Why this project is worth a look

Beachside, not high-rise

Eden sits in the first and closest-to-beach section of Gardens of Eden while keeping a low-rise condominium format. It suits buyers who want Bang Tao within walking distance without living in a tower, although an actual sea view still depends on the chosen building and orientation.

Genuinely large homes

Even the one-bedroom residences are 72 or 75 sqm, and standard three-bedroom homes reach 226 sqm before the penthouse range begins. That gives the project a credible owner-occupier and family use case rather than forcing long stays into compact holiday apartments.

Useful handover detail

The newest official brochure specifies finishes, air-conditioning, sanitary fittings, kitchen and built-in wardrobes, and it publishes both common-area and sinking-fund charges. The total ownership budget still needs a unit-specific calculation, but the core recurring costs are not completely hidden behind a sales presentation.

Contract detail matters

Both freehold and leasehold appear in the market, while the official brochure prices the base offer as leasehold marketed over 120 years. A foreign buyer therefore needs the quota position, renewal structure and exact tenure premium written into the unit documents before treating the headline offer as comparable with freehold stock.

About the project

Eden Residences is the first beachfront phase of the wider Gardens of Eden masterplan in Choeng Thale, beside the northern section of Bang Tao Beach. The newest official 2026 brochure now describes Eden as five buildings with 127 residences. That is a meaningful update rather than a cosmetic change: the two buildings closest to the sea are now presented as the separate eight-residence Etro Residences product. Older references to seven buildings and 141 homes therefore should not be carried into the current Eden record without qualification.

The chronology can be traced through primary documents. The 2024 environmental approval covers the Eden Residences Condominium Project in its earlier configuration and records 141 residential units plus four commercial units. The live Eden webpage and several portals still repeat 141 residences across seven buildings. A newer partner brochure issued after the Etro launch gives Eden itself as five buildings and 127 residences, while identifying Etro separately in the two beachfront-most buildings. This record uses the newer official configuration for the main fields and keeps the previous figures as a documented boundary rather than silently reconciling them.

The legal developer named in official documentation is Amal Development Company Limited; Amal Group is the consumer-facing brand. The EIA identifies the site at Village No. 6, Liab Hat Lay Pang Road, Choeng Thale Sub-district, Thalang District, Phuket. That formal location is more useful than the broad label “Bang Tao” when a buyer wants to understand the actual site. Gardens of Eden places the first phase roughly 50 metres from the beach, on the coastal side of the larger masterplan.

Eden is also unusual for the size of its standard apartments. The current brochure lists one-bedroom residences at 72 and 75 sqm; two-bedroom homes at 105, 106, 132 and 158 sqm; and three-bedroom residences at 179, 203 and 226 sqm. Penthouses extend the range further, alongside three-bedroom duplexes. This is a residentially scaled product rather than a collection of small resort studios, which changes both the absolute purchase budget and the likely way the homes are used.

The penthouses and duplexes are not merely larger versions of the same plan. Current official material lists two-bedroom penthouses at 133 and 143 sqm, three-bedroom penthouses at 157, 235 and 245 sqm, and four-bedroom penthouses at 218, 242 and 259 sqm. The two-storey penthouse concept places the main living area on one level and a private rooftop terrace above with a 12 by 3.5 metre pool. Three-bedroom duplexes at 157, 174 and 226 sqm are shown in the Narcissus building with a private pool. For a buyer, those layouts need to be compared by circulation, outdoor space and building position, not simply bedroom count.

Phase-one facilities shown in the current materials include underground parking, lift access, reception and concierge service, a kids club, gym, infinity pool, restaurant and sky bar. The full Gardens of Eden masterplan goes far beyond that, with landscaped parkland, walking routes, additional pools, restaurants, wellness facilities and family areas. Those broader amenities are part of the appeal, but they are also phased. A buyer should distinguish what is delivered with Eden from what is scheduled as part of later sections of the masterplan.

The latest brochure gives more practical handover information than many project pages. Residences are stated to come with finished walls and floors, lighting, air-conditioning, sanitary fittings, a kitchen and built-in wardrobes; movable furniture is offered separately. It also publishes a common-area fee of THB 100 per sqm per month and a sinking-fund contribution of THB 10 per sqm per month. With apartments this large, operating costs are material enough to understand before reservation rather than after contract signing.

Construction is still in progress. The current brochure says work began in May 2024 and targets completion by the end of 2026; the official construction tracker gives 31 December 2026. Its last detailed progress percentage is 74% for January 2026, when masonry, plumbing and electrical work were advancing across several buildings. That percentage is too old to describe the site accurately in August, so a buyer should ask for a fresh building-specific progress report and expected handover date rather than relying on a master completion headline.

Tenure deserves more attention here because it is built directly into the pricing structure. The 2026 official brochure says quoted prices are leasehold, marketed as a 120-year package, and that freehold can be requested before completion at a 10% premium. Foreign freehold is still subject to Thailand’s statutory 49% foreign quota. The 120-year wording should not be treated as a single registered lease term; the contract needs to show the initial registered period and the legal obligations governing any later renewals.

The lowest open-market anchor found on 16 August 2026 is THB 15.82M on LumiThai. Phuket.Net provides a useful unit-level cross-check: a 72 sqm residence is listed at THB 15.84M on leasehold and THB 17.424M as foreign freehold. FazWaz, meanwhile, starts its visible inventory at THB 22.5M. That spread is exactly why a single “from” number can mislead. Live inventory, tenure, building, orientation and layout all change the budget, so the next step before reservation is a current developer availability sheet for the exact residence being considered.

Ownership format

A foreign buyer may hold condominium freehold only within Thailand's statutory foreign quota, capped at 49% of the condominium's total unit area. The 2026 Gardens of Eden brochure states that Eden Residences' quoted prices are on a leasehold basis marketed as a 120-year package, while freehold can be requested before completion at an additional 10%. A registered lease of immovable property in Thailand is generally limited to 30 years per term, with later periods dependent on contractual renewals, so the legal structure behind the advertised 120 years and the remaining foreign quota should be checked in the selected unit's documents.

1 bedroom
72 or 75 sqm

The two entry sizes in the newest official brochure. They are large by Phuket one-bedroom standards and can work as genuine long-stay homes for a couple or single resident rather than only as compact holiday units.

2 bedrooms
105, 106, 132 or 158 sqm

Four materially different sizes sit under the same bedroom label. Two Eden two-bedroom homes can therefore feel very different in living-room scale and outdoor space, so the actual plan matters more than the category name.

3 bedrooms
179, 203 or 226 sqm

Large single-level family residences. They suit buyers who want three bedrooms without an internal staircase; the duplex and penthouse formats are separate products rather than being folded into this category.

2-bedroom penthouse
133 or 143 sqm

The newest brochure presents this as a two-storey concept with the main living accommodation on one level and an open rooftop terrace above. Penthouses are shown with a private 12 by 3.5 metre pool on the roof terrace.

3-bedroom penthouse
157, 235 or 245 sqm

The three published sizes vary widely, so the word penthouse alone says little about scale. Price comparison should start with the exact unit plan and a contract schedule that makes the indoor and outdoor area definitions clear.

4-bedroom penthouse
218, 242 or 259 sqm

The largest bedroom-count format in the current Eden brochure. Building position, rooftop orientation and the actual outlook become especially important here; matching bedroom counts do not make different penthouses interchangeable.

3-bedroom duplex
157, 174 or 226 sqm

The split-level homes are shown in the Narcissus building with a private pool. They can suit a family that likes separation between floors, but the internal staircase is a practical consideration for young children or older residents.

The main areas in this record follow the newer 2026 official brochure. The older live Eden page and individual sales listings still show different figures, particularly for penthouses, reflecting at least a newer product configuration and potentially different treatment of rooftop space. Before reservation, the selected unit should be matched to a contract area schedule using exactly the same area definition as the sale documents.
