PT Karunia Wahyu Antarnusa
Who appears in the public record
Green Balangan View in Jimbaran is the clearest public link to PT Karunia Wahyu Antarnusa. The company appears as the developer on Pinhome, and individual house-type pages on Rumah123 carry the same name. That is useful identification, not a verified chain of ownership. The entity marketing a residential project may not be the land-title holder or the seller named in a purchase agreement. Here, that distinction deserves attention because the property listings do not even use a consistent land-title label.
What the sources support
The available evidence identifies a developer name and a residential scheme, but it does not support a judgement about delivery performance or financial standing. Pinhome labels the project land tenure as Hak Guna Bangunan, a time-limited building right. A separate Rumah123 agent listing for a home in the same development instead uses Hak Milik, an ownership title. The records could refer to different parcels, or one advert could be wrong; neither explanation is established. Pinhome’s own prose also renders the corporate name as “PT Karunia Wahyu Antar Nusa” in one place. Company-registration records, parcel certificates, project-specific approvals and completion documents were not independently verified. Their absence from the public material reviewed should not be mistaken for proof that the documents do not exist.
Projects and buyer context
The marketed product is a set of two-storey houses, with private pools described in the project brochure-style copy. Pinhome distinguishes three layouts: Mutiara, a two-bedroom 135 sq m house; Berlian, three bedrooms and 155 sq m; and Permata, four bedrooms and 230 sq m. Across the development it lists plot sizes of 74–297 sq m and an advertised price band of roughly IDR 3.14–6.08 billion. Those are portal figures, not confirmed quotations. More revealing than the headline price is the mixed availability messaging: the same listing says the project is under construction, mentions 12 units remaining, and warns that the property is unavailable. None of those labels should be used as a live inventory report.
The development is placed in Jimbaran, within South Kuta in Badung Regency, with Pinhome locating it on Jalan Pantai Balangan. That marketing address is not a substitute for a surveyed plot plan or parcel identifier. Pinhome also lists a developer office on Jalan Teuku Umar Barat 99-X in West Denpasar, without proving that it is the company’s current registered office. The project description refers to sloping ground. Access, stormwater drainage and any promised outlook should therefore be assessed at the level of the particular house and plot; a shared site photograph cannot answer those questions.
Observable track record
The developer profile on Pinhome identifies one scheme: Green Balangan View. Its project description refers to a 20-house development, but gives no independently verified completion or handover record. An older Rumaindo agency advertisement also links the development group behind Green Balangan View to Greenlot Residence. It does not establish the corporate relationship, so Greenlot cannot responsibly be added to this company’s completed-project history. Neither the number of homes actually delivered nor a wider construction track record could be substantiated from the material reviewed.
