NEW Life Bali

Who appears in the public record

New Life Bali is best understood as a business with overlapping property roles, not as a single-project homebuilder. Its website markets homes, describes estate-agency services and offers to manage villa development for clients. That distinction matters when buying: appearing in its catalogue does not by itself establish who owns the land, who is building or who will sign the sale agreement.

The website identifies PT Tirta Buana Bali as the business trading under the New Life Bali name in its privacy policy. This is useful company-identification evidence, but it is not a project-specific title or sales document. New Life Residence introduces a further uncertainty. Third-party directories attribute that apartment scheme to New Life Bali, while its separate project website does not establish a verifiable contractual or corporate link to PT Tirta Buana Bali.

What the sources support

There is a functioning business website, a named Indonesian company behind it and identifiable property offers. That is a starting point for diligence, not proof that a particular property has clear title, correct construction approvals or a verified handover history. The reviewed public pages do not establish those facts across the advertised portfolio.

The New Life Residence attribution remains unresolved. Newhomes.id names New Life Bali as its developer; the separate New Life Complex website presents Residence and Village and identifies Butler Management in an operating role. Neither source supplies evidence that PT Tirta Buana Bali is the project developer, landholding entity or contracting seller. The similar names should not be treated as confirmation of a corporate relationship.

Projects and buyer context

The listings span compact Kedungu studios and lofts as well as larger individual villas. When checked on 18 October 2026, advertised entry points included IDR 1.2 billion for a studio, IDR 1.68 billion for a loft and approximately IDR 4.44–4.77 billion for Kedungu Ocean villas. These are asking figures for particular listings, not a developer-wide price schedule or a confirmed offer available today.

Much of the catalogue is marketed on fixed-term leasehold arrangements. One listing deserves special attention: Villa Sayang is labelled “Freehold” but also shows a 27-year term. Those descriptions should not be reconciled by guesswork. The title documentation and draft agreement need to identify exactly what right is being transferred and to whom.

New Life Bali advertises property across several distinct Bali markets: Canggu, Kedungu, Kaba Kaba, Ubud and Uluwatu. The contact address published by the business is on Jalan Pantai Berawa in Tibubeneng, Badung. This is a broad sales footprint; it should not be read as a map of land that the company owns or developments it has completed.

New Life Residence is marketed around Berawa/Tibubeneng, geographically close to the agency’s office. Proximity and similar branding, however, do not demonstrate that the same entity is responsible for the apartment development.

Observable track record

The company describes a broad development practice covering residential and commercial property. What the public material does not provide is a project-by-project completion history backed by handover records and a clear statement of its contractual role. Its partner page features Soul Villas in Canggu, Kedungu Loft in Kedungu and Villa Aurea in Kaba Kaba; separate listings include Kedungu Ocean and Sundari Villa. Those are documented marketing associations, not independently verified completions by the same builder.

New Life Bali also offers site selection, design coordination, permitting support and construction management. A buyer commissioning a villa should establish whether the firm will be the principal contractor, a project manager or an adviser, because responsibility for delays and defects differs sharply between those arrangements.
