How to compare two property price-list versions

First confirm that the items are comparable
A newer sheet with a higher average does not prove prices increased. Lower-priced units may have sold out; area, floor, view, specification, discount or payment plan may differ. History starts with a comparable pair, not a chart line.
1. Preserve each version
Record:
- project and document name;
- effective date and received date;
- source and evidence state;
- currency and tax/fee basis;
- release/phase;
- whether availability is complete or partial.
Do not infer an effective date from the download timestamp.
2. Normalise unit fields
Compare only when matched or explicitly normalised:
- unit ID or comparable type;
- gross/net area and method;
- floor/band, orientation and view;
- furniture/fit-out/parking;
- full/list/discounted/effective price;
- payment plan and handover timing.
A material field difference should prevent automatic admission to one series.
3. Separate price types
- developer full/list price;
- developer discounted price;
- broker asking;
- resale asking;
- effective price after defined adjustments;
- achieved transaction price.

percentage_change = (new_price − old_price) / old_price × 100
Show both prices, dates, currency, type and changed terms. Do not calculate a percentage when the old price is missing or zero, or when the price type differs.
5. Explain catalogue mix
Even if the median or average of available units changes, show the item count and whether the composition is the same. A mix change is not a price change for a specific unit.
6. Review incentives and payment plan
Discounts, furniture, GRR, buyback and instalments affect economics but are not automatically cash-equivalent. Keep separate:
- headline/list price;
- cash discount;
- required packages;
- payment timing;
- programme terms and obligated party;
- effective-price assumptions.
When a chart is allowed
At least two comparable dated points are required for one series. One baseline is not history. Two layouts are not a trend. Asking price is not achieved sale price.
Checklist
- Both versions are preserved and dated.
- Unit/area/floor/specification match.
- Price type matches.
- Payment plan and incentives are comparable.
- Currency and fee/tax basis match.
- The change is not only availability mix.

Does a higher average price in the new price list prove that prices went up?
No. A new table with a higher average does not prove a market increase. Cheaper units may simply have sold out, and the size, floor, view, specification, discount or payment plan may have changed with them. Even when the median or average of available units changes, you should show the item count in each version and whether the composition is the same. A mix change is not a price change for a specific unit. The story starts with a comparable pair, not with a chart line.
Which unit fields have to match before two prices can be compared?
