Projects and buyer context
Product type is the first useful way to compare Amartya listings. Campuhan Ubud and the Peliatan offering are marketed as villas; Bantas and Meliling are advertised as land plots; Kerta Residence is presented as housing. An older company page describes Campuhan Ubud as leasehold, but it does not supply a buyer-specific lease agreement, extension terms or the underlying land certificate. The brand's terms also say prices, specifications and availability may change. There is no dependable, like-for-like public price schedule from which to calculate an entry budget, and the marketing material does not establish any enforceable rental return.
Ubud is only one part of the portfolio. The public project directory places villa offerings around Peliatan and Campuhan in Gianyar, plots or housing at Bantas, Kediri and Meliling in Tabanan, and another offering around Yeh Sumbul in Jembrana. These are not interchangeable locations from a rental or construction perspective. A buyer of a building plot needs to establish legal access and permitted use before designing a home; a villa buyer needs the exact address, operating context and any limits on short-stay use. Broad references to Bali do little to answer those questions.
