Projects and buyer context
This is hotel-style accommodation rather than a villa development. Ribas Hotels Group describes an operation built around short-stay guests, with pools, a restaurant, coworking areas, a gym and an open-air cinema. The financial appeal of those amenities cannot be judged without knowing how their running costs are allocated and what the management agreement requires.
Published asking-price ranges also vary. Ribas Invest lists approximately US$165,000–235,000 depending on size and finish, while Alnair displays US$150,000–200,000. Neither range verifies the current price, title package or payment schedule of a specific unit. A buyer should work from a dated unit-level offer rather than combine numbers from different marketing pages.
Returns deserve the same separation. The project site advertises figures including 8% and 10–12%; Ribas Invest presents an operator-calculated return of up to 13.6% from the third operating year. These are published claims, not independently established net results or an enforceable guarantee. Occupancy, operator fees, repairs, taxes and the precise payout formula remain decisive.
The project’s own materials place the aparthotel in Berawa, within Tibubeneng, North Kuta, Badung. TAS.AC independently uses the more specific Berawa/Canggu designation. The sales website describes a 2,082 m² land parcel and markets the beach as roughly 700 metres away; that distance has not been independently measured.
Alnair, by contrast, lists PGD Apartments in Umalas. That is not a trivial naming difference for someone assessing guest demand, access and resale positioning. The plot identifier, mapped boundaries and registered address should settle the location before any rental assumptions are made.
