate once it is available, including any operating mode that changes that input.

This budgets instantaneous electrical demand, not money or safety. The initial illustrative inputs total 2,200 + 550 + 700 + 0 + 0 = 3,450 W. For changed inputs, add the five W values, multiply by (1 + buffer percentage/100), divide by the selected PF for an illustrative VA figure, then subtract that result from the entered connection rating for indicative headroom. Defaults produce 4,140 W with the optional buffer, about 4,600 VA and a +900 VA gap against the ADVERTISED 5,500 VA. PF 0.90 and the 20% buffer are editable assumptions, not measured or prescribed values. Appliance values must be non-negative, the buffer non-negative, 0 < PF ≤ 1 and the rating positive. Replace the advert rating with verified PLN data; omitted appliances and motor starts are not calculated. If the interface does not update results automatically, apply the displayed formula yourself.

How do the 5,500 VA and 7,700 VA villas compare across three scenarios?

The two adverts offer a useful contrast, provided their claims are kept in the right category. The Kerobokan development is marketed with “PLN 5500 VA” across a two-bedroom villa offering, while Villa Nuance in Balangan is advertised as “PLN 7700 VA”. The descriptions were checked on 19 October 2026. Neither is a contract, a PLN account record, or a meter inspection. There are multiple villa layouts in the Kerobokan scheme, and the marketing equipment schedule is not a confirmed installed inventory for a particular address.

Start with a limited overlap: one active AC, one storage-type heater and a circulation pump. Using the chosen representative inputs, 1,100 + 350 + 550 gives 2,000 W for either property. The matching result does not mean that both villas have identical equipment. It merely holds the number of active devices constant so that the rest of the comparison has a common starting point. In particular, the Balangan advert confirms a swimming pool but does not identify its pump, and the 550 W entry is a modelling stand-in rather than a discovered installed unit.

Now imagine all bedrooms need cooling while the corresponding hot-water elements are reheating and pool filtration has not stopped. With two ACs and two heaters, the Kerobokan example reaches 2 × 1,100 + 2 × 350 + 550 = 3,450 W. With three of each, Balangan reaches 3 × 1,100 + 3 × 350 + 550 = 4,900 W. The 350 W allocation for every Balangan heater is especially uncertain: there is no heater model, storage volume, instantaneous-heating specification or independent equipment count in the listing. These totals should be read as loads from the stated representative items, not as an electrical audit of either installation.

Cooking separates the examples more sharply than another bedroom does. A Rinnai gas hob is specified for the Kerobokan offering. Its burners do not require the 2,000 W electric heating allowance used here, so the model stays at 3,450 W. That does not erase the unknown fridge, lighting, extractor or any electrical ignition load. Balangan has an advertised electric stove. Adding a single illustrative 2,000 W induction zone to 4,900 W takes the stated subset to 6,900 W, even before the listed oven, dishwasher, washer, dryer, microwave, kettle and other kitchen devices are considered. The MODENA example is a portable one-zone model; nothing establishes the make, zone count or electrical rating of the real Balangan stove.

The next row in the table is intentionally a stress test. A 20% scenario buffer takes those selected W totals to 4,140 W and 8,280 W. Applying one assumed power factor of 0.90 gives 4,600 VA and 9,200 VA respectively. Against the adverts, that is an illustrative 900 VA of headroom for the 2BR and a 1,500 VA shortfall for the 3BR. Those numbers do not diagnose either villa. The 20% figure is not a PLN rule, the 0.90 figure is not a site measurement, and starting current and unlisted appliances were not modelled. A negative calculated margin simply identifies a situation worth investigating before relying on the advertised connection.

The absence of the buffer makes another point clearer. The Balangan cooking scenario totals 6,900 W of selected real-power input, which is not a verified 6,900 VA supply requirement. A high-output inverter AC may operate at its published maximum only for part of a cooling cycle, and thermostat-controlled hot water may not overlap continuously with dinner. On the other hand, a washing machine heating water, an oven reheating or a booster pump starting could turn an otherwise comfortable evening into a higher-demand period. A sensible operational schedule may avoid some overlaps, but it cannot substitute for knowing the registered PLN capacity, the actual input ratings and the circuit arrangement.

Two published villa configurations

W totals cover selected representative appliances only. The SS050 pump and other model IDs are substitutes, not confirmed installations. The 20% buffer and PF = 0.90 are assumptions; 5,500/7,700 VA come from adverts, not PLN records. Motor starts and unlisted loads are excluded.

Why a watt total cannot certify the connection limit

An appliance nameplate and a PLN connection description may use different electrical quantities. Watts (W) describe real power input at a given operating point; volt-amperes (VA) describe apparent power in an AC system. For a simplified single-load calculation, apparent power S is real power P divided by power factor (PF). A load of 4,140 W with a hypothetical PF of 0.90 therefore becomes approximately 4,600 VA. If the real PF were different, so would that result. A seller writing “watts” in general marketing copy is not proof of the registered PLN VA value: the account documentation settles that question.

Homes do not behave like one uniform load. Heating elements, variable-speed compressors, induction cooking and pumps have different electrical characteristics. Power factor can change with operating conditions, so assigning one PF to their sum is only a way to expose the assumption behind the table. Neither a 0.90 assumption nor a 20% buffer is a national safety threshold or evidence that the installation meets a design standard. What the calculation does provide is a way to ask a more precise question: are the documented supply rating and actual measured electrical demand comfortably separated at the times the owner cares about?

There is also a distinction between service capacity and what a particular circuit will carry. A circuit breaker responds to current and its protection characteristics; a motor may draw a short startup current that steady-state W figures do not represent. Cable sizing, distribution-board condition, residual-current protection around a pool and, where applicable, phase allocation can matter independently of the headline PLN number. You cannot determine the trip settings, cable suitability or protection integrity by looking at a website or summing a shopping list. A qualified local electrician needs to inspect and test the installed system against its actual equipment and applicable requirements.

Finally, kWh measures energy consumed over time, not connection size. A 350 W heating element operating for a total of two hours uses about 0.7 kWh, while its contribution at any instant when energised is 350 W. The same monthly consumption can arise from very different peaks. In the other direction, knowing that a group of appliances could momentarily demand 6,900 W does not reveal the month's bill: operating hours, customer tariff group and meter arrangement are missing. This is a connection-capacity question, not an estimate of what it costs to run the villa.

When to request a PLN capacity change and how to obtain a price

There is no reason to order a larger PLN service purely because a theoretical line in a comparison table turns negative. First establish what the subscriber actually holds: the registered daya terpasang in VA, ID pelanggan or meter number, current golongan tarif and the relevant account information. The advertised 5,500 or 7,700 VA may be accurate, outdated or incomplete. If a proposed load approaches the verified rating, an electrician should determine whether the constraint concerns the contracted service, a particular circuit, phase distribution or startup behaviour. Different causes call for different remedies; upgrading the headline rating does not automatically repair an undersized circuit.

PLN's 13 February 2026 guidance explains how to obtain an official estimate before making an application. In PLN Mobile, log in, choose “Simulasi Biaya”, select the intended service and its requested parameters, include any applicable Sertifikat Laik Operasi (SLO) option, then choose “Hitung”. The result is a scenario-specific estimate. A usable quote needs to preserve its date, existing and proposed VA, customer tariff classification, connection location and selected options. No saved simulation for the Kerobokan development or Villa Nuance was available for this article. Giving a rupiah amount based on another account or an old promotion would suggest certainty the evidence does not support.

An application follows its own route. PLN's instructions dated 23 January 2026 place “Ubah Daya dan Migrasi” on the PLN Mobile home screen. The customer selects “Mulai”, chooses an existing ID Pelanggan or enters an ID or meter number, provides the location and applicant details, and completes the subsequent confirmations. PLN identifies “Profil” → “Daftar Riwayat” as the place to follow a submitted request. Running the cost simulator is not a completed application, and an application is not proof of payment, approval or finished on-site work. A tenant may need the subscriber or owner to authorise access and participation rather than treating the account as their own.

SLO is a separate electrical-installation compliance document. Indonesia's Directorate General of Electricity explains that it is relevant to new connections and increases in power, and PLN's simulator includes an SLO-related option where applicable. The correct inspection and documentation depend on what will change and the installation's condition; a convenient simulator selection should not be mistaken for certification. Equally, the customer might have a residential or business tariff classification, but the word “villa”, a booking website or the district does not determine which class the meter is registered under. Use the actual PLN customer record and current requirements when planning the request.

Keep one-off service charges separate from electricity rates. PLN's 50% tambah daya promotion ran from 7 to 20 January 2026 for a specified eligible group, so it is not a standing October price. ESDM's 30 September 2026 statement maintained Q4 electricity energy tariffs for 13 non-subsidised customer classes; it did not publish a quote to raise the connection VA at either property. If a current official simulation is obtained, retain it alongside its inputs and date and then evaluate the proposed upgrade with the electrician and account holder. Until then the financially honest answer is a route to a quote, not a fabricated number.

Which option fits your situation

Suggested next stepDo not presume an upgrade is required; validate omitted loads and distribution-board details during handover.

Indicative headroom is not proof of safe wiring or trouble-free motor starts. A circuit may have its own constraint.

Suggested next stepHave an electrician test the actual configuration. If service capacity is genuinely insufficient, obtain a Simulasi Biaya estimate before applying for tambah daya.

A modelled shortfall is a diagnostic prompt, not a prescribed new VA rating or an electrical safety verdict.

Suggested next stepRequest the ID pelanggan or meter number and verify daya terpasang and golongan tarif with the account holder or PLN.

If another advert says “7,700 watts”, that is not a verified PLN VA rating; use the account record for the particular meter.

What needs confirmation before electrical handover?

Handover should turn an attractive equipment schedule into a record that belongs to one physical address. Ask the seller or manager for the meter identifier, the current PLN account details and the installed-appliance list, ideally with nameplate photographs taken for the property being handed over. This is especially important in Kerobokan: Power Property Bali presents a development of 26 villas in several layouts, not an independently tested electrical inventory for every unit. The buyer needs to know whether the specific villa actually has the advertised pair of GREE units, two Ariston heaters, Emaux pool equipment, Shimizu water supply and gas hob. If substitutions have been made, the W inputs can change materially.

The Balangan description calls for a different set of questions. “AC and water heater in every bedroom” does not identify models, heating type or electrical ratings. The electric stove may have a different number of zones and total input from the portable single-zone example used here. The listed oven, dishwasher, washing machine, dryer, kettle and microwave need their own specifications if they can run during the target peak. The pool's pump and its switching schedule are also unknown. A photographed label may be more useful for the load calculation than a page of lifestyle marketing, although the label alone says nothing about how the circuit was installed.

PLN verifies the service account rather than the property's wiring condition. The owner or authorised account holder should be able to show daya terpasang, golongan tarif and the appropriate ID pelanggan or meter reference for that meter. An advertisement, a photograph of a meter face, an old bill total or a statement that a project uses named electrical components is not a substitute for current account information. A tenant who will not control the contract should establish how the landlord will supply those records and authorise an upgrade request if one becomes necessary. The same applies when management, rather than the purchaser, handles day-to-day utility administration.

A qualified electrician then establishes the physical constraints: single- or three-phase supply where relevant, circuit allocation, protective-device ratings, cable condition and capacity, pool-area protection and earthing, operating current and motor starting behaviour. The water-supply pump may begin running at precisely the time the pool pump and air conditioning are on. Investigation of nuisance trips also needs to distinguish an overloaded circuit from an insufficient contracted supply; changing the latter will not automatically fix the former. No one should use the article's calculator as authority to open a live board, replace a breaker or bypass protection.

Different discrepancies lead to different next actions. A mismatch between an advertised 7,700 VA and the registered supply belongs with the seller and PLN before contractual reliance on that claim. A circuit that trips while overall service capacity is apparently adequate belongs in an electrical inspection. A demonstrated service-capacity shortfall belongs in a discussion of operational changes and a documented PLN simulation for tambah daya. Handover is complete on this issue when the scope of the promise, the equipment actually present and the unresolved technical questions are each identifiable—not when someone has declared the villa 'safe' because a spreadsheet produced a positive margin.

Common mistakes and how to fix them

Treating an advert’s “7,700 W” as a verified 7,700 VA PLN rating

What it costsA purchase or fit-out decision may rely on a capacity the PLN account never granted.

What to do insteadMatch the meter or ID pelanggan to current PLN daya terpasang in VA.

Comparing kW totals directly to VA without a power-factor assumption

What it costsApparent headroom is overstated when electrical input, power factor and current limits are conflated.

What to do insteadLabel the assumed PF and have actual currents and equipment checked before deciding.

Ignoring pump starts and unlisted appliances

What it costsAn omitted supply pump, oven or motor start can turn a comfortable model into an unrealistic one.

What to do insteadRecord missing model inputs and have a professional assess startup behaviour.

Treating an expired PLN promotion as the current upgrade price

What it costsAn expired 7–20 January 2026 discount can distort the current upgrade budget.

What to do insteadKeep a dated Simulasi Biaya result with starting and target VA and any SLO option.

Andrey Balinsky

A higher advertised PLN rating does not always translate into more useful headroom at dinner time. A 5,500 VA two-bedroom villa with gas cooking can look less constrained in the selected model than a 7,700 VA three-bedroom home with an electric kitchen. That contrast comes from the representative appliance inputs and an intentionally severe overlap, not from measurements at either villa. The notional buffer and power factor make the gap visible but cannot certify the service. Unlisted pumps, the actual cooking equipment and the wiring arrangement could change the comparison. The decision belongs with the installed nameplates, the registered PLN rating and an electrician’s findings.
