PT Lumara Development Group and Lumara Villas in Bali
Who appears in the public record
The clearest public link to PT Lumara Development Group is a single Padonan villa project. Rumah123 names the company as the developer of Lumara Villas in North Kuta, while the project's own website describes a collection of eight private-pool homes with one-, two- and three-bedroom layouts.
The distinction between the project and the business behind it matters here. The Lumara Villas website links to Lumara Group Holdings, which presents a wider development, sales and hospitality operation. That establishes a public brand connection, not the identity of the landholder, contracting landlord or payment recipient. Those roles still need to be established from the transaction documents.
What the sources support
The available evidence supports a project identity and a marketplace attribution, not a legal clearance. Neither the developer label on Rumah123 nor the Lumara brand site proves a valid land interest, building approval, occupancy documentation or the authority of a particular company to grant the lease. The Indonesian corporate record and property records have not been independently checked for this transaction.
The investment safeguards are similarly contractual questions. Lumara advertises an escrow arrangement with releases against construction milestones, but no account agreement or independent inspection terms were available to verify. Its 8.3% net-return example is described as the performance of a previously managed villa during August 2024–July 2025. It should not be mistaken for the operating history of the eight-villa development. The website's rental projections and 15% management offer need a full cost breakdown before they can be used in a purchase decision.

Projects and buyer context
There is a reason to ask for a signed specification rather than relying on the sales listing. Rumah123 advertises one-, two- and three-bedroom options at IDR 2.43 billion, IDR 4.5 billion and IDR 5.8 billion. Its three-bedroom listing gives 105 m² of land and 196 m² of building space in the structured fields, but 125 m² and 168 m² in the description. The developer's project website also uses the latter measurements. Even the asking price within that individual Rumah123 listing is inconsistent. These may be outdated versions of an offer, but the public pages do not resolve them.
Lumara markets the villas on a 25-year lease with a further five-year term and offers rental management advertised at 15%. Neither figure tells the whole cost or legal story. Buyers need to know when the lease starts, what gives them the additional term, which bills sit outside management, and whether the selected villa's price and specifications are fixed in the contract.
Padonan is the location to evaluate, rather than the better-known Canggu label used in much of the marketing. The development sits in the North Kuta area of Badung, and its appeal is pitched around access to the wider Canggu lifestyle and rental market. Actual road access, neighbouring construction, local activity and the permitted use of the chosen villa can only be judged at the precise plot.
The holdings website also discusses other Bali locations, but that geographic reach should not be attributed to the named PT without a documented corporate and project connection.
Observable track record
A marketed project is not the same thing as a verified completion record. The Lumara Villas website provides a site plan, layouts and a proposed handover in December 2026. Rumah123, however, labels August 2026 as the completion date. Those could describe different milestones, but neither publication is an acceptance certificate or evidence that a particular villa has been handed over.
Nor should the group's broader portfolio be treated as a list of projects delivered by this PT. Lumara Group Holdings describes activity beyond Padonan, yet the public material reviewed does not establish which Indonesian legal entities developed or completed those properties. No independently verified handover history for PT Lumara Development Group was established.
