Bali Sunlit Commune
Who appears in the public record
A company-issued announcement dated 11 July 2026 identifies PT Bali Sunlit Commune as the developer of EVERY Bali. CompanyHouse also lists an Indonesian limited-liability company under that name in Badung. The two references establish a useful starting point for identifying the business, although neither substitutes for a current corporate extract, a signed contract or proof of the authority of the seller.
The developer has marketed a master plan of 88 pool villas and 140 apartments on roughly 3.5 hectares in Ungasan. A running track, wellness facilities, coworking space and a managed rental offering are central to the concept. These are published project specifications, not independently verified evidence that every unit and amenity has been delivered.
What the sources support
CompanyHouse has a listing for PT Bali Sunlit Commune in Badung, including the reference number 1592669. It is a commercial directory quoting an Indonesian government source; the current official corporate documents, authorized signatories and ownership records were not independently inspected for this profile.
The July 2026 announcement names ATOM Architectural Group for design and UMIRA SYNERGY GLOBAL for construction. These firms perform different functions from the development company. Their experience should not be presented as projects completed by PT Bali Sunlit Commune, and neither is automatically the party receiving a buyer’s money.
Marketing materials also refer to land documentation, zoning and permissions for hospitality use. The actual certificates, plot references and official permit status were not available for independent review. Public information is sufficient to identify the project relationship, but it does not certify construction permissions, the underlying land rights or the enforceability of any sale or lease agreement.
FAQ
Will an apartment buyer lease land directly or hold rights through the developer?
Is participation in the rental management programme mandatory?
Does the project’s zoning statement establish that short stays are permitted?
Will all resort amenities open when a buyer receives the keys?

EVERY Bali
Projects and buyer context
EVERY Bali combines standalone pool villas with apartments in shared buildings. The distinction matters well beyond floor area: a villa and an apartment may involve different land-lease chains, rights over common areas, maintenance arrangements and rental-management obligations.
The project website promotes an initial 40-year lease and a further 20-year extension. That does not, by itself, show whether the extension binds the landowner, what it costs, when the lease term starts or how the right can be assigned on resale. The marketed structure is contractual leasehold, not a transfer of Indonesian freehold title.
Published asking prices are not consistent either. Alnair advertises entry prices from US$132,602, whereas newhomes.id lists prices from US$298,371. Different unit categories and listing dates could explain part of the gap, so neither figure is a dependable quote for a particular home. The developer’s projected rental returns and appreciation are sales-model assumptions, not independently observed performance.
Ungasan sits on the Bukit Peninsula in South Kuta, Badung. EVERY Bali is being sold as a managed residential and hospitality environment rather than a collection of unrelated villas. The proposed pool, running route, wellness areas and workspaces are a large part of that proposition.
For residents and landlords alike, the opening sequence matters. A handed-over apartment could still be surrounded by unfinished landscaping or be waiting for the facilities that underpin rental demand. Access roads, water, power, site management and the timing of communal services deserve as much attention as the interior finish of a selected unit.
Observable track record
The latest dated statement from the project is more useful than a generic “completed” badge. In its 11 July 2026 release, EVERY Bali planned an August presale and scheduled its first construction phase for the second half of 2027. RISE Real Bali lists Q1 2027 instead. Alnair still displays Q1 2026 alongside 0% completion, while newhomes.id labels the scheme ready to move into.
Those claims cannot all describe the same stage of the same development. They might reflect old listings or different handover phases, but the available evidence does not resolve the mismatch. A buyer should ask for a current, building-specific construction schedule and completion documents. A rendering, sales launch or portal status is not a substitute for an actual handover.
EVERY Bali is the project that can be tied to the company through the reviewed sources. Broad claims of a much larger completed portfolio found in directory descriptions have not been supported by a verifiable list of other developments.
