SORA Immobilier на Бали
Who appears in the public record
The first question about SORA Immobilier is not which villa design to choose. It is who would actually be on the other side of the transaction. SORA presents a service spanning site selection, construction oversight, legal coordination and rental operations, aimed in particular at buyers investing from overseas. That tells us how the brand positions itself. It does not identify the Indonesian landholder or the entity responsible for an individual buyer’s contract.
SORA may be the name a buyer deals with throughout the sales process while the lease, construction obligations and payment arrangements involve separate parties. The public project pages reviewed do not establish those legal relationships. They have to be traced through the documents for the specific plot and unit rather than inferred from a company logo.
What the sources support
The company provides a visible portfolio, named founder and individual project pages. What it does not establish publicly is a complete chain from the SORA brand to the contracting Indonesian entities, registered land rights and project-specific building permissions. There is no sound basis here for assigning a developer safety rating or treating the advertised completions as independently certified.
The Seseh materials are inconsistent about the size of the development: the homepage says 25 villas, while the project page and webinar information say 26. Signed site plans and the list of saleable units must resolve that difference. The same evidentiary distinction applies to advertised building warranties and completion dates: marketing terms are not substitutes for an enforceable contract issued by an identifiable counterparty.

Seseh Sunset Villas
Projects and buyer context
Seseh Sunset Villas is the forward-looking part of SORA’s Bali offering. In October 2026 the developer’s marketing showed four villa configurations priced from €149,000 to €469,000, with construction scheduled from September 2026 and handover targeted for March 2028. The website has not provided independently verified evidence that works started on that timetable. A buyer therefore needs to separate the published schedule from contractual milestones, delay remedies and payment releases.
SORA advertises a 30-year leasehold arrangement with a further 30-year extension and references a foreign-investment company structure known as PT PMA. Those labels do not establish ownership of the land or an automatically enforceable 60-year term. The land rights, the lessor’s authority, renewal price and conditions, and the identity of any company holding rights for the buyer all require deal-specific review.
The Seseh marketing also gives projected gross returns of up to 13.8% for one villa type. A separate five-year illustration mixes rent with assumed capital appreciation and the return of invested capital, while applying a French tax scenario. It is not a record of achieved letting income or a transferable after-tax forecast for buyers resident elsewhere. Actual returns will depend on occupancy, operating fees, maintenance, tax treatment and the eventual exit.
SORA places its Canggu scheme among rice-field views and describes Seseh Sunset Villas as roughly 300 metres from the beach. The first is marketed as delivered, while the second is offered against a future completion date. That distinction matters more than a generic comparison of Bali neighbourhoods: the Canggu proposition should be testable against an existing building and operational costs, whereas Seseh needs evidence about construction progress and the rights attached to a yet-to-be-delivered villa.
There is a naming wrinkle too. The homepage calls the Canggu development Canggu Oasis; its dedicated page uses Canggu Residence. Both describe five villas plus three lofts, but a buyer should rely on the plot and unit identifiers in the actual contract, not assume two promotional names are legally interchangeable.
Observable track record
The company website lists Canggu Oasis, Villa Pererenan and Uluwatu Ocean View among its delivered developments. Its own descriptions give five villas and three lofts for Canggu, nine homes in Pererenan, and eleven villas in Uluwatu. The advertised delivery dates are September 2026, 2024 and March 2026 respectively. SORA also states that it has built 28 villas, although its published breakdown includes three lofts. Those figures provide leads for checking its track record, not independent proof that 28 villas were legally completed and handed over.
The more useful evidence would be an address, building-specific completion documentation and evidence of ongoing occupation or rental activity for a comparable finished property. None of those items was independently established from the public material reviewed. The absence of published proof is a limit on this profile, not a finding that the company failed to deliver.
