Why this project is worth a look

Privacy beyond the walls

A garden and individual swimming pool give the villa a residential character quite different from a shared-facility apartment. This is appealing for an owner who values independence and for guests seeking their own outdoor space. The trade-off is direct responsibility for maintenance, while actual screening from neighbouring homes still needs to be checked against the site layout.

Useful measurements, with limits

The official presentation and sale catalogue agree on a 168.5-square-metre building and a 225-square-metre plot. That gives a workable basis for assessing the size of the proposed home. It does not settle how much usable garden remains, what the separately advertised 221 square metres means, or whether every available unit follows precisely the same plan.

An identifiable sublease counterparty

Rather than offering only a generic leasehold label, New Life Bali names PT Tirta Buana Bali as the company intended to sign purchasers' subleases. This helps frame a focused legal review of the master lease and corporate authority. Neither agreement nor the land-title evidence has been independently inspected, so the brand's description must not be mistaken for verification of enforceable rights.

A real inventory question

Two listings are advertised at IDR 4.9 billion while the developer's IDR 4.65 billion product is marked sold. The discrepancy is too material to treat as ordinary marketing noise. Before comparing Edenfields with alternatives, the buyer needs a current unit identifier, availability confirmation, dated price and a clear statement of what is delivered for that amount.

About the project

Edenfields is marketed as a small collection of private-pool villas in Gianyar, Bali. The sales database calls it Edenfields and associates it with New Life Bali; the company's own website presents a matching property under Edenfield Villa, including a Type A design. The shared developer name, two-bedroom layout, 168.5-square-metre building and 225-square-metre plot make the link persuasive. What they do not establish is a complete site plan. FazWaz identifies two units, whereas the New Life Bali page describes a villa type rather than a signed-off inventory of individual plots. That distinction matters. A buyer would ultimately acquire a defined contractual interest in a particular home, not a general promise to own part of an estate whose boundaries, unit numbering and construction records have yet to be established from the published evidence.

The appeal is a familiar but useful residential arrangement: two bedrooms, a living area opening towards the garden, a kitchen within that main living space, and an individual pool rather than a shared leisure facility. New Life Bali specifies a built area of 168.5 square metres and a land plot measuring 225 square metres. The two measurements answer different questions. One describes the building; the other describes the parcel on which a buyer hopes to secure long-term use. The listing also contains a separate 221-square-metre figure without a clear explanation of what it measures. We have not treated that as a third confirmed area. FazWaz lists a 15-square-metre pool, a feature that needs to be located on the final plan alongside the actual garden, access path and setbacks. The marketing numbers alone cannot reveal how private the outdoor space will feel once the neighbouring plots are in use.

There is a practical inconsistency in the floor-plan information. The developer's prose describes sleeping accommodation upstairs and the open living and kitchen space at ground level, yet the specifications say the villa has one floor. Bathroom counts also differ: New Life Bali lists three and the sale advertisements list two. Both versions agree on two bedrooms, so that is the sensible baseline until the drawings are produced. An extra bathroom can materially improve a villa's usability for four adults or two couples. Equally, a staircase can make a home unsuitable for guests with restricted mobility or for a household looking for entirely step-free living. An attractive schematic layout is not a substitute for a dimensioned, signed set of floor plans and a finish schedule showing what will actually be delivered.

The land arrangement deserves more attention than the advertised word 'leasehold'. New Life Bali says Edenfield has a master land lease with Indonesian owners and that purchasers would enter into a sublease with PT Tirta Buana Bali, identified in its own article as the business operating the New Life Bali brand locally. The company's property page advertises a 28-year term. This is more specific information than many villa adverts provide, but it is still a statement from the seller's side: the master lease, proposed sublease, land certificate and corporate authority documents were not available to inspect. A sublease depends on the rights and obligations created by the underlying lease. Its effectiveness cannot be established simply by checking that the property website names a local company. The buyer needs to know that the right to grant a sublease exists and that the contractual description matches the actual parcel and building.

A 28-year figure also raises a deceptively simple question: 28 years from when? If the head lease began before the purchaser's agreement, the period remaining under that head lease can become more important than the term printed on a brochure. The project is labelled extendable, but New Life Bali's explanatory article describes extensions at the prevailing market price. Neither an extension date nor its price can therefore be assumed to be guaranteed. The terms for resale, inheritance, permitted rental use, maintenance, default and early termination need to be read together. A villa might be easy to enjoy while the lease is young yet difficult to resell if the unexpired term becomes short or a third-party consent is needed for transfer. Those are contractual questions, not matters that a render or a quoted annual rental yield can answer.

The clearest commercial warning is that the two live-looking advertisements do not agree with the developer's own sales status. FazWaz carries two Edenfields listings at IDR 4.9 billion each. New Life Bali shows Edenfield Villa at IDR 4.65 billion and labels it sold. Both websites also retain language associated with off-plan sales. These may represent different update cycles, specific villa identifiers or listings that were never withdrawn after a sale. The public record does not resolve which explanation is right. Accordingly, IDR 4.9 billion is a reference point from the sale listings, not an assertion that a particular villa can currently be reserved at that price. It is also not an all-in acquisition budget. Taxes, notarial charges, any furniture package, project completion obligations and recurring charges have not been documented for the individual units.

Where exactly would the buyer live? The official property page describes Ubud; the FazWaz project database classifies Edenfields under Sukawati in Gianyar Regency. Those are not interchangeable postal coordinates, and a broad Ubud marketing label may describe the catchment area rather than the actual village or subdistrict. Neither of the sources establishes the plot's street address or a verified pin for the land being sold. That is why no invented travel time or mapped point appears in this record. The location question affects daily life and eventual rental performance. The character of a villa road, vehicle access, drainage, nearby construction and the noise around the garden may matter more than whether a listing uses the word Ubud. Site identification should come from the land documents and an unambiguous physical inspection, not from a nearby landmark's map pin.

There is another reason not to rush the location or completion conclusions. A hospitality website using the name Edenfield Bali markets an eleven-villa rental property in Mawang, Ubud, and BaliSuperHost advertises Edenfield Villas in the same locality. Some of its villa descriptions resemble the two-level, two-bedroom product that New Life Bali promotes. That resemblance is worth investigating, but it is not documentary proof that these are the same land parcel, development phase or legal seller. The rental operator's address has therefore not been assigned to the two Edenfields sales listings. Nor have the eleven villas been counted as part of this sales project or used to declare the two advertised homes completed. Establishing whether there is a connection would improve the dossier significantly, but doing so requires a site plan and title-linked project identification.

A private pool can make a two-bedroom villa comfortable both for an owner and for paying guests. It also places the upkeep directly inside the economics of ownership. Even with no occupants, the pool system, garden, air-conditioning and weather-exposed surfaces require attention. There is no verified Edenfields-specific maintenance budget, operating contract or track record of rental receipts in the reviewed material. That rules out a serious net-yield estimate. Gross night rates, if supplied later, would still need to be reduced by vacancies, management charges, staffing, utilities, repairs, booking commissions and any other costs borne by the purchaser. It must also be clear whether the actual title and local permissions allow the intended accommodation use. The developer's promotional description of passive income is an aspiration, not verified evidence of what a particular buyer will earn.

Construction and regulatory status remain separate from both marketing and holiday-rental advertising. A project marked off-plan in an old database might have advanced, stalled or changed its sales structure. Equally, a separate Edenfield-branded rental estate might be operating without proving anything about the two specific plots for sale. We did not obtain the project's building approval, known locally as PBG, its certificate of fitness for use, or SLF, zoning clearance, or the underlying land documents. There is no basis for saying those approvals are absent; they simply have not been reviewed. Before a buyer pays a deposit, the building and parcel shown on drawings should be matched to the agreement, and the party responsible for delivery should be identifiable. Handover promises matter far less if the remedy for non-delivery or delayed approvals is left vague.

Edenfields is therefore best approached as a potentially appealing individual villa proposal with a substantial amount of the physical concept publicly described, but essential transactional details still unresolved. Two bedrooms, a private pool, the stated building and plot sizes, a recognised developer brand and a published sublease explanation give a serious starting point. Current inventory, exact position, floor configuration, permit status and the documents supporting the land lease are not yet on the same footing. Someone buying to live in Bali would weigh usability and access; an absentee owner should add operating costs, rental permission and practical management. Neither needs to accept a sales projection or a historic listing as a replacement for a clear contract tied to an identifiable property.

Ownership format

The villa is offered through a contractual sublease arrangement rather than direct land ownership. New Life Bali advertises 28 years and says purchasers would contract with PT Tirta Buana Bali under a head lease from Indonesian landowners. The agreements were not reviewed; commencement date, remaining term, renewal and assignment rights require unit-specific contractual evidence.

Best for: A good candidate for a couple or small household wanting two bedrooms, a private outdoor area and an individual pool without taking on a much larger house.; Potentially suitable for someone comfortable buying a time-limited contractual lease interest, provided the head lease, sublease, remaining term and transfer conditions can be verified.; Worth examining for rental use if the purchaser is prepared to model real operating expenses and check the right to offer accommodation, rather than relying on the developer's description of passive income.; Most appropriate for a buyer willing to identify the exact villa and reconcile its drawings, price, land parcel and legal counterparty before treating an advertised offer as a deal.; may not suit: Not an answer for someone requiring direct personal freehold ownership of the underlying land; the promoted arrangement is a contractual sublease.; Not yet suitable for a buyer who needs a verified ready-to-occupy home or an immediately operating rental asset. Current construction, sales inventory and occupancy approvals need confirmation.; Not a documented turnkey yield investment. No project-specific audited rental history, full operating budget or binding management offer was available in the public sources..

What we confirm before booking

  • The precise parcel and address are unresolved: New Life Bali says Ubud while FazWaz says Sukawati. An eleven-villa rental estate called Edenfield Villas operates under a similar name in Mawang, but no documents establish that it is the same sale project.
  • New Life Bali marks its IDR 4.65 billion Edenfield Villa offer sold; FazWaz advertises two units at IDR 4.9 billion and retains off-plan labels. Current availability, price, completion programme and actual building status are unverified.
  • Sources disagree on whether there are two or three bathrooms and on the floor layout; an additional 221 sqm figure lacks a defined basis. The master lease, proposed sublease, land certificate, PT Tirta Buana Bali's authority, PBG building approval and SLF occupancy-fitness document were not reviewed.
