PT Catur Perkasa Land: Bali Villas and Denpasar Homes

Who appears in the public record

PT Catur Perkasa Land's published portfolio spans pool villas and compact urban housing. Casa Natura, near Ubud, may appeal to someone seeking a private home with a possible rental use. Grand Mahendra Residence is a different proposition: townhouses in Denpasar, marketed around day-to-day city living. A buyer should assess these on their own merits rather than assume that the developer's name or Bali location tells the whole story.

There is a company website as well as third-party project listings. Pinhome names PT Catur Perkasa Land as developer of Casa Natura and Casa De Mahendra. That link is useful, but the Mahendra names and addresses do not line up consistently across the sources. Establishing exactly which land parcel and house are being offered is therefore an early practical question, not a minor detail left for closing.

In its own introduction, the company describes four founding partners whose combined experience exceeds 30 years. This is a statement about the team, not independently established evidence of a 30-year corporate history. The material reviewed does not establish the current registered particulars of the contracting seller or its title to individual plots.

What the sources support

Pinhome places Casa De Mahendra on Jalan Pura Banyu Kuning in West Denpasar. The developer uses that street for Grand Mahendra Residence, yet its homepage also lists a future Casa De Mahendra at Jalan Ocean Blue in Benoa, South Kuta. This could reflect a renamed scheme, a separate project or a publishing error. No public evidence reviewed settles which explanation is correct. Any reservation or contract should therefore identify the exact plot, floor plan, address and selling entity unambiguously.

The third-party listings also use different land-title labels: Hak Guna Bangunan (HGB), a time-limited building right, for Casa De Mahendra, and Sertifikat Hak Milik (SHM), referring to ownership title Hak Milik, for Casa Natura. These are listing claims, not verified land-register extracts. Foreign individuals cannot hold Hak Milik directly, and HGB is not an individual foreign ownership route either. Other possibilities, including eligible Hak Pakai arrangements, are fact- and status-dependent and require local legal review.

The developer says it can manage and rent villas for owners. The reviewed public information does not establish which projects qualify, who operates the rentals, the management agreement or any demonstrated returns.

FAQ

Are Casa De Mahendra and Grand Mahendra Residence the same development?
The open sources do not establish that. Pinhome applies Casa De Mahendra to a Denpasar address, while the developer markets Grand Mahendra Residence at that street and separately mentions a future Casa De Mahendra in Benoa. A seller should resolve this with plot numbers, an approved site plan and the contracting party, not just an explanation over chat.
Does the SHM label on Casa Natura mean a foreigner can own the land outright?
No. SHM refers to Hak Milik, which an individual foreign buyer cannot hold directly under Indonesian land law. That does not automatically validate another structure: whether a lawful Hak Pakai route or any other arrangement is suitable depends on the buyer's status and the parcel's documents. A nominee holder does not solve the underlying ownership restriction.
Do the 'sold out' projects demonstrate a track record of completed construction?
They show how the developer currently describes sales availability. They do not independently establish completed works, registered title transfers or delivery dates. Completion records and actual handed-over homes are stronger evidence than a marketing status.
Is a rental-management service part of a villa purchase?
The company's website says it manages and rents villas for buyers, but does not establish that every project or unit includes such a service. The operator, fee structure, rental permissions, reporting and payment schedule need to appear in a separate written agreement before rental income is used in any investment calculation.
Can I rely on the displayed prices and remaining-unit counts?
Not without a dated quotation. Casa Natura is described as having a last unit, while Pinhome also marks its listing unavailable. For any chosen home, request a current unit list, a complete price and fees schedule, and an expiry date for the offer.

Projects and buyer context

Casa Natura is advertised on Jalan Tegal Utu in Lodtunduh, Gianyar. The developer describes two-bedroom homes with two bathrooms and a private pool, on plots starting at 120 sq m with building space from 85 sq m. Its website shows an indicative starting figure of about IDR 1.98 billion. Pinhome advertises roughly IDR 1.98–2.61 billion and mentions one unit remaining, although the same listing is marked unavailable. A buyer cannot treat that figure or inventory status as a live, confirmed offer.

In West Denpasar, the developer's Grand Mahendra Residence page and homepage describe three-bedroom townhouses on plots from 60 sq m with building space from 73 sq m; the advertised starting price is about IDR 1.1 billion. Pinhome's differently named Casa De Mahendra listing gives a two-bedroom, 88 sq m building on 84–113 sq m plots, priced around IDR 1.6–1.9 billion. Despite the shared street reference, these specifications should not be blended into one set of unit options without a current sales schedule and plot identifiers.

These are figures visible in published marketing material reviewed on 21 October 2026, not valuations or verified current availability. Taxes, transfer costs and any other transaction expenses need a separate written breakdown.

Lodtunduh sits outside central Ubud. For a home with a pool there, access, maintenance and the feasibility of any intended rental operation matter more than generic claims about tourist numbers. A villa's surroundings do not prove that short stays are permitted or that an operator can produce the projected income.

Padangsambian in West Denpasar offers a more conventional residential context, where layout, parking, commuting and nearby services may drive the decision. The wider company portfolio also reaches Canggu, Ungasan and Benoa. That breadth is useful when understanding the developer's focus, but it is not a substitute for a separate financial and legal assessment of the home being purchased.

Observable track record

The company website features Casa Natura in Lodtunduh, Casa de Canggu in Tumbak Bayuh, Grand Mahendra Residence in Denpasar, Kaia Villas in Benoa, and Casa Devata developments in Ungasan. Casa de Canggu and the two Casa Devata listings carry 'sold out' labels. These are developer-reported sales statuses. They do not, on their own, establish how many homes were completed, when owners received possession or which legal approvals were issued.

Casa Natura is a good example of why those distinctions matter. Its project page includes photographs labelled as ready units, while Pinhome still labels the development as under construction. Those descriptions might concern different units or reflect an outdated listing; neither source resolves the status of the entire site. Buyers need plot-specific completion and handover evidence rather than a broad claim about the project.
