Apartments and condominiums in Bali
A unit is not a miniature villa. It always has at least two layers: the space offered specifically to you, and a building with shared systems, rules and participants around it.
What is a unit buyer actually choosing?
Not only a floor plan. Describe separately the unit, shared building, right and record, operations and management model, plus costs and restrictions that are promised or need clarification.
Short answer
The word condominium does not automatically tell you which rights, boundaries, common areas, costs or use terms attach to a particular unit. Remove the broad marketing label first, then review each layer.

- Established
- National frameworks exist for buildings, land rights, apartment units and registration.
- Not established
- Right, boundaries, common areas, operations or costs of a particular unit.
A floor plan is not the whole transaction boundary
A plan helps visualise space, but does not by itself answer where legal or operational boundaries sit, what belongs to shared areas or which parts of the building connect to your unit. Compare the plan with text, attachments and precise questions to the transaction party.
A unit lives inside a building system
Lobby, lifts, corridors, utilities, access, house rules and service can matter to life in a unit, but their scope, condition or use terms should not be assumed from a render. Make a separate list: what is stated, which document describes it and what must be seen or confirmed.
An apartment-unit framework is not the answer for one unit
Indonesia’s official frameworks cover buildings, land rights, apartment units and registration. They do not confirm a particular unit’s right, record status, boundaries, common areas, permits, operations, costs or transaction outcome. Those need documents tied to the asset.

- Step 2
Separate questions about the unit, building, right, operations and costs.
- Step 3
Compare plan, specification, agreement and annexes without replacing one with another.
- Step 4
Request the management and cost model as terms, periods and roles.
- Step 5
Move unknowns to a separate list before any decision or payment.
