Projects and buyer context
This is a small-villa portfolio, not a development with a standard unit price. The difference in scale is clear: Villa Raptor is presented as a 230 m² home on a 300 m² plot, while the planned specification for Kumbuh 1 is around 400 m² of built area on 900 m² of land, with four bedrooms. The current project catalogue leaves pricing and acquisition terms for private discussion, so there is no defensible public price to quote as a current offer. Mi Villa Bali also markets investment through a project company, or SPV, instead of requiring an investor to buy the entire property. Its FAQ describes formation after commitments covering at least 60% of project capital and says the developer retains a 40% participation. These are the firm's stated programme terms, not an independently checked share register or a promise that every villa uses that model.
The named portfolio points inland, towards Ubud, rather than to Bali's beach resort corridors. Villa Raptor is placed broadly in the Ubud area; the more specific location disclosed for Kumbuh 1 is Mas, south of town. The two Nyuh Kuning properties are listed in that Ubud neighbourhood. Crucially, the current descriptions of Kumbuh 2 and Kumbuh 3 do not establish precise plots, even though their names form part of the same series. An investor should not assume they share a site or identical local conditions. Access, surrounding activity, utilities and permitted use need to be assessed at parcel level. Two villas labelled 'Ubud' can present quite different ownership and operating questions.
