Why this project is worth a look
Two living formats
An apartment can be easier to leave unattended between visits; a pool villa buys privacy and outdoor space at the cost of more upkeep. Every Bali offers both within one planned estate. The shared operator, utilities and service charges will still affect both owners.
Amenities with ongoing costs
The running track, lap pool, wellness spaces and children's facilities are an unusually detailed part of the concept. Their value is real only if they open, stay maintained and remain accessible on sensible terms. A generous master plan is not a substitute for an operating budget.
Management needs a contract
A rental pool could be useful to a buyer living abroad, especially if the operator handles reservations and guest services. The harder questions concern fee deductions, maintenance reserves, personal stays and whether an owner can leave the pool. None can be settled by a projected yield percentage.
One estate, several clocks
Villas, apartment blocks and common facilities may not finish together. Public dates already differ between developer and agents. An owner should understand the handover trigger and the state of surrounding construction before treating an estimated quarter as a usable move-in date.
About the project
EVERY Bali is being marketed as a substantial residential development in Ungasan rather than a stand-alone villa collection. The proposed estate covers about 3.5 hectares and combines 88 villas, each planned with its own pool, with 140 apartments across four buildings. That combination changes the way a buyer should think about the purchase. A private villa may offer more personal space, but its owner still relies on the estate's roads, utilities, security and shared facilities. An apartment removes some day-to-day maintenance from the individual owner while creating a different dependency on the building and its operator. Listings headed Every Bali Apartments describe part of this same estate; there is no sufficient evidence to treat that name as a separate development with its own project identity.

There are two distinct choices here, and the lower purchase price is only one of the differences. Compact apartments are likely to be simpler to occupy for a few weeks at a time, especially for buyers who do not want to look after a pool or outdoor living areas. The villas are presented as more private homes, with bedrooms spread across levels in some layouts, outdoor decks and their own swimming pools. Yet the floor-area figures in circulation are not all measuring the same thing. Some refer to interior space, others to a house plus terraces, rooftops and pool areas. A house listed at 90.25 square metres may also carry a 208.3-square-metre figure once outdoor areas are included; those numbers are measuring different things. They should never be compared with apartment floor plans as if they used one common measurement standard.
The developer's current website gives concrete illustrations of that range: a one-bedroom apartment in Block B at 39.73 square metres, a larger one-bedroom example in Block D at 51.57 square metres, and a two-bedroom example in Block C at 84.6 square metres. It also shows one- and two-bedroom villa designs. A brokerage describes a three-bedroom villa whose house alone measures 169.6 square metres, together with a substantial plot and outdoor amenities. These examples help explain the product, but they do not amount to a confirmed availability sheet. Floor plans, numbering, included equipment, views and the method used to measure each unit must be attached to the actual offer.
Most of the estate's identity comes from what is planned between the homes. The developer advertises a 1.5-kilometre running loop, a 25-metre pool, a gym, spa and recovery facilities, yoga space, coworking, food outlets and activities for children. This is a more specific proposition than the standard Bali property brochure promising a pool and a garden. It could suit owners who intend to spend meaningful time at the property rather than simply hold it for resale. But future facilities come with future operating obligations. The sales material does not establish the eventual service charge, whether amenities will be included for every owner, or whether all of them will open with the first handed-over units.
The calendar deserves particular attention. A statement distributed by EVERY Bali on 11 July 2026 schedules completion of the first phase for the second half of 2027. Rise Real Bali displays first-quarter 2027 handover dates on several listings, while an apartment listing on the same brokerage site mentions a first-quarter 2028 date in its own data. Another directory retains an even earlier, seemingly stale timetable. These dates cannot responsibly be blended into a single expected completion quarter. A phased development also raises a practical issue that is easy to overlook: a buyer might receive a finished apartment while the pool, landscaping, nearby villas or public facilities are still being built around it.
The name behind the project is PT Bali Sunlit Commune, identified as developer on its own material and in the July release. That release credits ATOM Architectural Group with architecture, UMIRA SYNERGY GLOBAL with construction and Bali Business Consulting with legal due diligence support. These are useful starting points for understanding who is involved, not a substitute for examining the transaction. A contractor does not automatically own the plot or receive the buyer's funds. An adviser appearing in a press release is not proof that a purchaser has received the adviser's report. Secondary corporate directories also show the developer's name but disagree on its registered address, which is one more reason to obtain primary company documents rather than copy an online profile into a contract.
The project is offered to international buyers through a contractual land-lease arrangement. The developer promotes up to 60 years, expressed in one account as 40 years with a further 20-year extension. Other listings use a 30 + 10 + 20 formula; the newer website labels the first 40 years as 30 + 10. Those statements may describe different steps in one proposed arrangement, but only the executed documents can show who grants each term, when the clock starts and what happens if an extension is refused. An older project site made a further distinction: villa buyers could sign a direct lease with landowners, while apartment buyers could receive a sublease from the developer or an assignment of part of its lease. That distinction matters more than a headline saying simply '60 years'.
A lease should not be confused with unrestricted ownership of Indonesian land. The legal framework distinguishes registered land rights, including Hak Milik, from contractual rights to occupy or use land. For this development there is no publicly examined title pack showing the relevant landholders, charges or the relationship between the land and each intended apartment or villa buyer. That does not establish a defect. It means that claims about legal certainty, renewal rights and resale must remain conditional until the contract chain is available. The same applies to any proposal involving a company as purchaser: ownership of shares is a different asset from title to the land itself.
The hospitality component needs its own evidence. The July release says the land is in an R-4 residential subzone and that documentation supports accommodation activities, including Pondok Wisata. An older developer FAQ says PBG building approval has been obtained. Neither statement is the same as reviewing a permit with its plot, permitted use, signatory and scope. PBG concerns building approval, while SLF is the separate building-function certificate relevant to use after completion. Nor does a general reference to accommodation licensing prove that the particular operator and unit will be authorised for short-stay rentals. Buyers considering nightly rentals need those operational details as much as the floor plan.
Rental management is part of the offer, not yet a demonstrated operating history. The published model describes an operator grouping units into rental programmes and distributing proceeds to owners. That may spare a remote owner the work of booking guests, cleaning, maintenance and handling complaints. But what the owner keeps depends on the management contract: commission, booking-platform expenses, staffing, taxes, replacement reserves, distribution rules, periods reserved for personal use and rights to terminate the arrangement. The developer's advertised rental returns and capital-appreciation forecasts are projections based on assumptions. They are not evidence of realised net income at EVERY Bali and do not replace a cash-flow model for a specific unit.
For entry price, the clearest current public reference found was a brokerage advertisement beginning at IDR 2.42 billion for a one-bedroom apartment. The agency says its displayed rupiah figures come from a foreign-currency developer list converted at a fixed rate. It is therefore a useful anchor for understanding the order of magnitude, not a promise of a unit for that exact sum. Other pages quote dollars and higher-priced villas. The total cost depends on what is actually available, the signed settlement terms, applicable taxes and fees, furnishing specification, and any continuing management charges. A view premium or a larger roof terrace can change the comparison between units in ways that an entry-price headline does not capture.
Reported payment plans run for up to one year with a 30–50% initial payment, varying by unit category. An older official site mentions a 1% reservation fee. Neither source supplies a current executed agreement establishing when money becomes non-refundable, whether funds move directly to the developer or another party, or what protection applies if handover slips. A one-year instalment period can expire while a project is still in construction. That makes the relationship between payment milestones, certified progress, practical completion and remedy for delay central to the decision, rather than an administrative detail left for after booking.
Ungasan provides the geographic setting, but not yet a verified pin for this particular plot. The project is associated with Melasti Beach and the Garuda Wisnu Kencana cultural area, both credible orientation points on the southern Bukit Peninsula. Precise street access and cadastral boundaries have not been established from the public material reviewed. Drive-time statements in advertising should be treated as broad descriptions, not measurements from a confirmed gate. The buyer's experience will depend on the position of the chosen unit within a large site, construction phases, neighbouring uses, road access and topography. Until a plot map is supplied, there is no reason to pretend that a district-centre coordinate marks the estate.
Ownership format
The proposed interest is a contractual long lease, not foreign freehold ownership of the land. Marketing describes up to 60 years, usually presented as 40 years plus a further 20, while other listings break the arrangement into 30 + 10 + 20. Villas and apartments may follow different lease or sublease routes. The commencement date, lessor and enforceability of any extension still require the actual contracts.
Unit types & sizes
The broker describes a terrace and a unit in the four-building apartment portion of the estate. The advertised entry price helps with budgeting, not with confirming a currently available numbered apartment.
Get floor plans and current pricesA named example on the current developer website, with a kitchen, storage and furnished presentation. It should not be treated as the standard area of every one-bedroom unit.
Get floor plans and current pricesA larger one-bedroom layout. Being in Block D alone does not guarantee the advertised views, a quiet position or current availability.
Get floor plans and current pricesA developer-listed two-bedroom example. Family use will also depend on storage, circulation, building services and whether short-stay guests share common facilities.
Get floor plans and current pricesA one-bedroom villa with its own pool in the proposed plan. Exact furnishings, outdoor areas and leased plot boundaries belong in the unit's contract attachments.
Get floor plans and current pricesThe broker shows a two-level home with terrace, roof space and pool. The larger area figure is a different measurement basis, not an exceptionally large indoor house.
Get floor plans and current pricesA larger house with pool, outdoor kitchen and rooftop. Both acquisition cost and future upkeep differ materially from an apartment; a single price-per-square-metre comparison would be misleading.
Get floor plans and current pricesPrices are the lowest the brokerage boards publish as of October 2026, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The confirmed location level is Desa Ungasan, Kuta Selatan, Badung, on Bali's southern Bukit Peninsula. Public material reviewed does not establish a precise plot address or a reliably project-specific map point.
- Melasti Beach and the Garuda Wisnu Kencana cultural park provide useful regional orientation. Advertised drive times should not be read as measured trips from a verified gate, particularly before access arrangements are known.
- Within a 3.5-hectare estate, location is also a unit-level question: which block, which access route, which adjacent construction phase and which direction a terrace actually faces.

Best for: Buyers who expect to spend extended periods on Bali and would genuinely use fitness, recovery, coworking and family facilities. For that household, an operationally sound community can matter more than an ocean-view promise. They should still distinguish a finished amenity from a planned one.; People deciding whether their Bali base should be a low-maintenance apartment or a private pool home. Having both choices in the same development makes the lifestyle comparison unusually clear, while also focusing attention on shared operating costs and estate-wide delivery risk.; Overseas buyers prepared to outsource guest operations under a detailed management agreement. The strongest case is not 'passive income' as a slogan, but a transparent account of booking revenue, operator deductions, replacement reserves and restrictions on owners' personal stays.; Purchasers comfortable with a documented long-term contractual lease rather than land freehold. They will want the exact lessor, the starting date, the apartment or villa's particular lease chain, a workable resale clause and enforceable extension provisions before committing funds.; may not suit: Someone who needs completed accommodation and open facilities immediately. The project is marketed as under construction, and even the public handover schedules conflict.; A purchaser whose decision requires guaranteed net rental income or guaranteed price appreciation. Neither performance history nor a verified contract supports treating promotional forecasts as fixed outcomes.; Anyone seeking an uncomplicated direct land freehold in their own name as a foreign individual. The proposed asset is contractual lease rights, with important differences between villas and apartments still to be documented..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Handover timelines conflict: the developer's 11 July 2026 announcement targets H2 2027 for phase one, Rise Real Bali repeatedly lists Q1 2027, and a two-bedroom apartment page also refers to Q1 2028. No authenticated building-by-building timetable was found.
- The advertised 60-year lease appears as 40 + 20 or 30 + 10 + 20. Older project material also distinguishes direct villa leases from apartment subleases or assignments. The landowner contracts, commencement dates and extension obligations were not reviewed.
- R-4 zoning, a PBG building approval and accommodation permissions are asserted in promotional sources but their underlying documents were not inspected. The plot address and coordinates remain unconfirmed, as do SLF completion certification and permission for the intended short-stay operation.
