PT Olea Hijau Abadi: the developer listed for Royal Villas Bali Sanur
Who appears in the public record
The public trail for PT Olea Hijau Abadi leads mainly to Royal Villas Bali Sanur, a residential villa development advertised in South Denpasar. Rumah123 identifies the company as the project’s official developer. Olea Land Bali also markets Royal Villas in its own name, while some broker listings use the wording PT Olea Land. Those references establish a visible commercial connection, but they do not identify the company that will ultimately sign a particular sale or lease agreement.
There is an unusually useful piece of evidence behind the branding. An Indonesian intellectual-property bulletin lists PT Olea Hijau Abadi as the applicant for ROYAL and OLEALAND marks in the property-services class in October 2024. It provides a better basis for associating the company with the Olea Land name than a broker description alone. A trademark application, however, is not a land deed, a corporate group chart or proof that the applicant controls the title to every villa.
The practical assessment therefore rests on a narrow, project-specific record. Royal Villas is pitched as an estate of substantial family houses in an urban setting. It may be worth examining for owner-occupation or longer-term residential demand; no public evidence reviewed establishes a completed multi-project portfolio, audited returns or a transaction structure suitable for every overseas buyer.
What the sources support
The company has a traceable public identity: a developer-labelled Royal Villas page, property ads under its name, Olea Land project marketing and 2024 trademark applications naming PT Olea Hijau Abadi. That supports the association between the business name and the marketed development. It says far less about delivery risk. We have not reviewed the project’s title chain, building permissions, corporate accounts, contractual seller records or independently evidenced handovers.
The most consequential ambiguity concerns the selling entity. Some agents say PT Olea Land, yet no public company extract or contractual record reviewed establishes how that name relates to PT Olea Hijau Abadi. Nor can phrases such as full land ownership, notary-secured payments or construction-stage instalments be accepted as legal protection without the instrument and the bank-account controls. An advertised payment process is not proof that a buyer’s deposit is ring-fenced.
Olea Land Bali also names Kanaan Hospitality in connection with maintenance, security and landscaping. No contract reviewed sets out who must provide those services, what an owner pays or how a rental programme would actually operate. The project may still make sense as a home, but the material at hand is insufficient for a concluded developer-reliability rating or a rental-income forecast.

Royal Villas Bali Sanur
Projects and buyer context
Royal Villas is sold as a four-bedroom house product, but the offers span substantially different plot sizes. The English Rumah123 new-launch page presents Marquess at 140 square metres of land and 196 square metres of building area, starting at IDR 4.7 billion. Duke is shown with 472 square metres of land and 346 square metres of building area, starting at IDR 11.3 billion. For a resident, the larger plot changes garden space, privacy and upkeep more than it changes the advertised bedroom count.
The price history is not internally tidy. An Indonesian-language version of the same project page, last marked as updated on 14 January 2026, lists I1–I3 houses from IDR 4.07 billion, rather than the current English page’s two named models. Other 2026 listings quote different sums for apparently comparable Marquess and Duke units and disagree about furnishings and pools. None should be treated as a live inventory sheet or an all-in price. Equally, marketing references to capital gains and rental yield are not operating accounts or verified net-return data.
The estate’s marketing name emphasises Sanur, yet specific sales descriptions place it on Jalan Tukad Yeh Aya around Renon and Panjer in South Denpasar. That suggests an everyday city-residential proposition rather than a seaside resort compound. School and work journeys may matter more to a family than the stated distance to Sanur Beach. Public listings have not established the exact parcel boundary or an independently verified entrance point.
The company address is a separate issue from the estate location. A corporate-information listing and the trademark bulletin give Jalan Hayam Wuruk 112H, Denpasar; the project’s Indonesian Rumah123 page gives 112K. This could reflect a mistake or different address records, but the correct current registered address has to come from up-to-date corporate documents.
Observable track record
A buyer cannot use this public record to infer a long history of completed developments. We can substantiate a Royal Villas project listing under PT Olea Hijau Abadi and marketing of the same estate through Olea Land channels. The advertised total of 13 houses comes from sales listings; a signed estate master plan and a list of handed-over units were not publicly available. No additional completed scheme was independently established in the sources reviewed.
A private corporate-information service dates the company’s establishment to 2 August 2024. That is useful background, not a substitute for a current Indonesian company extract or signatory-authority check. The construction story is also mixed. Rumah123 labels the development completed in April 2026, whereas a 7 September 2026 brokerage listing still describes Duke D3 as in progress and offers build-to-order villas. Those statements could refer to different plots or sales stages. They do not prove that the whole estate was completed, handed over and approved for occupation.
