Why this project is worth a look
A walkable beach link
The location story is more useful when described as access rather than as a blanket promise of sea views. Park buildings sit roughly 250–600 metres from the shoreline and a dedicated pedestrian route is planned to Bang Tao Beach. That is practical for everyday use, but building choice matters: the difference between the closest and furthest block within the same phase is meaningful.
Cars move underground
Surface roads and parking are pushed below the landscaped level. In principle, that turns the space between buildings into a place to walk and spend time rather than a circulation network for cars. It is a strong feature for families and longer stays, though the finished details still matter: visitor parking, deliveries, drop-off points and actual pedestrian separation should be inspected once built.
A real size range
Park is not limited to small one-bedroom investor stock. The published mix runs through two- and three-bedroom residences, duplexes and four-bedroom homes, spanning roughly 47 to 223 sqm. That gives owner-occupiers more realistic options for family use. It also means the advertised entry price is a poor shortcut for judging the cost of the layouts many long-stay buyers will actually want.
Masterplan scale
Parks, water features, children's areas, planned restaurants and wellness components are being assembled as part of the larger Gardens of Eden destination. That creates more on-site variety than a standalone condominium can usually offer. The other side of the same equation is operational: buyers should establish which facilities Park residents can use, when they open, who runs them and how their costs are shared.
Tenure needs scrutiny
Foreign freehold may be available within the statutory 49% quota, yet the published price structure is primarily leasehold and the brochure markets a 120-year lease arrangement. With a stated freehold premium as well, legal form can materially change the economics of a unit. This is not a reason to dismiss the project, but it is a reason to review the actual agreement before treating two headline prices as comparable.
About the project
Park Residences is the second distinct residential phase of the wider Gardens of Eden development near Bang Tao. It should not be treated as another name for Eden Residences: Park has its own buildings, layouts, construction timetable and a position farther inside the masterplan. The latest developer material describes six seven-storey buildings with 455 residences across roughly seven hectares. Depending on the building, the sea is about 250 to 600 metres away. That makes the wording “beachside” more accurate than assuming every block sits on the beachfront. A dedicated pedestrian connection is planned between the phase and the beach, while the residential grounds are organised around landscaping rather than surface roads.
The car-free ground plane is one of the more practical ideas in the scheme. Vehicles are directed underground after entering the development, leaving the landscaped level for walking, play and outdoor time. For a family with children, or simply for someone who dislikes living around driveways and parked cars, that changes how the common space can actually be used. The developer currently presents a 12.5-acre private park, a collection of pools, children's areas, a pet park, dining venues and wellness-oriented spaces. None of that should be confused with completed, operating amenities yet: Park Residences is still under construction, so these are elements of the planned finished environment rather than facilities a buyer can inspect in full today.

The apartment mix is broader than a single small-unit investment product. The current official project page starts one-bedroom residences at 47 sqm and two-bedroom homes at 79 sqm. Three-bedroom residences start at 122 sqm, while the published duplex layouts are 133 sqm with two bedrooms and 200 sqm with three. The largest current four-bedroom layout is 223 sqm. Standard residences are advertised with 2.9-metre ceilings, while selected penthouses reach double-height spaces of up to 5.8 metres and include private pools. That range makes the phase relevant to both couples and larger households, but it also means a project-wide average price says very little: building, floor, outlook, layout and tenure need to be compared unit by unit.
The timeline needs more attention than many portal profiles suggest. The newer developer material schedules Park Residences for the fourth quarter of 2027, and the official construction page gives 31 December 2027 as the expected completion date. Construction started in autumn 2024. Several major property portals, however, still carry an older data set showing 375 units and December 2026 completion, while an early launch report from May 2024 referred to 441 units. Those numbers should not be averaged. The current record therefore uses the developer's newer 455-unit count and 2027 target, with the older figures treated as evidence that the scheme has changed. The latest detailed Park-specific construction note we found was for January 2026 and showed 25% progress, so a buyer in August should ask for a newer building-level update before committing.
Public pricing is equally fragmented. On 16 August 2026, live inventory showed a 47 sqm one-bedroom unit at THB 9.4M on leasehold terms. A cheaper entry at about THB 8.64M was also visible, but its tenure was labelled “Company”; we have deliberately not used that as the public starting price because it is not equivalent to a straightforward foreign individual purchase. Another current portal was advertising an entry point around THB 10.89M, while a separate live feed started around THB 13.9M. The useful lesson is not that one portal is necessarily wrong. Inventory, assignments and tenure can sit in different feeds at the same time. A real comparison should therefore use units that are simultaneously available and legally comparable.
Tenure is one of the points where the brochure deserves careful legal reading. A foreign buyer can own a qualifying condominium unit freehold only while space remains within Thailand's foreign quota, which is capped at 49% of the registered condominium area. The current partner brochure presents its headline pricing on a leasehold basis and says freehold may be requested before completion for a 10% premium. It also markets the lease structure as a 120-year arrangement. Thailand's government information portal, however, describes a maximum registered long-term lease term of 30 years, with later renewals dependent on the lessor's consent. In other words, “120 years” should not be read as a single registered 120-year property right. The renewal mechanics, parties, succession provisions and remedies belong in an independent Thai legal review of the actual contract.
Another point worth separating is phase infrastructure from masterplan infrastructure. Gardens of Eden is a large scheme, and much of the visual story around pools, landscaped lakes, restaurants, wellness facilities and recreation relates to the wider destination. Park residents are intended to benefit from that environment, but buyers should still ask which amenities sit inside their immediate phase, which are shared, and how their operating costs are allocated. The partner brochure currently quotes a common-area fee of THB 100 per sqm per month and a sinking-fund contribution of THB 10 per sqm per month. On a larger residence, those are material ownership costs rather than footnotes. They should be recalculated against the exact contracted area and rechecked for any changes before signing.
Taken on its own terms, Park Residences is a sizeable landscaped condominium phase near the beach, not a small boutique block. Its appeal comes from the combination of pedestrian beach access, a surface environment designed without cars, and a genuine spread of one- to four-bedroom homes. The trade-offs are just as clear: 455 residences make it a substantial community; the buildings are still being constructed; and parts of the wider lifestyle programme remain planned rather than delivered. A buyer who is seriously considering a unit would learn more from three documents than from another rendering: a fresh construction report for the chosen building, a live availability sheet that identifies tenure for each unit, and the actual sale or lease agreement explaining foreign quota or the long-lease structure in enforceable terms.

Ownership format

Unit types & sizes
The smallest entry format, but not a single standard plan. The current line-up ranges from 47 sqm units to larger versions around 62–64 sqm, including layouts with more generous external space.
The main family-oriented range starts around 79–80 sqm and extends beyond 100 sqm. Buyers should compare more than total area, because the balance between internal living space and terraces varies materially across the published plans.
A two-level layout with 113 sqm of internal space plus roughly 20 sqm of external area in the published plan. It reads more like a long-stay home than simply a larger version of the standard investment unit.
Several substantial three-bedroom plans are published. The smaller versions are around 122–123 sqm, while the larger plan reaches 161 sqm. At this size, outlook, building position and ongoing common-area costs become material parts of the decision.
A large two-level format with about 170 sqm inside and 30 sqm of external space in the official plan. It is a specialist layout within the phase, so building, floor and live availability need to be checked rather than assumed from the catalogue.
The largest currently published standard Park residence, with 190 sqm internal and 33 sqm external. Older listings also show 220 sqm four-bedroom units, so buyers should match the exact plan reference rather than treating those sizes as interchangeable.
The current official page shows a 47–223 sqm range, while an earlier partner brochure started one-bedroom units at 49 sqm and older portals still carry previous plan sets. The unit prices above are live public-market anchors checked on 16 Aug 2026, not a unified developer price list. Availability and tenure must be reconfirmed for the selected residence.
