Amal Development is positioned in Phuket's luxury and ultra-luxury market, but the publicly accessible official pages reviewed do not provide a single current August 2026 price list across the estate. Gardens of Eden is marketed as a large resort-style residential community near Bang Tao with extensive shared facilities and lower-density planning, while Etro Residences Phuket is a much more limited branded collection of eight residences measuring roughly 220 to 420 sq m. A group-wide average price would therefore be misleading. The Gardens of Eden website places the first phase about 50 metres from Bang Tao Beach, with later phases set farther inside the master-planned estate. Published descriptions of the total site size vary slightly: the main project site says more than 30 acres, the Etro Residences website says 33 acres, while 2023–2024 coverage described 73 rai and 122,000 sq m. That discrepancy is not by itself evidence of a problem, but buyers should rely on the land title and approved master plan for the legal site area rather than marketing conversions.

Reliability and public record

There are several verifiable external markers, but none replaces transaction due diligence. Gardens of Eden won Best Nature Integrated Development and Best Condo Architectural Design (Phuket) at the 2024 PropertyGuru Thailand Property Awards. Etro publicly confirms its participation in Etro Residences Phuket and identifies Amal Development as the developer. The Gardens of Eden website also states that the displayed phases have land ownership, environmental approval and construction permits, and it was publishing fresh construction progress in August 2026. However, Amal Development is not a SET-listed developer with the same level of recurring public financial disclosure as Thailand's large public companies, and the sources reviewed do not provide comparable visibility into group debt, cash flow or audited annual performance. Launch coverage reported backing from Dubai-based DPD Invest and investment of about THB 11 billion; buyers should treat that as a reported funding structure until it is supported by the relevant corporate and project documents.

What to verify

With Amal Group, buyers should keep the brand, the master plan and the legal transaction separate. The sale agreement should identify the exact seller entity, its rights over the relevant land and phase, and the buyer should obtain the underlying documents supporting the website's statements on land ownership, environmental approval and construction permits. For an off-plan purchase, check the contractual handover date, how instalments relate to construction milestones, remedies for delay and refund provisions. Because Gardens of Eden relies on shared infrastructure across several phases, clarify which facilities are legally committed to your phase, who funds and maintains them, and what happens if later parts of the master plan are delayed. For Etro Residences, also review the contractual basis for use of the Etro brand, fit-out and service standards, the term of the branding arrangement and the consequences if that relationship ends. A foreign condominium buyer should separately confirm the available foreign freehold quota at transfer and the exact ownership route for the selected unit.
