Projects and buyer context
The group combines three businesses that should be priced separately: villa sales, construction services and ongoing rental operations. Its marketing mentions possible annual returns of 10–15%, but the published material does not demonstrate realised owner distributions or define a consistently verifiable net-return calculation. Treat that percentage as a sales projection, not a rental guarantee.
A meaningful comparison requires the current unit price and fit-out specification alongside payment milestones, completion obligations and ownership costs. For a managed villa, the contract should show management and booking fees, cleaning, maintenance, utilities, taxation and any restrictions on personal stays. Prices attached to Miel’s general property listings cannot be used to infer the budget of a particular Miel-led development.
Miel’s named projects are not concentrated in one neighbourhood. Hilltop Villa is marketed under Uluwatu, Miel Villa under Tabanan near Nyanyi Beach, and KYRA Residence under Jimbaran. Kotoa Villa needs closer location work: one company page places it in Nusa Dua, while another refers to Kotoa in Ungasan. These labels may describe nearby market areas rather than competing street addresses, but neither is a substitute for a plot location.
Exact site coordinates and the cadastral parcel are particularly relevant here. They determine the real approach roads and surroundings, and they allow a buyer to connect the advertised villa with the title and building documents instead of relying on a broad resort-area name.
