Landlord lease agreement checklist in Bali
Rental problems rarely begin because a document is not long enough. More often an agreement exists, but nobody can quickly tell who is actually involved, which asset it concerns, which period is agreed, what is included, where payments are recorded or who can answer for a term change.
What should a landlord check before signing?
Do not hunt for a universal perfect template. First check whether people, asset, period, terms and related records align. Then separate what is written from what was said orally and identify questions that cannot be decided without the chosen professional.
The short answer
A useful agreement review follows five tracks: parties and authority, exact asset, period and events, money and support, access and handover. Each track has agreement text, linked material and a gap list. If a track is not supported, do not close it with a guess.
1. Start with parties, not the document name
Check how parties are named and identified, who signs, who answers for asset questions and who acts for whom. Brand, manager, agent and payee may be different people or companies — do not merge them by assumption.
If authority or role is unclear, it is a distinct question for the record and participant, not a reason to fill a line with a convenient name.
2. The asset should be identifiable without guesswork
Address, name, number, area, inventory and attached material should allow parties to speak about one asset. A photo or marketing name may be insufficient, especially where a project has similar units.
Do not add data to an agreement interpretation that is absent from chosen text or annex. Leave a precise clarification request instead.
3. Period means dates and events, not one word 'term'
Read start, end, handover, possible extension, notices and which record or message supports each event separately. This page does not say which rules apply in a selected case; it stops the question itself being lost.
The JDIH BPK regulatory glossary describes a lease as a contract for possession and use of an asset for a specified period and price. This is general context, not a list of mandatory terms for your agreement.
- Regulatory glossary: lease / sewa menyewa
4. Money and its basis should not become one number
Separate amount for period, individual payments, deposit or other security question, services and expenses exactly as they appear in chosen records. A number in chat does not replace basis, date, payer and receipt support.
Do not use this list to calculate tax or decide who is entitled to a selected amount. A material question needs selected records and appropriate review.
5. Access, works and handover need a route
Mark who confirms access, how an issue is reported, who may agree work and how handover is recorded. Do not add a technical conclusion about condition to a general agreement question: it needs separate observations and, where needed, a professional.
For a disputed or unclear line, it is more useful to name the next material and holder than to write a confident “everything is resolved”.
Decision steps
- Check parties
Separate signer, manager, agent and payee by role.
- Identify asset
Match address, number, annexes and available material.
- Map events
Name dates, handover, notices and records that support them.
- Retain basis
For each amount retain record, date, payer and question boundary.
- Route disputes
Separate agreement, technical, tax or other specialist question.
