Projects and buyer context
The emphasis is on small, furnished homes with layouts suitable for personal stays or holiday rentals. The Clay House studios are advertised at 45–47 sq m; Tropicana Valley offers one-bedroom townhouses with private pools; Irama and Sabit House use shared amenities. Palem Kembar serves a different buyer looking for a three-bedroom villa rather than a compact rental unit.
For context, the developer’s published asking range for The Clay House is IDR 2.0–2.2 billion on a stated 30-year leasehold; Irama House starts at IDR 1.6 billion with a stated 29-year lease. Palem Kembar lists its two villas at IDR 5.5 billion and IDR 5.8 billion. These are website figures reviewed on 17 October 2026, not verified closing prices, current inventory or an all-inclusive transaction budget. The detailed unit specification and the actual rights being purchased need to sit alongside the quoted amount.
KAYA also publishes rental-return scenarios. Their inputs are assumptions about nightly rates, occupancy and operating costs, not evidence of what an owner has earned. Buyers relying on rental income should ask for a full expense schedule, the management contract and actual operating statements where available.
The portfolio covers two distinct parts of southern Bali. Buduk, Tumbak Bayuh and Cepaka sit inland from the Pererenan–Canggu coast, while Berawa places Sabit House closer to Canggu’s denser visitor infrastructure. Those addresses may appeal to similar guests on a listing platform, yet road access, traffic and the immediate surroundings can produce very different day-to-day experiences.
Ungasan, where Palem Kembar is located, is a separate villa market on the Bukit peninsula. Its likely guest mix and travel patterns should be judged locally, not inferred from a studio-rental forecast prepared for Cepaka or Berawa.
